My interaction with west capitol was gained though false advertising after gaining my personal information for the loan ******************* tried to explain to me that because I stated my home value was from $550,000 to $600,000and it valued at 565 is the reason they did not honor the original interest rate and give him the opportunity to search another lender which he came back with a lower rate and I pay $5000. Told him it wasnt a good decision to go with and he asked if I saw the numbers before I refused the loan. Today I received a letter stating I was denied the loan for not meeting conditions. This appears to be retaliation for not accepting his loan.Business response

April 2024 i began ta;kpng with *************************. i have over $300,000 in equity in my home. i have never refinanced still have original interest rate since 2016. my debt to income ratio is too high, i pay all my bills on time but my credit score is low because my utilization is high. i needed a hard money interest only loan to finish needed repairs and pay off my little bit of debt thats keping my credit score low. i have companies tell me all the time that they will be able to help me, then after a montrh of sending all documents they require then i dont hear from them anymore. i have over 20 hard credit pulls from all these people who can "help " me. i let all loan officers know from the start , unless they have a magic wand, i doubt they can help...im disappointed in ************************* because she told me the loan was a done deal, they were ordereing the appaisal, then they were not! i hired a contractor for repairs that needed finishing and was going to have him start. thank God it rained last saturday, which made contractor unable to start..*************************** calls me to tell me my debt to income is too high they cant fund my loan! this was after she trold me it was a done deal! She says she had other options. then i dont hear from her, she doesnt return anymore calls nor answwer anymore of my emails. i sent her an email , i recieved a surprise check for $2400 and i asked her what i should pay that would have the biggest effect on my debt to income ratio? still no response..she put me in a situation..now i need to find help to get out of. i will need to pay contractor with cash that i dont have. my shower needs to be made bigger and bathroom ADA **** compliant. the bathroom is not usable because its too small when you need assistance from a ****** or wheelchair. i was told no appraisal was ordered. i didnt pay them anything yet.they took a whole month away from me wasted my time, added to another hard pull on my credit report. and they were sent personal infoBusiness response

On 2/12/24 an employee of their company sent over authorization to run myself/wife's credit (Hard Inquiry). Neither one of us gave any authorization for them to run our credit. Employee name is ***********************.Business response

Few days ago I talk to ********************* and I try to get some help w my BAD credit. Everything was good. He was calling me a lot *** ** he run my credit and saw my load score( That was my point fixed my credit) So after that he ignored all my calls never give me an answer. On 12/18/2021, ***********************, Branch Manager at West Capital Lending told us the cost of an appraisal was $750.00. Then he followed up and said the price increased to $1,000.00. He expressed confusion as to why it was so high and said he would honor the $750.00 quote and cover the difference. He did not make any stipulations such as if we didnt proceed with the loan that he would not honor the agreement. He stated that we needed to pay the full $1,000 to the appraiser as a broker could not be involved in the transaction. We did not move forward with the loan due to a bad appraisal and ***** and the 2 owners have refused to honor the agreement and refund the $250. I have reached out several times via email and voicemail requesting that the verbal agreement be honored. They have refused and/or have been non-responsive.Business response

I have received multiple pieces of unsolicited mail from West Capital Lending to my home mailing address. I don't recall signing up to receive mail from this company. I emailed ********************************** to request to be permanently removed from their mailing list on November 4, but I have not received a reply and I continue to receive mail from them. On September 14, 2021, my wife and I signed the final Escrow Documents to refinance our home before a Notary Public. The Notary officially signed and verified all documents and we were fingerprinted in his official book. He was told by Rocket Mortgage that the funding would take place the following Monday, Sept. 20, 2021. On Sept. 22, I learned that my Loan ******** ******************** West Capital Lending, told Rocket Mortgage, in writing, that I had rescinded the Agreement on September 20. I DID NOT RESCIND THE AGREEMENT verbally or in writing. I tried to call ************ but he would not return calls or answer my emails. I employed ******************** to communicate with West Capital Lending. Subsequently, the President of the company, ******************** called me and agreed to a new loan with the exact terms and conditions as the original. However, when the new loan disclosure was presented the Interest Rate was higher and the Lender Credit was lower. Typical bait & switch!!Business response
