We booked a rental property with Vacasa DBA Vacasa ********** for a golf trip Aug ****, 2023. We paid $5,225.23 USD for the trip. The primary driver to book here was for the pool, and that it was large enough for our group.Upon arrival we saw that there is a sign out front saying the house we booked is being scheduled for demolition. We also immediately noticed that the pool was more green than blue (which it was in the photos). The pool was very dirty on the bottom, and my friend whom I booked the trip for did not feel comfortable swimming because of the water cleanliness (or lack thereof). There were horrible odors coming from the dishwasher in the kitchen. Upon examination the filter had not been cleaned in a long time, riddled with food from previous guests. The air conditioning filter has not been replaced in months. It was horribly dirty. In the bedroom we then saw candy wrappers, a former guest's eyeliner and a former guest's necklace on the carpet floor. This shows that someone did not clean property before our arrival. The towel rack was broken and when we went to get a towel after showering, the rack fell off the wall. There were holes on the walls where pictures used to hang in the master bedroom. We contacted Vacasa many times during our stay and they kept saying that they were forwarding our information to their "local team". There is no local team I'm afraid. No one came to clean the pool or the house and we were left with a very dirty, broken, house which severely ruined our trip. This company falsely represents their property listings, then does not support any of their customers. We seek a refund for the horrible experience.

I was first introduced to Vacasa when they bought out the property management company I was using for a house I own in **************** at the end of 2021. Everything went pretty smoothly until the beginning of 2023. I noticed the revenue declined but the vacancy rate was slightly better. I asked my rep *************************** for a breakdown of the total money being brought in by my property and an accounting of all the money spent. My rep stalled and then told me her boss, ***********************, refused to provide that information. That shocked me as I thought I had a right to that information as it was my property. I started to do a little research and found out Vacasa had reduced the nightly rate on my property and increased the fees. I did this by going through the booking process on Airbnb, VRBO, and vacasas own site. They did this because Vacasa gets paid 25% of the rent but 100% of the fees. In the end they were getting 50% of the income from my property. If that wasnt enough they had also started charging a hot tub fee of $25/day and were keeping it, and charging me for hot tub maintenance. When I complained about it they sent me the hot tub fee for the last several months and considered the issue resolved (See the photo above). Im estimating they skimmed about 20k from me in 6 months. Luckily I caught this before the summer months when they really would have been able to steal a lot of money from me. We have switched to a local management company and things are back to normal.

Seabreeze's Policy is to only refund 5% of the total cost when you cancel your reservation;not just 5% of the down payment Then because Seabreeze NEVER gives a 100% refund, VRBO can then say they don't refund their service fee of $200. ONLY if the property refunds 100%. Do you see the issue now??? This will never happen!!! Think of all the money VRBO holds on to because of 'policy' I am just sick!!!!

Im currently at an Ocean Front Vacation Rental.Upon entering it was filthy, and the doors dont lock. One is duct taped, this is one of the bedrooms that goes out to the ocean. Homeless people love all over here. Also the pull out couch doesnt work, if it did there wasnt enough bedding to utilize it. I immediately called this in. On Sunday. A lady came by, she said Vacasa has fires the entire staff that would work this area. She brought blankets, she took pics of the concerns and left. We never heard back. I called daily and started texting. We have been promised daily that someone would come. No one has. I asked to speak to a supervisor yesterday. Was told one would contact me immediately..still nothing. *** requested a full refund so that we may go find somewhere that is safe. Told, we reimburse you, your ***** for cleaning supplies that the First **** had taken a pic of the receipt. This entire place is falling apart. The closets doors are off, the kitchen cabinets doors are off as well. I am forced to stay here until Feb 06, when I am flying home. I cant go anywhere as Im afraid to leave my items unattended, my guest cant stay as the pull out couch is in operable and we cant get any help.

During Covid lockdowns we booked a very expensive stay with Seabreeze in ******. We purchased travel insurance in the event we weren't able to travel and members of our party had diabetes. Both the ************** and *********** had locked down and flights were being cancelled all over the country. As a result, we reached out to SeaBreeze to attempt to rebook later in the year since we were unable to travel but were told that they would not be refunding our money nor could we rebook later in the year. This resulted in a loss of over $10,000.

August 31, 2021 I booked Seabreeze rental (Reservation, *****) in ********* and the next 2 weeks I got emails that they could cancel the reservation because I hadn't sent the confirmation/questionnaire back. I assumed it was cancelled but then also called/emailed to confirm that. They wanted to charge now that it was within in the 60 day window (Nov 4-7 rental). We have called and emailed 20 times to confirm cancellation and have received no refund despite also buying insurance (Red Sky: TVLC91429621). I was reassured 4 times I would receive a refund. This has not happened. Some woman from Vacasa called me, told me she couldnt help as Vacasa only bought some of SeaBreezes properties and after my reservations date. She also said that I should call ***************** which is a completely different property management group operating only out of ******* with no connection. When I try to reach seabreeze in *********, the number goes to Vacasa which according to the press release bought all of their sites. Im very confused why I cant simply be repaid the $1300 Im owed?

We rented via Seabreeze Vacation Resort - ***************** by the ******************************** for the timeframe of February 13 to the 28th of 2022. A Debit card in *************************** name was used; first payment on 10/12/2021 for the amount of $1088.70. The second payment was made to VACASA ON 12/24/2021. We were contacted by VACASA as the second payment was due, via phone conversation that their company had purchased Seabreeze; many questions on our part that this had occurred (legally), therefore the amount again from the debit card was made for $1088.70.We drove from ********* to experience this experience of staying close to Pacific and experiencing ********.4 days before arriving we received an email stating that there was no designated parking for this condo. We called to speak to the company! We told them that this would not work; that this was not on the website or written in any on the contract that we signed. Also, there were no photos of the scenery from the window; only an aerial that showed only that there was a park of sorts, no name of it. A picture of the scene came on line after we had contact with the *** as we tried to look at the condo. The code given for the unit did not work. We are 72 and 70 years old, both have problems walking long distances, off street parking would be hard, the spot in front of the building was designated a 5 minute timeframe! We asked for other accommodations; we were told that there were none available, we were also told that if the unit rented for any amount of the reservation; we would be compensated. We were never contacted. We are asking for the return of the $2,177.40. Note: After our complaint and many contacts; their website now states that there is no designated parking and there is a colorful of a huge ****** Wheel and the name of the amusement park - ************ that is directly across the street from the unit. At least the future renters have the facts!!

I am 81 years old, afflicted with both cancer and age-related macular degeneration so that I am legally blind. I needed to come to La Jolla to go to ****'s cancer and eye institutes. I rented a one bedroom condo in La Jolla through this business. The mattress did not have a box spring so it was impossible for me to get down to it and then to get up from it. After repeated calls and upset the business fixed the situation but I wanted to leave. There was no mailbox key and I had to explain that I had given the address to ******** and my ***************************** so needed a mailbox key. After lying to me that the owner lived out of ********* and they could not get a key until Wednesday afternoon the owner, who lives in downtown San Dlego, came by unannounced Tuesday afternoon and gave me a key. I asked him for a prorated refund as any contact with Seabreeze is upsetting for unprofessional. Her said he was okay with that but needed to check with Seabreeze as it was up to them. They then said it was up to the owner who I tried to reach through Surf View Properties LLC, where he lives downtown, but he has not called me. Further he said I should get tv channels which I do not get. This is not like any tv I know, but is an internet tv or something not with cable and it gets no channels. I am supposed to have peace and rest but there is construction going on, the building is covered with scaffolding, and there are workmen on the patio during the day. I want to leave but it costs over $200 a night, and I cannot afford to lose my savings paid. Further I have asked for them to call me before coming by, as I take naps, but they just come by and knock as they did when taking care of the bed, when the owner came by on Tuesday after I had been told he lived out of ********* and the mailbox key could not be delivered until late Wednesday afternoon, and as they repeatedly have done with the tv which still gets no channels for there is no signal. I am scared here.

Booked with this property through vrbo. Canceled outside of the sixty day cancellation policy and was told if the property rebooked we would get our refund. It has been over 6 weeks since our refund was supposed to be issued and we have called multiple times with no help from their customer service.

I rented from sea breeze vacation rental *************************************************. from oct 11-oct16, 2021. The Unit was infested with cockroaches and had a malfunctioning fridge and dirty linens. When I told ***************************** of the cockroach issue on the second night, we were provided with cockroach spray and ***** trap only. The only reason we didnt know more is because we were not at the rental most of the day, we were only there to sleep. We had to set the traps and become exterminator ourselves. At the third night, we captured over 50 cockroaches and more to come. The cockroaches were crawling all over the kitchen counters, floors and dish washer and master bath. Sea breeze vacation rentals response was to refund only two nights and 10% off the other two nights since the report issue date. I dont think its justice to pay over 2000$ after settlement for three night stay in a cockroach infested condo! We had stomach issues for several days after checkout.
