      I found the orange box project and contacted them about property,I payed 15,000$ for down there payment to find someone else in the home after *************** kept telling me its taking time to get passed inspection when he really wasnt being honest with me , I was told I would receive a FULL REFUND and now he wont return my refund,please help

      I was dealing with the orange box project an was spose to be renting to own a property from *********************** an had sent a deposit an he kept promising the current tenant was moving jus takin forever.... my family ended up homeless an almost am entire yr goes by an we ended up getting into a rental an now he had refused to give a refund an said he had to make something of a profit I still have all the messages he's ride an not professional at all

      Dear Better Business Bureau, 1. We listed our ******* house for sale on Zillow.com in July 2021. Then *********************** of "The Orange Box Project address ********************************************************************" also has address The Orange Box Project ****************************************** Contacted us 2-3 months after that and told us via text he would give us full asking price $161,000 if we could delay closing and that we would get $900 every month until the tenant bought the house. We did the tenant **** moved in on Dec 18,2021 paid *********************** of The Orange Orange Box Project. $350 which he never paid us Dec, rent. Then in Jan 2022 he began wiring us $800 1st of month on rent not the $900 we were led to believe we'd be getting each month until the sell, Also my bank charges us a $30 wire fee each time a wire comes through. So we actually are only getting $770 each month, the tenant is paying The Orange Box Project $900 every month. *********************** of "The Orange Box Project address ********************************************************************" 2nd address The Orange Box Project ****************************************** 2. Then While we were in *******, we contacted *********************** of (The Orange Box Project) we asked him if he had any homes available in *******, he said he had one in *****, *******. He wanted $1,500.00 to hold the home so, we paid this using our ETFCU credit card on 1-18-2022 (see attachment). We had to give him an additional $3,000.00 for the down payment on 1-27-2022. ***** said the home owner, was under contract with him ( The Orange Box Project ) I spoke with the home owner, she said she was not in a contract with *****, that she was letting her attorney review it. The attorney advised her not to have any business dealings with ***** the Transaction never went thru 2-4-2022. ***** only refunded $3,000 of our $4,500 we gave for the house

      On November 3rd I paid $2,000 for a down payment to *********************** the investor in the orange box project for a house that I was approved to rent to own an I was gonna pay another $3,500 for the down payment but we never got there seeing how someone already moved in the house a couple days later he kept saying he was handling it I was getting the house then after awhile I said to just refund me my money I was down with this I am a single mom of 3 kids middle class and needed my money back kept telling me I was getting the house then he said he was suing the actual person that owned the house they had civil court on January 4th bc I contacted the bbb before an that was his response I got in contact with him a couple more times since January 4th an I still have not received my money back to me that is a lot of money to just loose out on. He said it would be better if I just tried to get another house with them thats not how this works i even tried to dispute my payment on cash app an received nothing. I want my refund of my money as I should be able to get it since I did not get the house its been 4 months an almost 2 months since the said date of court. I would like to be refunded my $2,000 ASAP or Im going to take legal action as well.

      the homeowner does not owe me money you owe me money I paid you ***** on the down payment I wan not in contact with the homeowner it was through you so how does he owe me money no you do. Your company is a scam your literally stealing from people

      did you or did you not say you were going to court January 4th and then you were going to pay me my money back but then said it might be easier if I just transfer my funds to another house through the orange box project so if I can transfer my funds why can I not just get my $2,000 sent back to me as I wish. After 4 months of waiting this is ridiculous very unethical as Ive said before Im a single mom of 3 kids so your not only just taking from me but my children as well.

      I hired Orange Box Project to manage my property. Moreover, Orange Box Project hired a cleaning company to clean my property. I was sent a **** of over $700.00. The **** was paid, however, during a thorough walk through of the home, it was evident that the company Orange Box Project hired did not clean anything in the home. I requested a refund. Orange Box Project refused my request, and the company they hired will not respond to any of my emails.

      I cannot be more upset about what happened.  We did hire Melody ******** in ************ to clean your home and this was based off a wonderful review page on Yelp.  I agree her work was horrible and they will not return my calls either.  You paid the cleaning company not our company so we have no way to refund money you paid them.  I think you need to put a compliant against her company.

      Hello,

      I just informed you all that Melodic Maids will not respond. You all hired this company under a property management contract, meaning you all are responsible for the people you choose to work on your clients' homes. If your company, Orange Box Project, chooses a company that takes advantage of your clients, then, you all, Orange Box Project, are obligated to correct a horrible situation. We did not hire this company, Melodic Maids, you all did.

      I am not sure I can help with talking to the cleaners. I hired you to manage my property, and the Orange Box Project hired the cleaners to perform work on my home, which she did not complete. I advise you all to set up a meeting with the cleaners to arrange how I will receive my full refund.
