I closed on the refinance of my home that also included a Quit Claim Deed for a former co-owner on 2/7/22. The Quit Claim deed was to transfer all ownership of the property solely to me. When I received my 2023 tax bill, I realized that the former co-owner's name was still on the property. After researching on my own within my state system, I realized that the deed was never recorded to be updated per that Quit Claim Deed. I reached out to Title365 in July of 2023 and requested the Quit Claim Deed documents, they promptly responded and provided me with a copy of the signed Quit Claim Deed. Great! However, in August of 2023 I received an e-mail out of the blue from Title365 indicating that they cannot proceed with recording my deed due to an owed water bill with the city. Clearly, my inquiry alerted someone within this company that they dropped the ball and did not proceed with the services that I paid them to complete 18 months prior. I promptly paid the water bill, and directed Title365 to proceed. They again reached out to me in October of 2023 that the lien certificate was expired an a new one needed to be ordered. As of today, 11/16/23 the deed recording process still not has been completed. It has been 443 working days since my closing date of 2/7/22. Title365 seems to have been completely negligent by failing to record my deed in a timely manner and I will certainly stay away from them in the future. Privately communicating with this company regarding the need to elevate this issue has not been successful, and they do not appear to have any sense of urgency. Hopefully reading this negative review will trigger someone to do everything in their power to escalate this process. Unfortunately, I am preparing myself to involve legal services if this is not taken care of by the end of 2023. I understand that recording a deed with a public entity is an arduous process, but this process should have started in February 2022, not in August of 2023.
