Apartment complex did not refund my security deposit of $199.00. I vacated the apartment complex 7/31/2022 and somehow ended up with a bill in the mail two days ago, two years after move out, demanding payment for vague cleaning charges. Now this company is asking for $257.97 when they owe me money. I want a refund otherwise I will pursue this in a more aggressive legal manner.Business response

We received this past tenant's complaint and our records indicate the following:
6/22/2022 Tenant submitted a move out request to Landlord.
6/23/2022 Landlord acknowledged tenant's move and offer right to move out pre-inspection.
7/31/2022 Tenant vacated and keys were found in the night drop. No move out inspection requested by tenant and no evidence of apartment cleaning was observed during move out turnover review and Landlord has cleaning notes to substantiate charges (flooring was not cleaned, appliances dirty).
8/16/2022 Final Tenant security deposit disbursement and invoices mailed to tenant's new address with charges deducted for apartment cleaning and carpet cleaning.
6/10/2024 After Landlord made attempts to collect this debt from past tenant, tenant finally responded to collection efforts and disputed the cleaning charges. Landlord has waived cleaning/carpet charges and refunded this past tenant the amount of $107.03 as a one-time courtesy.

Spieker company has sent 3 days notice ask us to remove our *** dog off the premises or they will evict us. Weve provided them all the required information and documents including an *** letter (10/4/23) from our license therapist. After we submitted everything they asked, we tried to contact them via calls and in person, they failed to return calls and couldnt give us a straight response when we asked them for updates. Our *** dog has been with us for 6 months since the *** Accommodation letter submitted, now they have given us 3 days to remove our dog without a proper reason. This company doesnt do anything good besides giving people hard time by sending notice over minor and little things since they took over the property (Cherryhill Apartments). 30 days failed to give us a copy of our new lease. When we had to get the lease ourselves, there were missing signatures from management on multiple pages. We have been a good tenant since we moved in with old company, and we still are with Spieker Comp. We have paid rent and other fees on time, never missed a payment. We believe this is their motive for evicting us, so they can raise the rent. Our mental health is distraught from Spieker, we have to take day off from work to take care of this since they have failed to take calls multiple times, and by time we get home, they all gone. We just want to live in peace.Business response

Our records indicate that on March 26, 2024, the Resident Manager at ********************* delivered to *****************, only a Notice to ******* for the following lease violations: an unauthorized Husky dog, removal of an unauthorized installation of a gate located in the exterior front entry of the apartment, and removal of the animal waste pads soaked in urine and other personal items stored outside the apartment exterior entryway. In response to the Notice, the onsite Resident Manager received an accommodation request from ***************** dated March 27, 2024, asking to keep the animal on the premises inside of the apartment. Subsequently on March 29, 2024, the Resident Manager at ********************* provided ***************** with a written authorization approving the animal for the premises.
We would like to remind our resident, *****************, that the on-site Resident Manager at ********** is located on site in the ************* for immediate assistance with all tenancy related matters and is there to enforce the community rules so that all residents enjoy premises.

I am rejecting this response because:As stated before the required documents were submitted in 2023 not 2024. Due to negligence of the manager and employees on site we never had proper and timely approval for the **** We assumed the accommodations were granted until months later we received our 30 day notice. The gates are not attached permanently. Its so we can have a balcony to use without fear of our pet leaving our unit and to have full use of our balcony. The pee pad situation is only for emergency use only. We have always cleaned up afterwards. As for personal items stored outside on OUR balcony, i feel we are being targeted because every single apartment unit has personal items stored outside plants included. Some more than others. We only had 3 plants, an elevated dog bed and a storage closet that was 2x1x7 feet located in a corner out of plain site.
