      I received notice from PNC that our payment was going up $130 per month. Upon looking at the breakdown provided, they again made another error in the escrow withholding. This is the 3rd time this has happened in 3 years. The first time, they said they had to hold an additional 2 months in escrow. The second time, I was told they miscalculated how much to withhold for escrow. Both of those errors resulted in a difference of $20 - $30 per month. This time, they are claiming the insurance and property taxes increased. Upon doing my own research, I find both of these items did increase, but the increase is not the equivalent of $130 per month, rather about $400 per year. I reached out to PNC and was contacted by email by ***************************, ******** ********* Client Relations on April 17. I attempted to call on April 19, leaving a voice message. On April 22 I received another email saying they are no longer actively reviewing my concern. I responded the same day saying I would call her on the 23. On the 23rd I called, again leaving a message. On the 24th I sent her an email letting her know I had now sent 2 emails and left 2 messages. On the 25th, she responded via email asking if she could call me that day. I responded providing her the times I would be available that day and the following Monday (April 29). It is now May 4, a week later, and she has still never called, never left a message, and has not responded to my email. I have contacted PNC requesting to pay my property taxes/insurance myself, thereby eliminating escrow withholding. One rep told me I could not do that because the loan was originally taken as PMI. A second individual told me it could be done, but there is a significant penalty payment to do so. I asked why the penalty since by me paying those items myself, PNC's job was actually being made easier. I was informed that mortgage companies receive money when they pay the insurance and property taxes. If they stop paying those items, they lose money.

      PNC purchased my loan from another company. They did not run an analysis therefore causing my payment to go up $400. At the advise of PNC I paid my home owners insurance out of pocket, run a new analysis to have my payment lowered with the removal of the insurance. They now state they cannot remove the insurance and made a payment out of my escrow account to Safeco (my home owners insurance company) which has caused it to go negative even further. They also stated because I have PMI that I can't remove it. I requested to know how much money is needed to towards my balance to get 20% to get rid of pmi, to get rid of my escrow account all together. They said they could not give me that number and to just send however much I want. I told them I will do the math myself. I was then told ****** *** services my loan and they have the right to keep PMI on my account even if the loan has 20% equity. I was told if I remove my escrow account I would also be subject to a .25% fee of my unpaid balance to remove my escrow account. NONE of this was told to me from the beginning. I have wasted countless hours and energy towards this and getting different answers every step of the way. I went to a PNC office and was not able to get any answers as they don't deal with mortgages in the branch, only new loans. Also, they didn't receive or request the analysis from the company they purchased my loan from and didn't run one themselves even though my original loan documents said it would be run annually.

      I received a telephone call from **********, Underwriting Department PNC Home Mortgage ( Direct # **************; Fax # **************) Making Home Affordable .Gov ( HAMP Program) This information was provided in the packet that was emailed to me. ********** telephoned me to find out why I did not complete the packet that was suppose to have been mailed to me in April. I was contacted the second week in May. The letter attached to the packet states: under the Making Home Affordable program." The Last page of the packet was the Acceptance and Acknowledgement of Acceptance of MHA Trial Agreement. It required my signature and social security number. I signed the document and scanned and sent it back. It states that my interest rate will be 2.85%. I am not having any issues with my mortgage. These people ( ********** BUT mainly *************** is the one who continued to call and harass me for the money). I stated numerous times that I am not have issues with my mortgage and that I am current with my mortgage. ******** informed me that it does not matter because you have been paying your mortgage on time you can qualify for this service ( HAMP). He told me to go and get two $500.00 gift cards from target which would be my first payment. My second payment will be ********* plus the $73.54 from the first payment. After my $********* payment, I received a payment receipt on 5/18/22 about one hour later. The payment date was 4/25/2022. ******** stated that he can back date the payment since I missed the original deadline for HAMP. I was having second thoughts about this after the first payment was made. I expressed my concerns about the terms of this program prior to my initial payment. ******** assured me multiple times that this was legal and not a scam. I refused to make the second payment until my mortgage amount was decreased. He continued to call me for the additional payments. PNC, my mortgage company knew nothing about this modification.
