On April 11, 2022 I reached out to Premier Capital Lending, LLC in regards to funding a real estate project. ********************* responded acknowledging that they were interested. On april 13, I applied for a loan with them. On the same day my loan application was approved disclosing standard fees of $25 wire fee, $1050 legal fee and $2500 commitment fee. On April 14, once further documents were provided, I was then instructed to make the payment of the commitment fee. I asked how quickly could I expect the project funding after commitment fee was received by them, response was "Once payment is confirmed, we can close within 3 business days." I was never communicated more fees would be needed prior to funding. On April 15th I was told that the preparation of final loan docs would be sent first thing the next morning before proceeding with funding. On April 16th I was told my loan was approved for immediate transfer, I sent my wiring instructions as directed for the funding yet on April 19th I was instructed that I would need to make an additional payment of $4275 for "closing costs". They made me aware that my funding was set for the 21st but they needed closing costs paid prior to disbursement. On April 19th I sent the $4275 for closing costs, I confirmed with ************ that was all they were needing to continue with the disbursement and he acknowledged on April 20th that he would initiate the wire the next day. On April 21st I was told that an unsecured loan would cost me $3200. On April 21 I sent the $3200 to receive funding that day. On April 22 i still had not received funding and requested an update, he said i should receive it by Monday end of day. April 26 I was asked for $1850 unsecured loan fee. When I asked to cancel loan because i couldnt afford payment I was then asked for $1300 cancellation fee prior to receiving my refund. Only closing costs were disclosed not secured fee, insurance fee or cancellation fee and i still have not received a refund yet
