On 8/1/24, Theatre Square Apartments (managed by ******************** charged me a renters insurance fee although I have my own renters insurance and Theatre Square Apartments is listed as an interested party on my insurance. According to my lease agreement, I am required to have renters insurance and I can get insurance through the insurer of my choice. My renters insurance meets all requirements according to the lease agreement and I have had the same insurance for 2 years. I never received a bill or a written notice of a fee and was not made aware of the fee until 8/1/24 when the fee started processing with the 3rd party rent payment company, Bilt. I attempted to contact Theatre Square Apartments multiple times between 8/1/24 and 8/7/24 by email, voicemail, and their website to remove the fee. I have not received a response from Theatre Square Apartments and the fee was withdrawn from my bank account on 8/5/24. I would like to get my money refunded and I am looking to resolve this issue so it does not happen again, not only for me but for all other tenants.Initial Complaint

I went on a in person tour of two available apartments at Theater Square in ******** on May 6th. On May 8th I applied for a 1 bedroom apartment and paid a $300 holding fee. The application online was returned saying conditional with no explanation. I attempted to call several times, emailed Carnealita the girl who toured me, and messaged the business using their websiteall with no response for 2 days. I then requested a full fee fund of the $300 holding fee since I was not able to reach anyone there and I no longer wanted to apply to live there. On 5/17/23 an employee emailed me that my application was approved and Carnealita had been on leave. I emailed back to this person (listed as resident manager) that I did not want to live at Theater Square and I again was requesting the $300 refund of the holding fee. I got no reply as if 5/20/23.I am confused why there is no way to leave messages for the business, their phone either hangs up on me or it just rings and rings with no answer. One day it actually had a message stating the number wasnt working. This is the worst experience I have ever had applying to a new apartment. I need help making sure my $300 holding fee is refunded within the 21 day timeline which I believe I read about. That will be by May 30.I am attaching copies of emails. I also have call logs showing all my attempts to call.I am a member of the Petalumans of Yesteryear historical group at the ******** historical library and museum. I am a lifelong ******** educator also. This business really shocked me with their lack of communication and difficulty level of getting ahold of anyone. Hello,
Theater Square Apartments contacted me via mail and refunded the $300 hold fee the took from me. So, this is resolved positively.
