      J***** ******** is the property manager I worked with. Moving into the apartment $1200 deposit was needed and the salvation army had sent a check in the mail but she needed it in order for me to move in. My dad loaned me the $1200 in cash and we agreed she would hold on to the cash until she received the check and it cleared in the bank and once it did she began to ignore me and blow me off come time to move out I did my pre inspection and she was impressed with how great the apartment looked and told me 3 things to fix which I did. She also told me they increased the rent to $5000 the last 3 months because they thought i was a drug addict prostitute and they raised it that extra $1000 to make up for the extra deposit she was giving back to me but never did. At the final inspection she said I would get the $1200 of cash back and a majority of the other deposit back because she saw nothing wrong and I fixed the issues. Once I left she texted me pictures of more damage acting as if it was new damage. Over a month goes by and I ask about my deposit and she said she mailed it to me but she would mail it again. I finally got the letter in the mail and it states all this extra damage I was never even told about and mind you I never did and said is stole stuff that was never there! She just doesn't want to give me the money back and is being cruel. I'm unsure what I want to have done but I want help just to get the original $1200 cash back because my dad is so upset with me over it. I have all the texts as proof she said she was giving it back to me but never did. I don't know what to do.

      B****** **** was placed in a short-term rental we manage by an insurance relocation company.  Ms. **** resided at the property from 3/1/22 - 11/12/22.  During her occupancy she had many other people there in addition to the authorized occupants causing the neighbors to report suspicious activity which was reported to the local police department.  During her stay the laundry room was flooded and she failed to report it and even denied it when the tenants below alerted us. 

      A pre-inspection was conducted, and limited damage and minor cleaning was noted with the exception of damage done to the one of the couch cushions which has a black mark on one side.  Ms. **** was present for this inspection.  

      A final inspection was conducted, and Ms. **** left shortly after it started.  On the surface the house appeared to be clean, however, I at both inspections all windows and doors were open, and I informed Ms. **** that a smoking smell was noted.  Further inspections revealed much more damage and cleaning that what was present at the pre-inspection (as if a party had taken place).  Ms. ****'s lease stated she would not smoke on the premises, nor use the Tregger.  Both were issues at move-out.  The vacuum cleaner was broken, 

      The largest expense was the damage done to the couch.  At pre-inspection, the couch had damage to only one cushion, however, at move-out the couch cover had been completely ruined.  It appears that a child had drawn on the couch using a marker and bleach had been used to attempt to clean the damaged area, however, the bleach dripped all over the couch.  Mind you, this couch had blankets covering it to prevent this kind of damage.  Unfortunately, this was a brand-new couch.  

      In addition, the owner's closet, which is a locked closet that holds the owner's supplies and personal belongings, was broken into.  This too was reported to the police (case#221101543).  I was not aware of this because the closet had been resecured.  The owner discovered when they came to assess the damages and make repairs.  

      In conclusion, the total damages were $5084.90.  After applying the security deposit, the remaining balance the property owner is $2084.90.  We intend to seek judgement for this amount with the intention of perusing the insurance company for payment.
