Date of transaction: March 27, 2024. We paid the business $1,068.50 for an accurate asbestos report. The business committed to provide an evaluation of the asbestos levels in the home. On April 12, 2023, an Asbestos and ************ Survey was completed by Green Valley Engineering at the request of *************************** for ************************************. Based on the report, the acoustic ceiling was tested and deemed to be non-friable. In September 2023, a lawsuit was filed against the tenant for non-payment of rent. The tenant asserted a defense that the property was uninhabitable due to the asbestos levels in the ceiling material. Having the Green Valley report as evidence to the contrary, we proceeded with the lawsuit, which continued into March 2024. In March 2024, Green Valley's testimony was requested at the ******************** to confirm their findings in the report provided a year earlier. The day prior to their appearance in court, we learned from *************************** that ********************************* from Green Valley Engineering had made an error when completing the initial asbestos report. He was preparing to revise the initial report indicating the ceiling material was, in fact, friable. Green Valley then sent *************************** a second report. This second report did not indicate it was a corrected report nor did it show the actual date of completion which was March 27, 2024, not April 12, 2023. Green Valley did not make a second trip to the property (************************** *****) to reevaluate the asbestos levels. Green Valley just changed their report. Due to Green Valleys inaccurate and misleading first report, we were unable to rely on the results. Our lawsuit had to be settled for no back payment of rent. We lost $60,000 for loss of rent, $16,119.30 for legal fees and $1,068.50 for Green Valley's original inaccurate and misleading report.Green Valley was sent a letter, no response from Green Valley.
