In a bad storm we had roof damage! The insurance told me hire a contractor and we have a letter stating that ********************* authorized a full roof replacement, so I hired Cobex. They started the roof before completing their talks with progressive. They sent a bill to ********************* for around $36,000 and in that bill they were trying to collect $6,000.00 for removal and reinstall of solar panels which was not part of their job (Tesla was doing), for steep roof which our roof is not steep among other things! Now the roof is complete and they have decided to come after me for more money. ********************* has told me multiple times all I was responsible to pay is my $1,000.00 deductible and last night I receive notice of a mechanics lien put on my house!Cobex has tried insurance fraud, harassment and even tried to say they didnt know it was an insurance claim but I have proof with text messages that they knew! They have received every dime ********************* has sent me for Cobex plus my deductible! ********************* has also informed Cobex what they had to do if they felt that more was warranted! Cobex refused!

I spoke with ************** on Wednesday July 31st after he received the intent to lien from our office. He informed me that he had sent an additional payment that day and that it was the final amount he had received from the insurance carrier. The estimate previously submitted to the carrier by Cobex was to supplement the initial claim and we discussed that I would work with the adjuster for the carrier in an attempt to satisfy the remaining balance due per the contract. Additionally we agreed to hold off on additional lien action. It is our intention to close this out with ************** amicably.

Date of Transaction: Q2 2024 Contracted Work: Roofing Replacement and Whole house painting Main Issue: The main issue is the final payment amount is incorrect. It is $1000 to high. This company served a mechanics lien on my property while I was still working out the final payment amount with them. They state the final payment amount is $11,927.82 and it is actually $10,927.82. Additionally, I request compensation for damaged plants(I have pictures), paint overspray on doors(its still there so I can provide proof), but I will not withhold payment if they demand the correct amount. I would like them to consider compensating me for these items. To be clear, I am ready to pay today, but I refuse to pay $1000 too much. Thank you so much for helping our family.

Approximately 02-25-23 i was in contact with Cobex Construction for my roof project. I recived 1 proposal and was happy, until they sais they missed something and need to re-qoute. I then seen a price for ******. i told them to break out there bid because that is a not common for a change order to jump that High, the other contractor said they tried to catch and bait me. I then paid and agreed for them just to do the engineering part and they sent me a engineering package. I submitted that to the City for the permit and the came back with some easy comments, the Engineer said they were incomplete and he not going to help. I have an email from him, telling on him self about how he going to handle the project. He putting back in Cobex lap. I am out $4,100. And I need that back to complete my roof.

      Business response

      05/03/2024

Hello our agreement with ***************************** was to provide him engineering plans so that we can properly estimate his roof as he wanted to turn his flat roof into a pitched roof.

******* signed the contract for the engineering plans and we used them to bid the project and provided the plans to him as well. I'm understanding why he is asking for a refund when he was provided for the full set of plans. The contract to porivde the plans is very clear and it's attached in this thread. It states that "Engineering for adding pitch to roof: $4,500 for Engineering plans for adding pitch to roof. Once Engineering is complete a full proposal will be presented for entire roof installation."

He paid for the engineer plans and we provided it to him along with a full estimate to redo the roof and add the desired pitch he requested. He decided not to go with our proposal for adding the roof pitch which is fine but we dont have any other agreement with him.

I'm not sure there is anything else we can do here.

They replaced the roof of our room on June 2023. We found the roof leak on the same area where they replaced roof on October 2023. Instead of fixing it they want us to pay more. The amount they charged us was **** dollars through financing. They provided warranty 5 years for the labor but they don't want to fix it without additional payment. Please help us.

Our Quality Control Tech ****** performed site visit to inspect roof leak on 1/3/24. ****** was able to determine that **** was definitely coming from the **** unit on the roof. ***** was able to access the leaking location under the **** unit in the attic to document the water intrusion. Customer also tarped the roof on the side of unit and penetrated our TPO with button caps tucked under the comp shingles. Findings were discussed with customer to which they understood were not as a result of our work performed on their home. All photos and videos have been uploaded to ***********.

I am rejecting this response because:

It is not because of the tarpaulin we administered in the roof ,that causes the leak. We put tarpaulin obviously because there is leak from the roof after they do their work.

We asked for their help , no quality control is coming . No proper inspection comes in our house. Instead staff came and saying we need to  pay more to fix the problem. We complained and heres come the quality control coming to our house to make excuses.

Another thing we ask for their help they told us just to put tarpaulin is **** dollars and 4k dollars to replace some shingles. We don't have a lot of money . We already paid **** to applied the **** Their own workers telling that their boss is greedy for money.

The leak is where they perform their work and i believe it is under warranty.

also discovered that the bolts at the **** stand were not sealed properly, which we sealed
during this investigation. Before leaving the site, the customer was informed that their shingles
were in bad shape and the **** unit was sinking, and that we would follow up with a proposal

we offered to tarp the roof at the affected area at a standard cost of $1,200.00 - *****

Visit with our Quality Control Expert ******************* for 1/3/2024.
1/3/2024: Quality Control Expert ******************* performed another roof leak investigation. During
this investigation, ****** performed a water test with a hose on the *** portion of the roof for
10 minutes, which did not result in any water intrusion into the home - ****** then performed
additional water test with a hose on the shingle portion around the **** unit and within a
couple minutes was able to verify there was water intrusion from inside the attic directly under
the **** unit. While on site, it was discovered that a tarp was installed on the shingle portion of
the roof next to the **** unit secured by button caps directly on top of the tarp (approximately
10 button caps penetrated our *** material underneath the composition shingles,) which Mr.
********* informed ****** that he performed this work. ****** was also able to identify that
there was a second layer of shingles and sealant patches around the **** unit that was not
performed to industry standards. It was determined that water is getting under the additional
second layer of shingles and making its way into the home between this first and second layer
where the original issue was never properly addressed. Before leaving the site, ******
presented the videos and photos to Mr. and *********************** and explained his assessment of
the cause of the ******************* stated that ********************** acknowledged and understood his
assessment and did not have any further questions or concerns.

My complaint is regarding the length of time to complete the roof and not meeting ********** Building Code requirements.I signed a contract to replace my roof shingles on 3/10/2023. The contract states: 1) that the start date would be in **** weeks, and 2) that a new chimney cricket will be installed to meet code, because my existing cricket did not meet ********** Building Code requirements. I paid the $1,000 down payment on 3/15/2023. Cobex notified me that they submitted a permit application on 5/27/2023, but did not start construction on my roof until 7/17/2023, which is 129 days after I signed. I paid $8,000 on 7/21/2023. Cobex installed a chimney cricket that does not meet code requirements. After failing the 1st final inspection, I provided them with this link, showing what the ********** building code is: **************************************************************************************************** One of the employees told me that they install this sized cricket on everyone's house. Cobex refused to install the correct-sized cricket and rescheduled the final inspection, which again failed. They then came out and installed another cricket which again was the wrong size and failed another inspection. My insurance claim (through Geico) states that I must complete the roof repairs within 180 days of the claim date in order to receive $2540.94 in recoverable depreciation, but because Cobex took longer than stated in the contract, I may have lost the ability to collect this amount from my insurance. I need Cobex to either finish the job or release me from the contract so that I can hire somebody else to finish it.

      Business response

      09/13/2023

      Hi *******,

Thanks for connecting on a call today. You mentioned that bringing the chimney up to code would satisfy your outstanding concern. As discussed, we will be scheduling the chimney cricket install this upcoming week, once replaced we will schedule the final inspection to have this finalized. We sincerely appreciate your patience and look forward to finalizing this last detail.

      Better Business Bureau:

Cobex sent out their quality control, fixed the 2 issues that failed inspection, and even made the rest of the roof look better; more than I asked for. I accept the response.
