      I've found USTLA to be true to their word. Tax liens are a simple concept but a complicated business and you have to pay attention to every detail or you can lose your shirt. I feel they fudge this distinction a little but I don't think it's deliberate. Numbers folks usually don't get the complexity of words. All you are doing is paying the counties the tax money they need to operate efficiently by fronting the delinquent homeowner the money. That is the simple concept. However, there are over ***** taxing entities & almost as many individual rules that govern them-that's one complexity. Figuring out a fiscally responsible bidding amount for each scenario is another complex affair. BUT, they are very clear that they are an education company when most companies who are, don't! They are, in effect, a private school but they take everyone and they stand by their word. Other things you should know: you can change your coach with no repercussions if you're not happy with the one you have. There's a strong self-help yet gritty vibe to their events. You need to pay attention and do the work but then revel in it! Ask for help, there's no judgement. There's a lot of uplift. I've spent a fair bit of change on this program but every ***** was worth it a gazillion times over. The best part is the recordings. You can go over them as many times as you want to make sure you understand as much as possible before your next coaching session. The only suggestion I would make is the ability to pause the coaching sessions to let the lessons sink in. I don't doubt that I will always be able to call in for support but that won't be with the same coach which is not necessarily a bad thing. At times I felt like I needed to gain more experience (these deals take time!) before I continued with my next coaching session so I could get the most out of it by asking better questions.Mostly I want to thank **** for being so authentic. It's a rare and wonderful quality.

      Stay away from this company, they lead you to believe that with the initial $1,400 investment you will get the knowledge you need to start a career in Tax ************* and after two days of wasting your time and giving you bare minimum information about the subject, they throw in a one on one program for $30,000. So pretty much you pay $1,400 to hear that you have to invest $30,000. Just dont do it. They can write nice reviews and try to make it seem like people do not know how to do the business, however the truth is this company rips people off.

      I believe it's possible this client has mistaken her experience with another firm. We neither have products or services available for "$1,400" or "$30,000". Our records do indicate that ******************** enrolled in our lifetime introductory program on January 19, **** at a one time cost of $1,495. As an ongoing deliverable of her enrollment, she attended the live workshop February ****, ****. Over two days and more than 14 hours of training-rich content, less than 32 minutes was spent outlining additional training options beyond our introductory program. The price points for these options range from $9,997 to $23,997. 

      I believe it's important that we remind ******************** of her satisfaction guarantee and her option to refund any time. A member of our executive team will follow up with ******************** this week to confirm this review was intentional and review her future options (including a 100% refund of all past purchases) with our organization.

      Why most people review this company poorly is because they never take action. I was taught and have the knowledge. This can never be taken away from me. I have successfully bought over 75 properties with these learned strategies. All of them in the 3% to 30% of ARV range.I recommend this company to anyone who wants to learn how to invest. Prices solves all problems in real estate investing.

      Steer clear of USTLA at all costs! Sketchy and insanely expensive. Home study course and 2 day work shop provide no knowledge or education. Then, when you choose not to participate and get a refund, they declined and cut off all communication. So do yourself a favor and avoid this group.

      USTLA - We bought into the whole program. In the beginning of the year 2000 it could have been a good investment but in 2015;I found that bank had learned about going online and $0 zero dollars to get the lein. How can anyone make any money if you can't bid on a lien for any money. DO NOT get sold on making money with a company that is over saturated in the market.

      This review appears to be an individual interpretation of market conditions rather than an assessment of the quality of training offered by USTLA. To address market concerns, our experience has been that individual markets are far too nuanced for institutional investors to pose as broad-reaching competition. Additionally, nearly all counties conduct tax sales, both lien and deed, by auction. A property owner or lien holder of record (including lender/bank) may exercise the right to redeem and protect their position prior to expiration of the redemption period. We feel this client may be mistaken and wish to reassert that their services as a USTLA client remain available. I hope to speak directly with this client and resolve any potential misconceptions.
