      we have rented a condo from the boardwalk investment, the property address is ****************************************************************** and they didn't return our full security deposit.we have sent a demand letter and described the reasons why we disagree with the deductions from our security deposit.the security deposit in our contract was not following the civil code and it was 1.5 times or rent which had to be one or two months rent!there was no initial checklist inspection.when our contract started we notified the boardwalk investment, that property was very dirty, the carpet was not washed and the walls had damaged and unmatched colors and patches. please note that we took the position of this condo in the middle of covid-19 Aug 2020. so the hygiene and cleanliness were super important.we had requested a final walk/inspection and during the walk, there was no major issue, no item to repair.at a later time and without any prior coordination with us the property owner had a separate walk and based on that created a list of items that needed to be fixed or cleaned and requested those fees and some estimates be educated from our deposit by the boardwalk investment property management. On January 6, 2022, As part of the demand letter, we have requested $1062 to be returned to us. we also agreed in good faith to deduct $150 for carpet cleaning within 5 business days. however, we only received a check for $150 on January 18, 2022 and we are demanding our $912 be refunded to us immediately.one of the items in the list of education was based on an estimate for a touch-up painting. based on the civil code the repair has to be done in the time allowed and the actual receipt had to be sent to us within allowable time which we have yet to receive.we are reaching out to BBB to help us resolve this matter outside of the judiciary system but we will reserve the right to pursue this matter if we can't reach an agreement and get our security deposit and maximum damages allowed by law.
