This is a home owners association. It has a communal pool.I have tenants that live in a house within the association.I need the pool card for them. I reached out to the **** and asked for a pool key card. They charged me $100, and said they would send it to me. I have not received the pool key card, they will not respond to my emails, and my tenants continue to ask for the key card.Initial Complaint

The *** keep increasing their rates and nothing is getting done on the last row of houses. I called multiple times and left messages but no answer. The driveway is always full of trash from the trees that they never changed while they change for the first houses. The fence they changed again for the first lines and the last line nothing.We are paying or dues for nothing. Worst *** and bad management. Needs to do their job and fix what they promised. Our cars are getting destroyed with water sprinklers, and damaged the car paint and they dont want to do anything about it.Initial Complaint

My ********* Condo has water intrusion coming from the common area. I am an 81 year old woman with health issues. My ********** have asked ARK Management for assistance starting in July 2023 with phone calls, 23 email attempts, and by mail. It has now been 4 months of asking for ARK to look into it. We pay a monthly HOA Payment and ARK is paid to maintain the property. We've provided an Engineering Report & (3) Plumbing Inspections showing the issues. However, we have only received promises & excuses from ARK Management to stop the water intrusion from the common area. Nothing has been done in 4 months, only promises. We need actual appt dates for inspection & repair. No appointments have been made for inspection of property to-date 11-3-23 (promise of Structural Engineer Inspection). This is beyond negligent. *** has prevented my family from selling the property for my medical needs.Initial Complaint

We are senior homeowners at ************** Jolla for over 20 years, (Ark account #*********** now managed by Ark Managment, that has been attempting to steal approximately $1200 for nearly three years, in a vicious billing harassment and attempted grand theft machination that *** even be being conducted for malicious intent! For over three years *** has been presented with ***** billing statements proving the account is current through 2023, and this year we have statements from them that witness one month that $320 payment only to ignore it on the next statement as it it was not paid! This blatant record falsification is obvious proof of their attempt to steal more than they already are trying to steal prior to 2023. ********************* the Ark manager acts with malfeasance and ignores are emails , faxes and calls, including the recent Civil Code **** request for tight to meet and conifer with the *************** representative to confront them with the attempte3d grand theft scheme, Allow this BBB complaint to witness this Civil Code request that was submitted to Ark several weeks ago.This vicious harassment has caused huge loss of work and suffering damages that Ark should have to pay at least $2000 for.
