We closed on a home equity loan with LoanSnap on 11/1/2023. They have yet to fund the loan and will not tell us when the loan will be funded. For the last almost 30 days they have given us the run around. The title company last communicated with them on 11/9/2023 and were waiting on funds. We are almost to the point where we want the whole transaction cancelled.Initial Complaint

December 16th, 2021 I was advertised a refinance rate, with LoanSnap via Lendingtree.com, that was lower than my current mortgage. I spoke with a sales **** ************************** that charged a $200 good faith fee. He guaranteed $500 that the loan would close in two weeks. Though vocalizing my hesitance I went through with the application process. We provided all requested documentation within 24 hours of the requests. We were approved. An appraisal was completed. Our homeowners insurance information was transferred to LoanSnap. Then I did not hear any update from LoanSnap until January 19th after their Loan Estimate guarantee expired. I requested an update daily. A new rep stated they changed their mind about my approval. The rep was unaware of my attempts to get information. There has been no refund of good faith fee. No $500 penalty paid for the more than two week guarantee. I requested, in writing, my reason for rejection and have not received that either. It seems as if LoanSnap did not want to fulfill their advertised promises. I have documentation of all contact, estimates and documents provided.Business response

I am rejecting this response because:The fee was never disclosed as non-refundable. In fact the opposite was promised along with a $500, 2 week close guarantee that was also not fulfilled. LoanSnap has not been honest this entire experience and has cost my time and money with no return.

I am rejecting this response because: the good faith agreement was not disclosed in the call. I was told the $200 was completely refundable. Loansnap made changes to my homeowner's insurance policy and took my funds. They now refuse to fulfil the promises made to get my business.

01 /16/2022 Loan number LSO66274 This is not my first time having an issue with responding or acknowledging my inquiries We have impounded account for insurance and property taxes Received notice of non payment of property taxes Now we have late charges and possible hit on our credit reference Want to know if they are going to pay it ? If we pay both October and April at the same time how do we get our money back Taxes are for our residence ********************************************************************* They are absolutely horrible.
