      I ordered a Property and Roof Inspection earlier this year and was so impressed by the professionalism and communication with HomeGuard. The inspectors went over the findings in the end with me and explained everything in detail. Great company!

      I was charged for a termite inspection report for $415 where it doesn't even list what was checked or inspected regarding termites."This is an inspection of a furnished condominium/townhouse unit; therefore, it is limited to only these areas of the condominium/townhouse unit. Some of the interior areas are inaccessible for inspection. These areas include inside finished walls and ceilings, areas under floor coverings, and areas concealed by furnishings and appliances. We did not inspect any of the common areas of the condominium/townhouse project." "As is standard practice within our industry and since our inspectors do not carry a 30'ladder on their vehicle, the *****, **** siding and wood windows above 11' were only inspected visually from the ground.""This unit is part of a condominium or townhouse complex. Since we have not been contacted by the owners of the other units in this complex, this is therefore a limited report."They copied 2 findings from my home inspection report about a leak for a faucet and loose grout. I talked to their ****** and he believes the charges are justified. He stated that "We don't write down anything that isn't cause for concern." This is not how an inspection is done. You list out what you're inspecting and then write down your assessment, good or bad. I asked what exactly was inspected and he kept repeating, "We did an external and internal inspection." He would not elaborate on what was looked at. Then he tells me that I don't understand how inspection reports work and that's how inspections are. "There's nothing I can do for you. We're going to charge you. If it has to go to collections, then that's going to happen."They want me to pay $415 for basically just walking around the condo. I am 100% fine with the home inspection report that they provided and have fully paid, but this termite inspection was unethical.

      We performed a Wood Destroying Pest and Organism inspection along with a Home inspection. The interior and exterior of the building was inspected where accessible and the only issues were 2 plumbing leaks. This was not copied from the home inspection, The wood destroying pest and organism report is a stand alone report with a licensed inspector. There are parts of the home and pest inspection that over lap and plumbing leaks are one of those areas.  Because of this she does not want to pay for the inspection. We performed the inspection as requested and expect to be paid for the work performed.

      We used homeguard for home, pest & roof inspection for the home we were buying. The report clearly indicated in writing that " AC is in acceptable condition & no issues were found". However, when we moved in AC was not functioning. When we filed claim, homeguard rejected the claim saying that it was a pre existing known issue as stated in their copy of the report. So it is very clear that they share different copies with customers or hide facts. To ensure we were reading our copy of report correctly & not missing anything, both us and our realtor read through it few times. We called homeguard & emailed as well multiple times but either they don't respond or hang up saying " we are from claims and we go by only our copy of inspection report" & refuse to acknowledge the facts delivered to us in our copy of reports. In my opinion this is a fraud.

      We are trying to set up a time for a manager to go out and meet with the owner. This is what the report states that was performed on March 14, 2022.

      A temperature drop of 12 degrees was measured between the air return and register. This suggests that the AC unit is
      operating within acceptable limits.

      The air conditioning condenser unit is not mounted or secured to the platform properly. We recommend it be secured
      or mounted as necessary.

      The fins that are part of the coil at the exterior condenser unit show deterioration. This may be a cosmetic condition,
      but it could be a sign of other problems beyond the scope of our inspection. We recommend consulting a licensed
      HVAC contractor for further evaluation.

      These items outlined in the report if not fixed can cause leaks which will affect the performance of the A/C unit.
