June 4th, 2023 Disputed amount: My full deposit for room rent is $650. The business owner refuses to cooperate or communicate with me regarding her ending my lease for no valid reason - except to move a new tenant into my room. I have always paid my rent on time and maintained professionalism with my clients and co-renters. My complaints; 1. N***** refused to let me view my signed lease agreement before my move-out. Instead, she rewrote a "like" lease agreement through an incorrect email, writing that I paid $325 for my deposit. It was not a PDF of the original, just a modified rewrite. 2. Now, she states she will not return my deposit of $650 because she needed to REPAINT the room before my moving in. Her last tenant painted blue, which I was indifferent about. The room was well-lit with natural light. I did NOT ask her to paint the room! 3. I received the leased room with two large holes in the wall, inoperative overhead fluorescent lights, and uncovered electrical outlets, which I notified her of. After several requests for her to repair/replace these issues, I was forced to repair and replace these items myself before starting my work, as these requests were ignored. 4. Upon moving out, she requested that I take the new LED overhead lights with me and return the old, inoperative fluorescents and ballast (what?) I placed it into the trash (15 months ago). She also asked me to take my electrical covers with me. 5. I have sent her a copy of my canceled deposit check of $650, due to her stating I only paid $325. 6. I live in Northern California, returning to SLO to see my clients three times a year, for a month at a time. A few months after I moved in, she voluntarily lowered my rent to $350, stating I was gone more than in the office. I did not ask for this decrease. Twice, I paid $350/month before she raised my rent back up to $650. Now states that I owe her the balance. 7. Her key was returned via PRIORITY MAIL when she refused to do a walk-through with me.
