      We are deeply unhappy with our ownership experience at **** Resorts. After notifying them of our desire to cancel our timeshare ownership, we were told there were no exit options at this time. Although they noted our interest in exiting, when we asked for a timeframe on potential options, their response was vague and unhelpful, essentially saying they did not know. This has been the biggest mistake of any purchase we have made. It has been a waste of money that could be used on something more beneficial. Despite expressing our complaints about not being able to make reservations, we received no assistance in finding a resolution. Our desire to use the timeshare has completely diminished, and we are no longer interested, yet we find ourselves stuck paying dues indefinitely. We urge potential buyers to reconsider before making a similar mistake. The lack of support and unclear exit strategy from **** Resorts has left us feeling trapped and frustrated.

      For over a decade, my wife and I have owned a timeshare with **** Resorts. We have paid everything required by the contract. **** Resorts has not provided what they promised in the sales presentation. We cant withhold payment of maintenance payments until **** Resorts fulfills their part of the agreement, because **** Resorts says they will cancel our contract through foreclosure. The foreclosure would destroy our credit for a long time. In 2020, the Attorney General of California and the District Attorney of San Diego County sued **** Resorts in ********** Superior Court for misrepresentations and deceptive advertising. The Court issued a judgement against **** Resorts in September of 2020 requiring them to respond to owners claims of deceptive advertising and misrepresentations. My wife and I had two contracts eligible for a claim under the Judgement. The judgement required **** Resorts to provide notice that contract owners could make a claim. We never received notice and they cant prove they did. We know from the reminder letters and invoices that they know how to get a notice to us. In April 2021 **** Resorts was acquired by Marriot Vacation Club. At this point we still did not know about the judgement and no one at the rebranded Hyatt Vacation Club mentioned filing a claim when we complained about our unresolved differences with **** Resorts. In 2023, we emailed **** Services at Hyatt Vacation Club that we wanted to exit our contract because of the financial burden of a timeshare contract we could not use. **** services emailed us back that there was no exit option available from Hyatt Vacation Club, and none was planned. When we tried to sell our timeshare, it still didnt sell because people didnt want to pay the rapidly increasing maintenance payments which are higher than the cost of reservations on line.

      Our experiences with **** Resorts have left us dissatisfied, and we are genuinely concerned about our finances. The terms of our loan and the value of the timeshare were misrepresented, leaving us with a contract that was inadequately explained. This, combined with the obscene pressure from **** sales staff, resulted in us purchasing a contract under false pretenses. What was supposed to be a 1-hour presentation turned into a lengthy ordeal, spanning from a group presentation to a golf cart tour, culminating in a persistent sales presentation. The sales rep assured us that with ******* points, we could enjoy a 1-bedroom suite at any of their resorts in **, **, or ******, with the option to bequeath the points to our beneficiaries. The enticing offer included a free trip to ******, a $25 voucher, two 2-hour ********** Tours in *** Diego, and a $1,000 **** Gift Card all contingent on signing up immediately. Despite the extended 6-7 hour presentation we eventually succumbed to the pressure and signed a contract. The signing process was arduous, involving a prolonged wait to ensure a favorable credit score for financing. The process was rushed, coupled with generic documents provided on a thumb drive instead of a personalized contract, which raised concerns about transparency. Upon reviewing a VOA statement, we discovered an "optional" Vacation Guard purchase, despite already paying for it. This double-charging for a supposed optional service is both misleading & unacceptable. On top of the pressure and deceptive sales tactics, we were never informed of our legal right to rescind, which we would have utilized immediately. To date, we have taken ONE trip with **** Resorts, and it was to ******************* where we STILL had to pay $1,057 out of pocket in addition to our increased monthly payments and maintenance fees. We have been swindled by their predatory sales staff and we can no longer in good conscience continue paying for what appears to be a worthless contract.

      DO NOT DO BUSINESS WITH ****/HYATT!! My wife and I have paid that awful company over $70,000 for absolutely nothing in return, not to mention the enormous maintenance fees that have risen to $4,600 yearly and keep rising. Paying almost $5,000 right at the beginning of the year is a hardship. Right after the holidays, that is a big chunk of money to not be able to vacation. In 8 years we have only been able to book 1 trip using our points. We have ******* points and still do not have enough to travel where or when we want. Hyatt pulls on your heart strings, promises the world, and makes you believe that upgrading your points is the one and only choice to get the most out of the timeshare. Hyatt does not care about their owners. Period. Even though we have paid the timeshare loan in full and were always on time paying their high yearly fees, Hyatt denies allowing us to cancel. They claim the company has no exit option or hardship program, but also revealed that exit options are at the discretion of the company and can change at any time. If that is the case, then Hyatt has full control and the freedom to decide what should be done in a particular situation. They are choosing to deny us even though they have the power to cancel us whenever they feel like it. This just proves that Hyatt only cares about our money and doesn't care that the company misled and deceived us. They hounded us to attend an "owner update" to go over how to use our points more effectively, but when we got there, we NEVER went over any sort of "help." Instead, it was half a day of persuading us to upgrade our points to get the most out of our timeshare. No one ever explained how to actually use the points we already had. It's an vicious cycle of no availability to book, fruitless meetings in hopes of fixing the issues, offers for 2-night stays to show "new" options, and ending with more money lost and nothing worthy gained. We trusted this company with thousands of dollars and they betrayed us.

      My experience with Hyatt Vacation Club at The **** Resort in ********* has been marked by deception, misinformation, and a complete lack of transparency. The sales presentation was filled with false promises and high-pressure tactics designed to coerce me into purchasing a timeshare. Despite expressing concerns about affordability and expressing a need to prioritize other financial obligations, the representatives and his supervisor persisted in pushing me to accept a timeshare agreement. They made unrealistic claims about the benefits of ownership, including the ability to stay at ****** resorts, which later turned out to be completely untrue. The closing process was rushed, and crucial information about rescission rights and important documents was withheld from me. Furthermore, the actual usage of the timeshare has been severely limited, with promised availability at resorts consistently unavailable. Overall, I feel manipulated and misled by Hyatt Vacation Club's deceptive practices, I urge others to approach any dealings with this company with extreme caution. In conclusion, I feel deceived and manipulated by the tactics employed by Hyatt Vacation Club and I encourage others to approach any interactions with this company carefully. As for Hyatt, do better and make things right.

      This is my warning to all...Never get into a timeshare! In fact, never even go to a presentation! It is never just 60 minutes as they claim! I received an email about a discount stay in *********, ** at **** Resorts.. The only thing that we needed to do was attend an hour-long presentation which turned out to be more than two hours. In June of 2024, another invite for an hour presentation, this time it was more than four frustrating hours until they sold us additional points. They told us how we were going to save tremendous money in the future and how affordable it would be to take my family on vacations. We are now in a $665 monthly debt. I can't afford to take my family on vacation or even out to eat. My wife and I are very unhappy with this decision and disappointed that we were somehow convinced that it was the best decision we have made at the end of both presentations. Worst decision ever

While the allure of vacationing in luxurious properties worldwide can be tempting, the reality of owning a timeshare can be far from the idyllic picture painted during the sales presentation.First and foremost, the financial commitment is substantial and long-term. Despite what might be promised by enthusiastic sales representatives, the costs associated with timeshare ownership extend far beyond the initial purchase price. Maintenance fees, which are subject to increase, can become a significant financial burden over time. Additionally, the flexibility to use your timeshare when and how you want is often overstated, with availability during peak periods being particularly challenging to secure.Furthermore, the resale market for timeshares is highly saturated, making it difficult to sell your timeshare should your circumstances change or you simply decide that timeshare ownership is not for you. This reality starkly contrasts the impression of easy sellability and value retention often suggested during the sales process.My advice to anyone considering a Hyatt Vacation Club timeshare is to thoroughly research and weigh the long-term implications of such an investment. While the properties and destinations may be appealing, the constraints, costs, and challenges of timeshare ownership can significantly detract from the overall vacation experience. Don't be swayed by high-pressure sales tactics or promises of exclusive benefits without first doing your due diligence.Remember, vacationing should be about relaxation and enjoyment, not financial stress and regret.       I am writing to express my complete disappointment with **** Resorts and Hyatt, their parent company. My wife and I were misled and deceived by their employees during the timeshare presentation and subsequent interactions. We were subjected to false promises and misrepresentations, which ultimately led us to make a purchase under false pretenses. During the presentation, which lasted approximately 6 to 7 hours, numerous misrepresentations and promises convinced us to believe that purchasing a timeshare with **** Resorts would be a valuable investment for our family. They assured us that the program offered excellent availability of units to meet our needs. Also describing the timeshare as an asset that could be sold or passed down to our children and grandchildren, or even rented out for additional income. Promising that **** Resorts had a buyback program in place, which would allow us to sell the timeshare back to the company at a fair value should we no longer want it. Units have consistently been unavailable, and our attempts to seek assistance from various departments, such as ***************** ********************** Assist, *************** Services, and the Hyatt Vacation Club timeshare office, have been met with unresponsiveness or inadequate help. We even paid $229 to be placed on a priority waitlist, but months went by without any success in finding a unit. However, instead of rectifying the situation, they attempted to upsell us and pressured us to purchase additional points for over $60,000, claiming that it would resolve our issues. This was unacceptable, as it only added insult to injury after the false promises we had already endured. The cumulative effect of these misrepresentations, false promises, and lack of service has left us feeling completely deceived and taken advantage of. We believe that **** Resorts and its employees have acted unprofessionally, unethically, and in violation of acceptable business ethics.

      We have been timeshare owners with **** Resorts for several years, but our recent experiences have led us to reconsider our ownership. When we reached out to **** Resorts to discuss our options for exiting our timeshare, we were put in touch with a representative named ******************. While ******* was courteous, we were informed that although our interest in exiting was registered, there were currently no options available for us to do so. This lack of resolution is frustrating, especially considering the issues we are having with this ownership.The shift from the traditional week-based system to a points system has not been as beneficial as we had hoped. The promise of increased flexibility has fallen short, as we've found ourselves unable to book the vacations we desire without purchasing additional points. The suggestion from **** to invest more into a system that is already failing to meet our needs is confusing. We also have seen a spike in maintenance fees over the years. Why are the fees increasing when the ability to use this is decreasing? Why wait to give us options on exiting? Our mind is made up and we want to end this agreement. What can be done now?

      This review is to express our complete frustration with **** Resorts. We were coerced into becoming **** Resorts owners through false and misleading representations. We were promised by purchasing the timeshare, we would not only enjoy a week's stay at any **** Resort but also profit from renting it out to friends and family. We were explicitly told that we could resell the timeshare at a higher price and use the rental income to offset our monthly mortgage and yearly maintenance fees. Those were all lies. The booking process for our stays has been problematic. We have repeatedly encountered difficulties in securing reservations through Welks Resorts/Hyatt Vacation Club, forcing us to pay out of pocket for alternative accommodations. This has not only caused significant inconvenience but has also resulted in substantial financial burdens for our family. In August ************************************************************************************************* securing our accommodations. In an attempt to address these concerns, we were invited to ************ for a meeting. During this meeting, we were sold a new contract that was supposedly tailored to accommodate our family of five. We left ************ with the understanding that our future bookings would no longer be marred by such problems, yet here we are, much deeper in debt and no improvement with booking a stay. Throughout our interactions with Welks Resorts, we have been repeatedly assured that our concerns would be addressed, and our experiences would improve. However, that has yet to be seen. It is evident that **** Resorts has engaged in deceptive sales practices, misrepresentation, breach of contract, and a failure to provide the promised services.
