I am the guarantor for the ***** on an apartment and paid **** for the deposit. After the lease was ********* the ****** moved out. The apartment was left pristine, and I took pictures to document. There was absolutely nothing really that needed ********* and both the paint and carpet were in above satisfactory condition. We have detailed pictures to demonstrate this. The amount returned from the $900 deposit was $243. ************** Cypress Point company did not keep their *********** appointment for the final walkthrough. The tenant took a half day off of work, waited for a person to arrive, and no one ever arrived up. When the ****** ********* the company to see what happened, there was a brief apology. The tenant should have been compensated for the lost wages, but she did not go that route because she was trying to be ************** However, if we had known the approach to the refunding of her deposit, we would have definitely sent a bill to Cypress Point for her time. She did not schedule another walkthrough because she could not afford the lost wages a second time (she could barely afford it the first time). We trusted Cypress Point company would be reasonable about the deposit. We have not heard back from the regarding an adjustment to her deposit, nor have we heard any response to the fact that she is being ********* ******* for ******* She was told that the deposit was taken to paint and carpet clean. We have requested an itemized bill so we could see where the deposit went to, but the company has ******* to send an ******** bill and is no longer responding to our calls or emails. At this point, we believe this is illegal business practice. I am hoping we will hear back from you shortly. This deposit meant a lot to the tenant, which is why she worked so hard to keep the apartment in exceptional conditionInitial Complaint

Cypress Point Apartments returned less than 1/3 of my $900 deposit and *********** charged me for *********** ******** and painting in my apartment upon move-out. I was neveer given receipts for any of this cleaning, despite having the fact that I requested receipts for all cleaning done to the apartment. As per my move-out paperwork filed 30 days before my move-out date, I did not waive my right to see these receipts. As per ********** leasing laws regarding security deposits, tenants may not be charged out of the deposit for painting and cleaning takes care of "reasonable wear and tear" on the apartment during the rental period. In other words, the cost of cleaning the apartment would only fall on me in the case of me having left the apartment less clean than it was when I moved in. I have pictorial documentation to prove that I left the apartment spotless (I dare say cleaner than when I moved in). I have tried to address this with Cypress Point directly but gotten no response.
