      Hello,I am writing you in hopes of sharing our stories of tenants whom recently moved in to an old apartment complex at the ******************, here in *************, ** (San Diego County), managed by: Pan American Properties, **********************************************************. These apartments have no common areas other than three washer machines. No gardens or yards to water. The *************************** recently decided to charge for Water/Sewer/Trash, based on occupancy and square footage, on non-metered utilities. We feel that these charges are far from reasonable. Some are paying an extra $240-$325 monthly utility, thats added to the total rent amount. With more people in various income restraints, this is just to top it all off. These rental units have no in-unit washer and dryer. Yet we are being charged per use at the properties laundry facility, plus paying the water bill per unit. We are double paying plus being price gouged!These units were going through renovations during my move in September 2022.*********************** ***************************************************************** ************

      Hello! Our lease agreement clearly states that utilities are not included, and it has for over a year. The residents are responsible for water,  trash and sewer. The charges for water and sewer are based on usage which means they vary every month. ******************** was charged $120 for water; we are reviewing his bill. If there was a mistake made he will receive a credit. Thank you!

      I am a current resident living with Pan American Properties first off let me say that this property company is a scam theyre constantly raising the rent each month and then say the reason is because of utility bills or etc they do NOT care about their residents what so ever only about the money. It takes them FOREVER to respond back to an email or a call or etc in regards to any questions, comments, or concerns a resident may have about their apartment. The hallways inside the building are constantly dirty filled with dust, dirt, gum, and constant bugs everywhere. The paint is CHEAP which means its constantly peeling or chipping there should be NO reason at all why the paint in our apartment is chipping/peeling within a few months of moving in theres cracks and etc all over the building (have pics to prove) The current resident manger does not care about the residents only themselves Ive overheard a few conversations that the resident manager has had with other residents talking badly about them and their living situation the resident manager also went as far as to say that they were going to pretend to do a fake housing inspection on a resident that they found attractive yes you heard right. There is absolutely no professionalism AT ALL this company should be banned from even operating. I do NOT understand how theyre still in business but Im sure that wont last long. Pan American Properties only care about themselves and NOT their residents there has been CONSTANT FLOODING in each apartment unit which causes a lot of damages due to the management and maintenance negligence and they never fix the flooding problem properly the very first time which means it further delays the issue and causes even more damages then they put the blame on the residents and charge them extra for it. Every time you address a situation with them they ALAWYS get defensive instead of actually helping the their residents. How hard is it to have some basic customer service? Fix it!

      Unfortunately, we are unable to respond to this complaint. The address given is not in our database, nor can it be found in a ****** search.We separately checked the name, email and phone number for both past and current tenants, and no match is coming up. Because we cannot find a match, we have to assume that we have been incorrectly named as the managing company, and we cannot address the allegations.

      Pan America had my vehicle illegally towed. The property manager does not uphold parking policies for All tenants and guest and instead uses the Peking space to her advantage ignoring the rules when it benefits her and her guest. My vehicle was towed despite allowing other guest of the property to park in the stall and pan America refuse to refund my towing or reprimand the property manager or even acknowledge that there is a problem with their own property manager ignoring policy except when it benefits her. I want a refund for towing consider my vehicle was towed to enforce parking policies but parking policies arent enforced for herself or others. My vehicle was singled or and towed based on bias. Guest dont even park in stalls at time and its allowed by her despite a no guest parking policy. Guest park along a fence despite no guest parking and guest park in tenants stalls despite no guest parking and guest park in stall 8 despite no guest parking but the property manager chose to tow my vehicle out of spite instead of being professional and upholding *** American parking rules for ALL tenants and guest. Pan American chooses to enable such unprofessional behavior and refuses to refund my towing fees I want my fees returned

      Our director of property management was debriefed on this situation. The vehicle was parked in an assigned parking space and was not labeled visitor parking. We will not reimburse any towing fees. Thank you!

      I have been living at **************** for 11 months now. This property is managed by Pan American Properties. Since day 1 there has been major issues. I have over 40 emails complaining to management about these issues which I will list. 1.) unsecured building, allowing easy access to the building and residences from people on the street. 2.) homeless camping out inside stairwells, front doors etc. 3.) neighbor having raves upstairs where music can be heard blasting down the street(management wouldnt do anything I even sent video proof and other tenants did as well) this still continues to this day and zero resolve. 4.) packages stolen due to no proper secure mail spot. 5.) elevator broken Weekly for days at a time (every week since being here) 6.) management not answering phone calls or waiting a full week to respond(email proof and call log proof) 7.) denying access to the building when elevator wouldnt work because they locked the outside door to the stairwell without providing keys to the tenants, keeping me locked out for an entire night. Called emergency line and they stated unless its a fire or flood id have to wait till normal business hours(legal issue right there) 8.)car theft in unsecured garage. 9.) homeless squatting in vacant unit who had access to a garage remote for over a month. 10.) repairs needed or Maintenance not answered for sometimes weeks. Ive never had any of these issues at any property I lived at. They have a legal obligation to provide a safe environment for tenants and fail daily and do not address concerns. I was told two months ago they would get lockers for mail items (which every other building usually already has, and they still do not have them or have addressed it)
