********************* is our current account manager, he managed to put residents against each other and provide the *** board with false legal advice and putting our out association at risk, I am one of the owners of a townhouse located in ******, my parents own the other share and they have requested the management company to direct all business related matters to me. Edd sell man keeps calling my parents and on May 15,2024 he showed up to their door demanding to see their IDs and confirm their identity. He declined to provide any reason why he is doing that and said that its not of my business I and an owners and as an owner I have the right to know anything related to my property.Initial Complaint

Unconscionable Conduct by California HOA Solutions, LLC owner *****************, managers ******************************* and ******************* towards Reseda-Victory CHOA. 1. failure to respond to written requests at all or in a timely manner 2. failure to provide requested documentation at all or in a timely manner 3. failure to preform services at all or in a timely manner Recent dates identifying requests and concerns the management company continues to neglect. It seems that there may be a conflict of interest as it has been reported by owner/board member unit 67 *********************** that there is a family relationship between the owner of CAHOASOLUTIONS and one board member owner unit 1 *********************. 4/28/24 and 5/8/24 unit 6 written request for written account statement to be mailed not done 5/8/24 unit 57 reported water intrusion over assigned parking spots no repairs done 5/7/24 written request for information Termite report not received, failure to get three accurate bids ******* all elevated surfaces as per required SB 326 inspection , failure to provide inspection safety report to unit 38 and the board of directors addressing subterranean through and through cracking above parking spots 190/175, failure to provide license numbers of hired construction vendors **** Construction and Handyman of the Valley who are not listed with CSLB for work orders over $500.5/7/24 Written request for current member list of names and addresses per Corp Code Section 8330(2) failure to provide over one year going on two years of requesting 5/3/24 written request for copies of vendor contracts pool service, landscaping service, pest control service, trash service, surveillance service, attorney, etc only contract received was for management service and one/two pages for the maintenance service. 5/4/24 written request for posting of current elevator permit failure to post 4/25/24 written request to correct inaccurate account billing over charge; statement of late fees failure to make correctionsInitial Complaint

On 2/2/2024, I spoke with ***************** at CA *** Solutions regarding a leak in the roof of my building that was causing damage within my unit. He acknowledged that he was aware of the leak and that ******************************* would contact me immediately to address the situation. I did not hear from anyone and emailed on 2/8/2024 and did not receive a response. I emailed on 2/13/2024 and did not receive a response. I emailed on 2/15/2024 and did not receive a response. I emailed on 2/21/2024 and did not receive a response. On 2/23/2024 ******* emailed me to state that she had already informed me that the roofers would be here on 2/28/2024. I responded back on 2/25/2024 that she was mistaken on whom she had responded to. Another unit in my building had been notified that roofers were scheduled to view the damage to their unit, and the renter of that unit shared the email with me. I have not received a response. As the rainy season continues, additional damage to my unit happens. No one showed up to inspect my unit today as ******* stated.
