THEY OWE ME MY SECURITY DEPOSIT + AN ADDITIONAL DEPOSIT BY LAW! ******* Apartments in **************** withheld my security deposit upon move out in June 2021, then they charged us bogus charges (paint jobs are not valid deductions and are considered "wear and tear."). They did not show itemized deductions, which by law need to include a "list of all monies and time spent, the hourly rate for labor (or rental equipment), the name and contact information of anyone who did the work (or rented the equipment), what work was actually done plus any and all receipts." They legally had 21 days from the date we left the apartment (June 2021) to return the security deposit and provide us with this itemized list of reasonable deductions. As of today, they have ignored all of my emails following the one where I specified they owe us TWICE the amount of our secuirty deposit - As they have retained our security deposit in bad faith for 2 years and 8 months.Initial Complaint

I was recently living in Apt ********************************************************* the living room on the ceilings which were due to water damage and they sent someone to paint over the damage. I was visited last year by an employee of Jones & Jones Management who came into my apartment at 10:00pm at night one evening to inspect if the mold in apartment 205 was spreading. He showed me and my daughter pictures of the apartment beneath me and it was extremely covered in mold. I am concerned for my health and the health of my kids as we have symptoms of mold exposure. I would like someone to investigate the building to make sure they are properly handling the mold in the building. It is a very nice building, however they shut off the plumbing every other week and there is water damage each time it rains it floods. I called to discuss with ******** Apartments but they told me to just write an email.Business response

Thank you for your email. We looked at the history of your apartment since moving in 2020. There was a ceiling leak reported due to rain in February 2023 and our vendor repaired the roof and our painting contractor completed the repairs. There has been no other maintenance requests for leaks from then to the time you moved out on 7/31/2023.Customer response

I am rejecting this response because:on or about the time a gentleman came to my apartment at 10:00pm two years ago, he showed me pictures which displayed black mold all over walls in Apt 205. I was never shown proof it was repaired. I telephoned my complex to say it smelled horrible several times. I know it is documented. I also had black mold on upper master bathroom ceiling. It did not show they repaired it on the bill they sent me. I would like to know if the issue was addressed. Or should I send an inspector?

I was lied to by ***** on 12/6/2022 about the "100% refundable holding fee" of $250. It was close to closing time (5pm) and we were extremely rushed (she wanted to get off and go home). ***** had me make an account and sign in on her work computer and put my credit card on her computer. She did not go over anything in the application and rushed us through saying if we don't do this now the apartment will be gone. She assured us the holding fee was 100% refundable. "Sign here, sign there" situation. Now there was a whole swarm of other events that transpired with miscommunication, false information (on numerous occasions) and disappearing for days while trying to get information or get in touch about our application. While the price is/was ideal for us and the apartment looks nice. We finally decided this management is not for us and will not be proceeding with the apartment. Now we are being told the holding fee is non refundable and apparently ***** had us sign something on her computer that they are using as "proof" however this was not shown to us nor was it gone through with us. Like I stated she rushed us through it had us sign all the X's put my credit card on her computer to pay and then went home. My portal is still showing the incorrect amount for move in fees as well as a lot of other problems that occurred in this process. ******** the woman above ***** when trying to talk to her about this was very rude and would not let me talk nor explain what happened with *****. She just stood up for her and said I'm not getting my deposit. I've reached out to ***** to have her tell the truth about the process and own her mistake to no avail. I feel like I'm actually being scammed or was conned. My wife and I aren't dumb and we aren't shady people. If we were made aware of this we wouldn't be having any issue whatsoever. The fact is we were lied to and this isn't the only time in this process however its the only relevant one to our 'holding deposit'Initial Complaint

The air conditioning for the entire building at The Reserve at Warner Center has been out since 9/2/22, which was the start of triple digit weather in the hottest part of the SFV. Management has turned a blind eye and just keeps stating "they are working on it", while people are suffering at their hands. The AC has been working minimally at best for the whole summer, but enough is enough. The Department of Consumer Affairs deems these conditions uninhabitable (it is 90+ degrees in the apartments) and this is what one would expect from a slumlord, not a place where exorbitant fees are paid every month for basic services. I fear that unless (or until) someone actually gets seriously hurt/dies from the inaction, management will continue to allow this health code violation to take place.
