On May 19, 2022 ***************************** came to a home I was purchasing and did an inspection. Before the inspection was done when I first looked at the home I was in the front yard speaking with my realtor and noticed I was stand in a puddle of water and my realtor whos name is *********************** witnessed the water bubbling from the sprinkler valve. So I was assured that during inspection it would be looked at. So during inspection the valve was still leaking and the owner showed up and he and ****** started playing with the valve and got it to turn off. So in his report ****** said valve was okay and did not need any thing further. Within a week of closing on the property which was on June 3rd 2022 I noticed the valve was leaking again. I had a company called *********** come out to install a new water heater and relocate it to the garage. While they were there I asked them about the sprinkler valve and they said they would have their under ground specialist to come out and inspect it. After his inspection he said sprinkler valve was indeed faulty. And the valve itself was not able to be repaired and the city does not allow for repairs and the line from the main water valve must be replaced with new. The cost for that was $5,500.00 dollars due to line is 6 feet underground. However at the advice of the plumber he said if you just replace at some time in the future it would fail again. So with this advice he recommended a direct water line to the home at an additional cost of $3,000.00 dollars. So this is what I had done. An additional cost of $1,200.00 was incurred to have my sprinkler system rerouted. I contacted my realtor to have him asked Code 4 where they stood on this issue and they felt that they had no fault. I called ****** personally and asked what his opinion was? He again stated to me that he was not responsible. I told him I thought all of us, held responsibility. But he did not see it that way.
