      Diversified started to manage Villa condo starting mid 2023. As soon as they took over they started to write up our tenant's vehicle. Emailed and messaged them on the portal to provide the license plate number and never did. They said courtesy notice and charged $20 on 1/3/2024. Said first time notice and charged again $70 on 2/28,2024. They send statements late and take them out of my assessment payments. They started doing this with attorney fees 3/1/2024 $271.50, 3/7/2025 $688, 4/4/2024 $369 and 5/31/2024 $271.50 just for attorney fees they charged me $1600.00 from 3/1/2024 until 6/1/2024. They never provided me invoice for attorney fees and take these out of my assessment payments as well. Until mid June 2024 I didn't see the charge of 5/31/2024 $271.50 and now I owe part of the assessment fee for June 2024. Reached out to *********************** seveal times by email, portal and certified mail never seen a response or proof of the plate number just couple of pictures without plate number back in Jan.2024. Called and spoke to accounting department ******* and she said she's never heard of such way and *********************** is the decision maker. Can HOA charge attorney fees without sending any statements and without any proof? $1600 for attorney fees in 3 months.

      Hello,

      I attached the email I received from the attorney's office after months of attempts to reach and schedule the hearing. On the email *** 29,2024 or last Wed of every month. They charged my account again on June ****** bill for *** 31,2024 for attorney fee $271.50, never received the statement for this either. I am attending the meeting today. So who is responsible of the late fees, if the management takes attorney fees without any notification to home owners?

      I received 2 notices for a "violation" connected to a fence that (while bordering my property) was built by ****** Management, the prior ***. This fence is maintained by the *** itself.I had no say in its construction and I still don't. In my opinion, this is what happens when an *** doesn't do it's homework and allows people (most likely from the *** Board) to just send out (*****) notices. I want a written acknowledgment of the error holding me (the homeowner) responsible for (supposed) violation connected with this fence and acknowledging that this fence and it's upkeep is the sole responsibility of the Diversified Association Management.

      We sold our house at ******************************************************************************* in February. We were part of the ***************. Diversified Association Management is the *** manager. Diversified charged $384.95 for an *** status letter. The charge is not authorized by any *** covenants, bylaws or rules and is money kept by Diversified rather than the ***. I never agreed to pay Diversified for the status letter, but did not contest it before closing so as not to delay the closing. After closing I wrote and called Diversified asking for return of the money, with no response.

      Hello ****, 

      When living in an HOA the title company will request a Status Letter from the management company to gather the current HOA status for the property that is selling. The cost is something the title company should have made you aware of before closing and possibly work out the cost between you and the buyer. This is a standard practice for a lot of HOA's.       They are charging me for months of HOA that I have no informatioin on. I still to date do not have HOA fees. Have no clue what I am paying for. I moved into house 6/29/2022 and received a letter dated 12/21/2022. I have been paying since then. They are back bililng mefor stuff I have no clue. I have no welcome packet no rules, didn't even received my login until the letter was sent to me once again dated 12/21/2022. They are charging me for "assessments" that I don't even know what that means or why there is a fee once again no information, **** I had emailed and also my sister she said that I needed to wait until title sent over and then they would enroll us. I checked with the builder because I didn't want to be be back billed. They said check with **** so I called and left two messages and a male called me back if I remember correctly his name was ****. He said that he would send me an email to where to have title send information as they still didn'thave it. I called title and had them send information. I did all the back work and now they are trying to bill me for stuff I DO NOT KNOW WHAT I AM PAYING FOR!

      We moved from this property in March of 2021 and currently have a renter occupying our home. Upon moving, we submit a change of address form with **** to ensure we received any bills from our time living at this address. On Wednesday, September 22, 2021, I was sent an email stating a had an overdue bill of $750, to include a $200 lien place on my home. For the six months I did not live in that home, I never received a bill saying a owed money to Diversified. Upon reaching out to the company to try and resolve the issue, I was told they had attempted to contact me via email for the entire six months with no success. I asked for proof that they had attempted to contact me and was then told they actually hadn't emailed me, but instead they had been mailing a paper bill to the home I no longer lived in. There is absolutely no way I would have known I owed money if Diversified is mailing the bill to the incorrect address. This is absolutely a predatory practice on behalf of Diversified.

      We would like to make things right with you and obtain the correct mailing address, we have reached out to you to obtain this information via email and phone and have not received at response at this time. 
      Unfortunately, the **** did not notify us of any address change and we did not receive any return mail from the mailing address we had on file. As stated previously as the homeowner, it is your responsibility to update your contact information with your HOA management company. This was disclosed to you during your closing on the home. Attached is the buyers data sheet you filled out during your closing. Towards the bottom of the page it states "I agree to inform the HOA of any changes in my contact, my tenant's contact (if applicable) or emergency contact information.”


      At this time, you are currently set up to receive all billing communication by paper. You do have the option to switch the billing communication to email if that would work better for you.

      I am rejecting this response because: The way to “make this right” is to change your predatory practices. I do not memorize every policy and procedure of every organization that I work with. Again, my point is that you had multiple ways to get in touch with me and chose to send only letters to a house that I was not at. This is supported by the documentation you provided. I would count putting a lean on someone’s house as a reason to call the emergency contact information provided.

      My husband updated our preferred method of communication to email when he spoke with Bree on September 22nd 2021. I will be calling tomorrow to make sure that my information is updated in your system.
