These apartments need to be inspected as this building is condemnable. Theres homeless people destroying the exterior. The residents partake in drag racing in the parking lot, someone was just shot the other week in the parking lot. Theres children running around outside in the middle of the night with no parent supervision. Theres trash and abandoned car parts everywhere. There was a fire that broke out earlier today, 7/19/2024. The exterior and structure of the building are falling apart. Theres no management team thats actively monitoring and taking care of this property. Theres been several complaints and police incidents occurring here. Someone needs to do something.Initial Complaint

I moved out of the duchess apartments managed by this company at the end of March. When we moved out, our balance was cleared and we were in fine standing. 3 months later they are sending hundreds of dollars in fees that accrued after we no longer had possession of the property to collections. They are destroying my credit score, and it's entirely because they are incapable of keeping records of who does and does not live on their property. This is extortion in it most literal sense. This company should be barred from doing business in ********, and heavily investigated. Most of the people who these slum lords are scamming are either recent immigrants who may not know about things like the BBB or those on the lower end of the economic spectrum who do NOT have access to the resources to deal with these people that I am lucky enough to have. Someone needs to take a very close look at this scum.Initial Complaint

This management company is an absolute scam. First, I moved into an apartment that needed multiple fixings right off the bat. We made them aware, put in multiple service request for: garbage disposal, washing machine, pieces missing off our counter (which I have photos of.) I was there for 5 months and more than half the request never got done. Moving on, they 100% catfished the community/apartments. We moved into a poor neighborhood (coming from out of state) and they said we were safe. We were shot at in a drive by. (I understand its not their fault but point being we were obviously in a BAD area) We had our locks on the buildings broken numerous times, items stolen from our front door, homeless people sleeping in the building, vehicles stolen from the parking lot. They then tried to CHARGE ME for the locks because they couldnt figure out who it was? They had nobody managing the buildings either. We were walking into puddles of pee and p*** from animals living in the building and the other tenants not cleaning it up. We made them aware of this, no notice was sent out, nobody watched the area AT ALL, nothing was ever done. Due to all of this we provided a 60 notice in writing. We justified why we believed we should be honored a waive of the lease break fee- now we had to put additional money out to move AGAIN from this place. Now they are trying to come after me, I cant even get in touch with them. No active number, Ive put in multiple online contact forms and nobody has reached out at all. Not sure what were paying them rent for- its all a scam.Initial Complaint

CBZ has refused to address any maintenance issues in the last couple years. The building is health and safety violation letting everything rot and mold. Their properties should be condemned and they should be banning from conducting any further business.Initial Complaint

I Am Renting A 2 BD/1 BA From **********************. Owned By A *******************. Since Day One Ive Had The Hardest Time Getting Ahold Of Any Employee To Pay Rent,Request Maintenance, Even The Day Before I Moved In I Couldnt Even Get In Touch To Get My Key I Had To Reach Out To My Leasing Agent For Assistance. Hes Charging Me Fees On My Rent And Ive ******************* For An Explanation But Get No Response. Ive Tried Calling ******************* All Of His Forms Of Communication Are Set Up Through Apps To Hide His Real Contact Info. The Tipping Point Is My Windows Have Been Falling Out Of The Track Since Day One. Ive Put In Maintenance Tickets That Just Get Closed Out. On 4/27 It Was Very *********** Window In My Childs Bedroom Fell Out And Shattered I Put In A Ticket. It Took Almost 2 Weeks For Someone To Come Out And All He Did Was Replace The Glass But Not Even Fix The Track. Ive Reached Out Again And He Said Hed Ask Why They Closed My Ticket And I Havent Heard From Him Since. Ive Told Him My Heater Stays On So Its Super Hot, A Light Switch Isnt *********** Believe Theres Either Mold Or Water Damage In My Bathroom. My Bathtub Caulking Is Bad And My Water Is Getting Downstairs. I Have All These Problems With No Response And He Keeps Threatening Me With Eviction And Court. Hes Posted Late Notices On My Door Wide Open For Everyone To See. This Isnt His Only Property That He Leaves In Shambles. His *********** Property In ****** ** Has Been *********** Twice Already. This Man Doesnt Need To Own Rentals Or There Needs To Be A Big Asterisk Attached To His *****************Initial Complaint

I moved out of a rental property at the end of May '22, gave +60 days notice in writing as the contract asked. I lived at the property for three years and paid in full on time every time. My security deposit was kept without any explanation and the Agent is uncontactable.It has been 4 months and *************************** has unlawfully kept my security deposit. ***, the agent, has not responded to any attempt to communicate. I sent TWO certified letters over the course of the last two months and neither has been signed for. I left the place tidy, clean, and in well-kept condition free of damage. *** has not provided a reason or list of reasons why they would keep any amount of money as the law states they MUST do. The entire amount of money I paid for the deposit was $940.00, in 2018.I received a check in September 2022 for $540.00 which was not the full amount that I am owed. They have not provided a reason for keeping $400.00 in the over 60 days that it's been since I have moved. It has now passed the allotted time they would have had to do so so I have requested TWICE through certified letters and have not gotten a response.The law states that they owe me my $400.00. I can't imagine how many people he is scamming like this.Initial Complaint

Ive been a tenant here for almost 2 years, and there are constant issues with pests (mice, roaches, ants), sewer backups, no heat, no water pressure, and leaks from pipes, and homeless living in the halls and in the boiler rooms where they use drugs and use it as a bathroom. The landlord doesnt care about these issues. As of today, 09/22/22, the building I live in has had no hot water for the last 3 days. There was a burst pipe that took 2 days to fix.Initial Complaint

In june of 2022 property manager called and asked if i was renewing my lease,i told him no.In july he called to ask again i said no he said the lease ended july 31 22.******** it ended aug. 31.I was going on vacation for 2 wks at end of july.I asked that IF IF i cldnt find a place by end of july(bc i was going on ****) that i cld stay tru august and pay the additional 200 dollars for the month(they do month to month @ 200 more a month) he said yes,again i told him IF ! I called him on july 10 th and let him know i wld be leaving at end of my lease he basically told me i cldnt move till august? He knew back in june when he called me that i wasnt renewing my lease almost 2 months before lease ended.I lost my job 7/6/22 and wld be unable to pay august rent.I dont need an eviction on my credit report. I left the apt on july 29th at end of my written lease.He is charging me ***** for august rent plus the other fees totaling 1,859.There is no written contract that we both signed for the month of august. My written lease/contract ended july 31 22. He was told 3 times i was not renewing my lease. Ive tried many many times to contact cbz management and discuss this but no one will answer the phone or return any msgs.ive sent multiple emails that get no response.Im being completely ignored by everyone!! Im going to pay the rent but not the fees bc i dont need to add 50 dollars a day in late fees and i am requesting that i get my money ***** back from them because i moved out at end of my lease and theres nothing in writting for month of august.
