      This business removed a personal belonging from my private residence. As far as Im concerned, they stole from me.

      Disappointed and quite surprised with **********;********* review of my company on January 23, ****, and the mistruths therein.
      First and most appropriate, we did not work with **********;on this contract. We were hired by her Father who lived out of state and were under the direction of her Court Appointed Fiduciary. As it was my understanding that ****************** was not able to participate in management due to injuries sustained in the accident that tragically killed her mother.

       As far as general conditions of her mothers primary residence it needed considerable work and upgrades to make it rentable. Collapsed dining room ceiling from prior leaks. Basement plumbing not hooked up, garage doors not working, antiquated heating system, exterior fencing in very poor condition, almost full interior painting required. etc.
      We unequivocally deny removing any claw foot tub! That is just not true. It was at the property when our management ended.
      The tenants we qualified and placed were a professional couple with a child. They were appropriately screened and qualified for residency for the several thousand dollar monthly rental amount.
      The carpeting referred to was of good quality, but water stained in many areas and probably beyond its useful life, we debated replacement. We have upward of 50 photos as well as detailed video documentation of the entire home (interior and exterior) of the condition prior to the new residents moving in. The photos/videos have been and still are available for the new management and/or the owners/tenants but have never been requested. Residents still resided in the home when our management ended. We also have any bids or invoices for any work completed in the home. Again, available but never requested. If any repair was not effective, we should have been notified to investigate any available warranties. Per our Management Contract we also require owner approval on any job bidding over $500.00.

      I believe the next property referred to is the Vine Street Condo. Assuming this, we worked directly with the onsite Manager.We were never informed of the need for an architectural review. An architectural review is not required when the interior painting and carpeting is done. No structural work was being done. When the resident vacated, which was during our term, we found the unit was left in extremely poor condition.Considerable patching, full paint and new flooring was installed prior to successful re-renting was necessary. We successfully re-rented the unit at, or above market value.in fact the *** manager utilized our subcontractors for work in the building.

      As far as harassment of tenants is concerned,**********;I presume is referring to the Clarkson Condo. The entire building was without heat for an extended amount of the entire building. (*** responsibility,not ours). We provided adequate alternate heat sources as well as offered to relocate her to a different property without penalty. The harassment must have been our decision to adjust rent on this unit to still less than market rate.
      Please understand, our management ended over a year ago. We gave back management of these properties due to ******* overriding our management practices. We had no idea about her dissatisfaction with our services at that time. To anyone wishing to verify any of this response, you are welcome to contact our office.
