******** takes no responsibility for her team . As a property management company, it seems as though you should know the rules for your property. Can I have a dog door? Can I have birdfeeders? Can I smoke a cigarette outside on the porch that Im paying for?When I showed up to my showing at 9:30 AM no one was there. I have a confirmation text saying that someone would be there. I also have a reminder text from 7:30 AM to remind me that I would have a showing in two hours. I then have a text at 8:40 saying that they cant wait to see me at 5 PM. I asked why does it say 5 PM and got an automated response. That is always their excuse that it is an automated system. If you have this many complaints about your automated system why dont you have somebody answering the calls? I did have a confirmation for 9:30 AM so I showed up. Apparently that was my bad. It was an automated system. That is their excuse. It was an automated system. I cant believe that the property management company would actually suggest that it is on the tenant to figure out the Hoa rules. That is absurd to me and that is exactly what ******** of this company did. If you manage the property it is your job what youre being paid for to know the rules of the property that you are going to be leasing to someone. its like a car. If you have any hidden issues or anything, that will be an issue further down the road. Its your job to be upfront. This company is shady at best. Stay away from this company. We have reviewed the complaint and we respectfully disagree with what is being stated. ******** and her team do an amazing job day in and day out. We are sorry there was confusion regarding the timing piece. With regards to the **** as outlined in the lease, this is the responsibility of the tenants to review the *** policies so they can abide by them as occupants of the property within the *** community.Review from Lana Y

It was the worst decision in my life to choose that company for managing my property. My condo is completely destroyed by their poor management in one year and required renovation estimated $35000. Their maintenance team leading by ******* ************* not capable solve any problems even such as a clogged toilet by their "trusted tenant" which cause a flooded bathroom, bedroom, closet and laundry. RPM responded clogged toilet emergency in 5 days, their excuse was they missed the initial email (stated by *********************** verbally and in his email to me) And they let water to destroy flooring, walls and whole entire bathroom including vanity in my property as well as in my neighbor condo below. By the way, instead of an apology *********************** was very aggressive and careless in our in person meeting.What RPM good at is collecting money for everything: to find a "trusted tenant" to rent your property, who can destroy it in 6 month; to do "regular check up" to make sure everything is OK, I am still wondering how it was okay and who checked.They are also very good on sending you invoices for thousands and thousands dollars from their vendors which they have no control on. Yes It is their POLICY they do not follow up anything with their vendors such as what is done, they don't even check if the problem resolved or how much the vendor charge for the work done or not done etc. (all the bills I received from RPM were way over than market standards)But they never would wonder how you will renovate your property after their "perfect MANAGEMENT!" and where you'll get money for it especially if you are trying to recover after a stroke and entrusted them with your retirement investment.And nobody never even apologize for what they have done and ask how they can help other than *****************************.PS. We have received this review and we respectfully disagree with what is being stated. Our maintenance team responded as soon as we had approval from the now former clients and remedied the situation expeditiously. The facts of this scenario are far different from the narrative being presented.

Honestly, I would leave a zero if possible. There are many complaints I can make from switching our representative three times before getting the home rented, charging us twice for cleaning before the renters moved in, $600 for yard work that didn't clean egress windows or mow or rake, to having the washer/dryer taken by a removal company and then not taking responsibility because it wasn't in the removal contract so they gave us the removal company number and told us to deal with it (valued new at $1900). Don't be fooled by the A+ ranking. They are parasites on the landlords.Real Property Management Colorado LLC Response

Do not choose RPM to manage your property. I have been a client of theirs for 10+ years and they manage multiple properties for me. Over the years, the service they provide has gotten worse to the point that I had to write this review to warn other property owners to look elsewhere for a property manager. My complaint is mainly about their maintenance department. I have found them to be incompetent, untruthful, and unreliable. All of this has cost me thousands of dollars and kept me up at night. Before we signed the lease, we requested a Saturday move-in in date. A few days before move-in, we were informed that they do not do weekend move-ins and we had to scramble to change our plans. At no point before signing the lease or when we requested the Saturday move-in were we told this.The house was a mess when we viewed it and I requested it be cleaned. They told me that they would take care of it. When we got the keys (which took 2 hours due to miscommunication with the manager in charge of the electronic lockbox), the house was still a mess. There are holes and chipping paint all over the house. The fence surrounding the backyard has missing pieces and some of it is propped up with wooden columns. We were only given one front door key (despite having two tenants on the lease), and we were not given a key to the deadbolt or the garage door.We missed the fact that the base floor sink was completely rusted out on the bottom, but we were aware of the fact that the faucet wasn't currently working. When the vendor came to replace the faucet, he refused to work on it due to the state of the sink. Before they would replace the obviously defunct sink, they had me send a picture of it to the owner to decide whether or not it needed to be replaced. After dealing directly with the owner, another vendor came out to replace the faucet only and refused to work on the sink. Apparently, he was never even informed that the sink was an issue. The sink is still not repaired.Additionally, there are holes in the roof. When it started to rain, water leaked into the garage and damaged some furniture we were storing. At the time of my writing, the ceiling still leaks when it rains.When it came time to think about renewing the lease, I was willing to renew with some changes to the lease. I waited three weeks to hear back about it, and on the final day before I had to give a 30 day notice of vacation I was told that there would be no renewal.Real Property Management Colorado LLC Response

I got kicked out for having friends come over and talk to me and help me clean and bring me drinks and food when I don't have any and when I complained about the people ubove me being loud at 10 or 11 pm they did not do anything I don't thank they like me because when I first got the application they denied me had my houseing caseworker call and tell them to talk to the owner an the owner let me rent itReal Property Management Colorado LLC Response

We gave a deposit for a place and were issued a lease. I noticed errors in the lease, and brought them to the attention of the leasing agent. She thanked me for bringing it to her attention, and told me she would notify the owner of the changes and issue a new lease the next day (aka the first day of the lease). That day came, no lease by noon. No response to texts. No response to calls. Finally my husband called them; the leasing agent wouldn't talk to him, no explanation. She told him to call the office. The office just told him they'd send our deposit back via snail mail. Zero explanation offered. I had already put 4 utilities in my name because account numbers were required in the lease, and paid deposits for utilities. They also wanted a $225 "administration fee" with the first month's rent, as well as a $51.15 monthly "rent processing fee" ... plus $149 if we renewed the lease. And $249 if ANY changes (including if they increased our rent d/t inflation) were incurred on the new lease. Not to mention the discrepancies on the lease that were THEIR fault. If *************************** is anywhere on your contract or lease run far and run fast. Before signing a lease with RMP, I did my research and as others have said you experience really depends on who you draw. *************************** is condescending, rude, and not capable of doing her job. A few weeks ago, I went to her with an issue and she tried her best to gas light me into thinking it wasnt her problem. However the day her manager got involved, action was taken.Since that day she has been on a power trip trying to bully me. I will share lots more information including screen shots in the near future, but want to protect the integrity of evidence incase we get that far. Do not do business with this company. They are rude incompetent people. They will not speak to you unless there is cash involved for them. I was told renting a carpet cleaner was unacceptable and carpets needed the done by a professional company. The carpet was 30 years old and needed to be replaced but they charged me $48.00 for carpet cleaning supplies. Guess they are also professional carpet cleaners as well. So glad my time with them was limited.
