    Received a letter of collection 5 days ago. From this business asking for money but doesnt explain why? I was told by national credit systems, agent ************************* that I reside on *********** on Denver on 2020 ? I told him not . So went to see avenue property management twice 1st saw a white dude blonde and mustache and young and he give me ******************* email address? Told me he would helped me with this issue since my information has been hacked before twice. Send **** in email asking to explain send him my previous address, and the only two management companies o have ever rented! Plus my Amazon information and consumer cellular bill to prove to him that I go by ********************************. Well people sometimes use ************************* or ************************* without my permission. So when I went there the 2nd time now I am told it wa. ************************************************* so I had Deerwoods as my managment company and live at this place since 2011 till 2020 and give $500.00 deposit so when my lease didnt got renewed by **** Macalisister the owner I left on time . And Agent from DRG came look at my place and give me a document that shows my $500.00 deposit will cover and the $40.12 Will wave because of wearing and tearing. . So this company has a habit to collect money that is not theirs! If you look of a review here same problem with the same company DRG . They claim same problem! I all never rent from this company. And turn the keys and later day. So if you notice both this company in their collections agency both have F as grade!! I want this to stop and get removed from the 3 collections agencies! And my information send to both **** and ******* from collections must be deleted and never use. They lie to me about In address i never live and then give the correct and wait 4 years to create fake information I dont owed them anything and rented from this company!and the forms I was send by the collection came encrypted! I requested paperwork and denied it.

    Case number ******** avenue property management so I am going to be adding some documents that support I never rented from this company, I rented from ********* real estate management instead and when I was leaving and returning the keys. The owner of this property ********************************* hired Denver realty group. So I also never rented from them either just got the document that support I dont owe anything to anybody?! 1st screenshot is the original lease, two last screenshots are about Deerwoods asking to vacate since I had section 8 . In the 2nd screenshot shows I had to let section 8 I was ask to vacate after 11 years. This will support my claim against this current management company that wants money? Disregarding that they should have all documents in order also I am going to add two more screenshots you will see the name and phone of this company asking for money if you call that number they will never answer and they declined to be who they are as a company!! The black guy saw me the 2nd time and felt to identify as ******************* the dude I was trying to get all information correct? ***********? Or ******************* name . Thank you

    The debt reported being owed by *************** is accurate.  Denver Realty Group acquired the property *************** rented from ********* Property Management prior to ***************' lease expiring.  My records indicate that not only did *************** fail to pay rent the last month of his lease, but also left property damages in excess of his security deposit on hand.  This is what lead to the debt that was reported.

    It has been explained to *************** that since the debt is now with the collections agency, DRG is not able to discuss the debt, and all communication must be directed to the collections agency.  In addition, *************** has been provided information by the collections agency on how to property dispute the debt if he feels it is incorrect.

    Case number is ******** I can send you this last 3 screenshots aside from the information I ask you to send to avenue property management. So you will see this a chart given to me by Deerwoods my property management company at the time it will explain to you rent total at the bottom $925.00, my portion of the rent $447.49 and section 8 payments of $479.00all paid on 2/3/2020 so I dont owe anything 2nd screenshot the company that took over 2/11/20 DRG balance of 0! She came look into my place in told me that the ****** deposit will cover . And 41.and some change will be wave! Because of the wear in tearing!! And last screenshot my deposit paid of $****** so I dont owe more damage made up by this company. And there is no way to make a dispute since you get pages encrypted total of twenty. So pls add this information to them ? Give this information to them pls along with the previous screenshots you ask me too? Thank

    I paid my rent on time my portion on 2/3/2020 was $447.90 monthly section 8 paid their portion 2/32020 of $490.00 that totals $925.00 so I pay everything and  DRG on 2/11/2020 mentioned on the documents I send you both my payments section payment in rent that my balance was 0 ! So mon is owe to this company! And if youre claiming more  damage are done they were cover by my deposit!  So you dont have any proof and I do and when it comes to dispute this on line the 20 pages are encrypted and done intentionally so I cant dispute? I cant understand symbols and numbers?  Because I have the entire sheet from. ********* that explains payments since to 2011 til 2020 both again done by me and section 8 and the documents were done by Deerwoods  real estate management company. 11 pages total with my name address at the time and name of the property management company at the time .

    My company took over management of 1525 Xenia, and thereby the lease of ****************, on 2/10/2020.  ****************' lease didn't expire until 2/28/2020, so he is understandably confused on why we state we were his management company.   But the fact is that the management company for 1525 Xenia from 2/20/2020 until his lease ended on 2/28/2020 was my company.

    The collection agency has explained to **************** how to dispute this reported debt and where to send documentation.   The collection agency also reached out to **************** when he had issues with the encrypted email and explained to him that it could not be opened on a mobile device, which he was attempting to do.

    We hope **************** will follow the correct procedure to dispute this debt with the collection agency so that the matter can be resolved one way or the other.

    I am rejecting this response because:I am not confused! I had section 8 and they pay a portion and I did pay my portion through my entire 11 years last month of 2/3/20 I did the same pay my portion to ********* real estate management! And section 8 pay their portion that same date. I dont owe you anything! Youre employee with a different name agency at the time came to my home and we discussed what was fair? So they kept the $500.09 deposit to apply to any wear in tear! So the $40.12 got wave by your agent! I was there in person and you werent not! Show me proof of documents transfer from *********? Any pics from that time as well? You havent showed me anything? There is AI technology people can change everything now in computers. This a scam ! And youre collector felt to send me paperwork as I requested instead I give him a email in both my phone in computer both are encrypted and it says the file is damaged of the 20 pages of their dispute? This done intentionally if there is not paperwork nothing can be tracked? And computer people like you can create fake documents and fake damages and alter information on a dispute done by your agent if he would get it? I ask for several times no answer from them !  If this happens to goes to my credit I will take legal action on both you ! He already told that was already in my credit report. You should have gotten both deposit and rent from *********. Since I give to them and never rented from both of your names the past in the current. That mentioned on your phone on your site youre not Avenue property management!  Show me proof I am tired of giving you proof! And you werent never there!

    Here is proof that you cant open the pdf from their collector and it say is damaged, and now I having problems with both my phone in computer after this email was send to me ? I believe there is a viruses? Pls show this to the defendants and to make them stop ? Of what they assume? They can say I am confused and just use the phone only ? Making false statements should be considered by you the BBB

    I want to send you a current state of that home on *****************. This few days ago see the blinds from the unit they never change them ! They got fried from the sun ! And they are cheap. See I told her employee how that happened by the sun got damaged! And if you noticed the home next they have bigger curtains or blinds the owner do care for their tenants most of this people owe their homes . The damage are on the left side

    Claim number ******** here is my proof since I cant send  screenshots proof of what I am talking about it I dont owe any money. I pay all my entire 11years you got pay for the entire month both by me and section 8 and kept my deposit and wave the left ***** . Deerwoods got pay and I left on 2/11/20 and took  the keys to your employer at the address of the envelope few blocks from where you are located now. And last pdf is why you after me? Because of that corrupt owner ******************************* he didnt want to put a screen on the bathroom, or a machine that ***** the air ! The cracks both in bathroom in kitchen starting from the ground to top of the ceiling several ones ! And the mice and  bugs I got in complained! He didnt want to pay for in exterminator or make any repairs! Or add a succession system in the bathroom he even didnt want to have weatherization  for free to prevent the cold or hot coming from all the doors in windows! It would be done for free and he didnt want to do it. So if this amount you are asking shows in my credit report or increase or gets altered I will take you both to court your ***************** and collection agency plus the owner of he still the same dude.     As previously mentioned, **************** has been provided the correct avenue in which to dispute and resolve this matter.  However, he chooses to continue to use the BBB for this purpose, which is not helpful or productive for either side.  And now accusing the property owner of being corrupt, it would appear **************** just want to point fingers at everyone but himself.

    We again encourage **************** to utilize the correct process to dispute this matter and we hope that by doing so we are able to resolve this matter sooner rather than later.

    I am rejecting this response because:send the proof? Pics of the place I have them when I moved ! Send me the contract? That I have ask you the you and your previous name as you recognize ? Show I signed a lease with you along with section 8 ? Letter words that you claim arent the proper avenue to get money I  dont owe you ! If you have any proof with my name in signature of me saying that I had any type of business with both  your business and your corrupt collection agent! A paperwork must be mail to me ? The reason they send that is simple 1st they dont paperwork to be trailed! Meaning they alter anything that is submitted on line! 2nd I have proof of evidence and more that I will use in court! 3rd I show proof both the phone and computer both saying number and symbols and the computer very coincidental PDf came damaged! Unless you dont speak English? Is it that the easy way of go by intimidating like if was in  here illegally here in  this country or a criminal afraid of what you made do ?. They have my email asking for it ? They have block me from calling them ! And youre collect agency has QR in the bill that it doesnt match with their Business link!     I would like to file a formal complaint again Denver Reality Group and Avenue Property Management due to the mismanagement of my former property, **** ************ Unit 203, ****** **, *****. I owned this property back in 2019 and hired Denver Reality Group to manage this property for leasing purposes. After a year of using this company and dealing with numerous issues, I decided to no longer lease this property and instead sell it. Per the contract, if the property was not leased more than two years, the sale of the property must be done by the realtors at Denver Reality Group. This property was sold back on November 16, 2020. Three years later I received an email from Avenue Property Management stating that I owe them $1,010 due to mismanagement of funds. After a conversation with them I learned that they were short staffed during COVID and did not calculate the funds assessed to the account, and that procedures were performed out of order. Per the property management agreement it states, Upon termination of this agreement, each party shall promptly pay to the other, all amounts then currently due and those others that will accrue due to delayed vendor invoicing or other payable, to the other under the terms of this agreement. Now three years later, they are demanding money on a property I no longer own and was cleared of any additional fees. I do not believe that I should be held responsible for these fees as I hired them to manage my property and was cleared of any fees assessed at the time of sale.

    A compromise and billing adjustment, as requested, have been proposed and the complainant indicated they approved of this offer.  Our accounting department has reached out to the complainant to finalize this arrangement and are awaiting a response.

    I turned in a 30 days notice that I was going to be moving out of a property that Avenue Property Management owned in ************* in July of 2023. Upon turning in my keys, I left another letter asking if I could have a walkthrough of the apartment upon me moving out to make sure I left the apartment better than I found it, and to go over the work orders I had submitted that still hadnt been fixed (and were marked as cancelled in their system at the time), as well as my contact I formation and my new address that I was moving to. Per Oklahoma State Law, I am required to either get my deposit back within 30 days, or receive a letter stating otherwise. A month went by and I went by the office and nobody was there, and I was going that every week until I took an afternoon off to go by the leasing office at the complex only to be notified that Avenue no longer owns that property in *** and that they would get my contact info and forward it to their boss to see if I could get a corporate contact which hasnt happened yet. I have called multiple times the local corporate office number that is listed on ******* but that number is disconnected. I have also contacted their main corporate office in Denver by filling out the online form and leaving multiple voicemails but have yet to be contacted back. I have a video of my apartment prior to me moving in, as well as I took one after I moved out of my apartment to confirm I left it in a better condition than I found it. This was my first apartment on my own, and the experience with this company has been appalling and the lack of communication, and lack of wanting to fix anything when I lived there, speaks volumes on how much they care about their tenants and their properties in my opinion. If you ask other tenants that have also had to deal with them, they will say the same thing. As it turns out, I only found out how bad they are to deal with after the fact.

    We entered into what we thought was a settlement agreement in July 2022 with this company. All documents, invoices, statements, and detailed ledgers were to be turned over per the agreement within 5 days. To date, and after repeated requests by us and a representative affiliated with the company we still do not have this information to collect the almost $12,000 owed to us by the unvetted tenant we had to have the sheriff evict from our property due to this companies willful negligence and misconduct. The settlement agreement they entered was not worth the paper it was written on and they have not complied with the agreement. In addition, the collection attorney will not pursue Avenues tenant for the monies owed due to the lack of documentation we were promised and this company agreed to.

    To my knowledge, prior to July 2023, there were no recent requests for any information or documentation.  The first email I can find from the complainant is the one attached here, stating that they needed a list of documentation by 8/26/2023.   We are gathering all the documents requested in the email communication and do plan to have that over to the complainant by the specified date.

We also have emails and texts dating back to March 2023 where this information has been requested on numerous occasions by a representative for us (*****************************) who worked with APM and *******************. Emails were also forwarded by ****** from ********************* from ***************** (now CPI) requesting the ledger and specifics. Not to mention, per the settlement agreement all of these documents were due to us within 5 business days. It has been over a year now.

    My aide and I were forced to leave our apartment at ************ apartments after living there for 5 years because of a sewer water flood that was confirmed as the property's issue. We were let out of our lease 2 months early because of this issue. Approximately 1 month after we moved we received a collection letter from Avenue property management for over $1200. Not only did we never get an itemized statement of charges, but this bill went directly to our credit report. I would be very interested to know what charges went towards the abatement of the sewer water flood before they moved someone else in and what charges they claim we accrued over the 5 years we lived there?

    Avenue Property Management would like to dispute claims made by the consumer.

    Avenue Property Management did provide a itemized statement of charges by sending the consumer a move out statement to the forwarding address supplied by the consumer upon move out.  This statement was mailed out on 5/18/2022.  (Copy of statement has been attached)

    In addition, it was nearly 5 months after the statement was mailed out that the file was placed with collections, and not immediately as claimed by the consumer.  (See attached inventory screenshot from collection interface)

    We believe we not only provided timely and itemized statement of charges, but provided ample time for consumer to contact us before file was placed with collections.

    While I appreciate finally finding out what the charges are for, because we lived there for 5 years without ever receiving new blinds, or a paint job upon renewal we feel the charges upon move out are a bit ridiculous. It was also our understanding that we were grandfathered in where it came to smoking in the apartment. Otherwise we would have smoked on our patio. At least we didn't consume illegal drugs like most of our neighbors did in our apartment

    In November 2022 we received a letter from a collections service stating that we owe $807.11 to Avenue Property Management. This is false, and seems due to either Avenue Property Management trying to get money that isn't theirs, or bad business practices and communication. We rented a property (970 Quitman St, Denver, *** that was managed by Avenue Property Management (at that time called Denver Realty Group or DRG) in 2019-2020 and moved out in August 2020. After 60 days, we had not received our security deposit back, and had no word from them on what we owed or how much would be returned. This is the legal amount of time they have, and they did not follow protocol. At that time, we sent a legal notice that they were past the 60 days they had to return our deposit, at which time they did finally write us a check for the full security deposit. At that time, they also defaulted on anything they believed we owed since they did not send us any sort of bill within that 60 day period. Now, over two years later, we are being told that they have put us on a list for collections for money we do NOT owe.

     After further review of our records, we do see that former tenant ******************* was refunded the security deposit in full and owed no debt (see attached ledger).  His submission to collections was an honest mistake and the collection file has been cancelled immediately (see attached email confirmation).

    Someone was up on or in the roof August 31 and stepped through the ceiling. I immediately opened a service ticket. Maintenance was here the next day to inspect it but no repairs were made, or scheduled. Today, September 3 the ceiling fell through. All of the items in that bedroom are now likely damaged or destroyed. Furthermore the maintenance ticket was cancelled in the resident portal. I need someone to call me IMMEDIATELY to discuss the next steps. I will be witholding my rent until this situation is fixed as per ******** Landlord/Tenant law.     The full repair was completed on 9.7.2022, and no personal items were damaged.

    We cancelled the work orders being referenced, as there were more than one.  So we consolidated them to reflect one work order in our system

    I am under lease agreement with this company and they have violated the habitability law on multiple occasions. I have requested emergency maintenance on multiple occasions through the phone and over email only to be told the owner will not spend money on the property until everyone gets evicted in September even though I am under lease and my money was accepted for 5 months as well as my deposit my fridge leaks my dishes has a burnt electrical smell and collects water my air conditioner had Concrete dust in it that me and my family did breathe in and got sick as a result of that I was told by the agent acting on behalf of their company that I would be reimbursed for the aC if I bought it and he would install it that day after he installed it the manager called me and said the owner is not putting money into the property until everyone is evicted he then asked in what form I paid my rent which I find to be discriminatory in nature I told him it should not he stated it does then told me have a nice day and hung up the phone after telling the maintenance man he would not be paid for his work thankfully the maintenance man did the work anyway. I also have spiders and ants that I have complained about and nothing has been done on top of all of these problems they want to raise our rent from **** to **** when rent was raised nine months ago they also built two decks with out having a permit and did not give us any formal notice that we would only have one entrance to our units and we would have to leave them unlocked for multiple days if the kitchen caught fire at that time my family would be deceased as it was not possible to leave out the front door I have tried to contact the offices of avenue properties multiple times today alone without success the resolution I seek would be no rental raise, reimbursement for the air conditioner in the amount of 430 dollars, fix the issues with my fridge, dishwasher, and monthly pest control, I would like to stay till Jan. 31st

    To whom it may concern,

    In response to the complaint received from the BBB via *********************, Avenue Property Management (APM) offers our explanation of the circumstances surrounding the situation.

    ********************* was served with a Notice to Quit (NTQ) on 5/2/2022. An NTQ is effectively a non-renewal of the lease term. APM is following the legally established process to vacate the unit, as directed by the property owner. ************** is currently on a month-to-month arrangement, and we are following the proper process to end the agreement. Despite Mr. ****** claim, accepting money for past rent does not obligate us to continue a relationship in the future.

    We adamantly deny violations of habitability law. Upon investigation, there are a total of 3 work order requests for the unit. One of those is a duplicate request, leaving two authentic requests. The resident has been made abundantly aware of the resident portal and the preferred method for submitting work requests. We do not obligate residents to use the portal feature, but it is the easiest, simplest way to request maintenance work.

    Our maintenance team visited the unit and began addressing the residents concerns. After inspecting the fridge, it was determined that the condenser was going bad. After researching parts, we determined that the delivery time for a new part was beyond our acceptable standard of service, so we bought a fridge to replace the existing one. We deny the inference that we were impeding the work of the maintenance technician. Our management contracts with owners stipulate that we seek permission from the owner if we expect repairs to exceed a pre-set dollar amount. Acting in accordance with this contractual obligation, we sought to confer with the owner before proceeding with certain aspects of the requests from the resident. This is an exceedingly common part of the business and one that renters are familiar with.

    We deny that a representative with sufficient authority made a promise of reimbursement to the resident for the material they purchased. The property manager is the representative of the company and carries the authority to make decisions that have a financial impact on the property.

    Upon investigation, we learned that ************** was repeatedly rude to our staff and continued to call different members of the team and change his story when the answer he received wasnt what he wanted. The claims made by ************** are perceived as an attempt to create enough hassle for our staff and owner to reverse the capital renovation plans underway and delay execution of the **** We find no legitimate, unaddressed complaints from the resident.

    I have read the response and the allegations made by avenue properties are direct lies and I have multiple witnesses to prove this

    As well as them serving all tenants with evictions while under the guidelines of emergency rental assistance programs did in fact violate terms of agreement made with the state of ********, furthermore they have refused to pick up our trash for weeks and trash is flowing out of the can. As to the claim made to the purchase of my refrigerator, they were moving in a brand new stainless steel fridge in the empty unit next door and a brand new dishwasher I heard and saw the avenue properties workers removing the old fridge from the empty unit and pull it into the street, I then began to try to call avenue properties no one answered I asked the workers what was going to happen to the fridge they said it was going to ********** for a core fee and I said my family needs this fridge ours isn't working and they said they need a fridge to take I said you can call the manager or the police and it's nothing personal but my family doesn't have a working refrigerator and I then pulled it from the street down the stairs and into my unit avenue properties manager was called by an employee and he told me to keep the fridge the statement made that they purchased a refrigerator for my unit is a direct lie.

    I would like my case to be re opened and a chance to prove the statements they made a false I was also told by the manager that we can stay if we are paying rent so the eviction thing should no longer be on the table I also have made complaints with the city as well as other residents about the safety ot the decks that avenue properties built without the proper permits from the city I have proof of that as well I feel any and all current actions being taken by avenue properties are retaliatory and illegal

    Very displeased at your sterling Park apartments. Have only lived here for just over a month. Manager on site is very unprofessional and wasn't dressed professionally when we were in to do our lease. She was wearing shorts and flip flops. Also the property is kept in very poor shape and there's trash everywhere outside. There broken furniture and mattresses that just sit outside In the grass a long with tons of trash. The day we moved in our place wasn't even cleaned yet and we drove 16hrs here to have to wait hours so they could clean our place and our lease wasn't even ready. There's a dog in the office that's so unprofessional. Anytime we put maintenance in or have the office do it they never do it. We have photo evidence how nasty this property is. I wouldn't recommend anyone to ever stay here. There 1 pictures of furniture just sitting out there I have more photos.

    I hold myself accountable for representing Avenue professionally every day. I maintain professional in my behavior and dress code when at work. The grounds at Sterling are serviced every business day by our maintenance technicians. We try our best to have every apartment ready for our tenants to move into a clean and ready home. Leases are manually generated by our office staff once the prospect arrives to the office. We do not have animals staying in the office, though we are a pet friendly community to which several tenants have dogs who visit the office. Maintenance requests are handled in a timely manner if they are turned in to the office for entry. New landscaping crew to start 04/20/2022 for the grass and grounds clean up.     Keep a clean property look at this mail room. You know you dont clean regularly. And I drove 16hrs straight to get to ******** and our place wasn't even cleaned before we got here.
    I am rejecting this response because. And you filed with hr about lane having his dog in the office. Plus I hear you live on site without corporate knowing that you live in B1. There is trash in the grass daily that never gets picked up I can walk around and take pictures every day.
