Property manager, Aerowood, stole my tenants April 2024 rental payments. My attorney has been reaching out by she will not respond or provide the funds. My new property manager also cannot receive the necessary information to take over the responsibility for the tenants.Initial Complaint

Ellie is the owner/operator of Aerowood Property Management. We have used her to manage 2 long-term rentals in Aurora for the past several years. Over the last 18 months her communication, timeliness and accuracy of information she provided to us has deteriorated to the point we cancelled her services as of 12/31/23. Per our contract she had 45 days to transfer tenant information and management of these properties to the new PM. She was to send leases, damage deposits, payment records, owner statements, keys, etc. in that time. We are now ~57 days since termination and that has still not been completed. She has been extremely slow to respond to any email, text, inquiries about when this will be completed. Usually she just says she will have it done "soon". In one of her few correspondences to us she asked if any payments were made for late rent to the new property manager in January for December rent. She has not conveyed what amount is owed by this tenant or provided any records or payments at that property for the last 2-3 months of 2023. Additionally, I've informed her that the 1099s she sent on Jan 31st are not correct and have not had any response on the topic. These forms show that we earned significantly more rent than we would at full occupancy at the highest rent rate for each of the 2 properties she manages for us. This despite the larger, more expensive unit sitting empty for 3-4 months over the summer. At this point I have to wonder if she is commingling funds or no longer has the damage deposits these tenants placed with her and has stolen the money.Initial Complaint

I moved into an apartment managed by Aerowood Property in May 2020. Did the full move out as told by Ellie Reimer. It has been almost 8 months since we have moved out and have still not been given our security deposit of $1565 back. The lease stated that Aerowood had up to 60 days to return the deposit and we are well over that amount. I have received the itemized deduction report of what will be deducted but after I keep getting told that the Check "in the mail", however have NEVER received a check. Now I am not getting a response from Ellie at Aerowood. Now I intend to pursue legal action against the property management.Initial Complaint

We were with Aerowood for about 2 years, the second year we noticed shortages in rent payments owed to us. Ellie always had an excuse, partial payments would come, then no payments. At this point they owed us $11,000+ to $33,000+ in back rents. Proof of this is; They sent us our 2022 1099 stating they paid us $108,637.48 Our 2022 bank statements of deposits from them total $75,079 (thus the $33K + missing) The "transaction history" page on our owner portal with them states $86,348 (thus the missing $11K +) So, we are not sure how much they actually owe us as we do not know if our properties were truly rented and if the 1099 is the true amount or the transaction history page is the true amount. Either way, we KNOW we only received $75,079 in our bank account for 2022. If 1099 is wrong, is this tax fraud by them??Initial Complaint

Moved into an apartment managed by Aerowood Property in February of 2021. Moved out the day before the lease ended on August 1, 2023. It has been almost 4 months since we have moved out and have still not been given our security deposit of $3,000 back. The lease stated that Aerowood had up to 60 days to return the deposit and we are well over that amount. I am wanting my security deposit back. It has been more than 60 days I moved out of the unit and per the lease, I had 60 days. I have attached the letter of what I would be receiving back and ***** still owes me a ****. I have emailed her, called her and no response until I am at the point to go to her place of business for the rest of my security deposit. Also, she charged me a cleaning fee of 50 dollars and my dad and myself cleaned that entire condo before I left. I moved out 2 weeks prior to my lease expiring because of the roaches and neighborhood. I called ***** today, November 13, 2023 and her numbers are disconnected. I emailed her and she did ask for my number but still has not received a phone call or anything back from her! I just want my full amount by today, November 13, 2023.Customer response

Aerowood Property Management owes me over $3000 in rental income for October, 2023. It SHOULD have been deposited into my account BY 10/15. Since I have notified them that I am dumping them, I think they may not pay me what they owe! *********************** always has some excuse or another as to why the monthly deposit is late!Business response

Hi- These properties are in close out. After an owner terminates their contract Aerowood has 60 days to close out all funds. New Management is requesting Data that we have already turned over all that we HAVE. Aerowood also switched system 10/1/2023. The owner refuses to login and access his funds in the new system. Aerowood has been depositing into his bank since the owner refused to do his part in getting paid. The owner needs to read the contract that both parties signed. Not one TIME has Aerowood ever REFUSED paying this owner.

I am rejecting this response because: Typical lying BS from Aerowood! I have NEVER had to log onto the portal to access my funds. They were supposed to be AUTOMATICALLY deposited in my account by the 15th of each month. The portal was just to provide me with an accounting of funds received and disbursed. Only once or twice in over 2 years were the funds deposited on time. I usually had to repeatedly demand the funds!!! As of now, she STILL hasnt given my new property management company the keys, the tenant info (SS #,names, etc.), or their security deposits. I notified Aerowood of their termination in Aug. It is now December and still nothing from her. She refuses to return calls or communicate regularly with my new company. She recently told them she would resendeverything as if she tried to send it once!! How do you resend the keys??? She is a complete and utter trainwreck of a property manager. She assured me she had taken care of the *********************** License process. I just received a letter from the ***************** that I am in violation now since ABSOLUELY NO paperwork was ever submitted for my property. Just another ***** lie! Feel free to contact my new company, Properties Plus, at ************. ***************************** can verify all information I have given to you. You cant ********************* without LIE!!!

I moved into a property by this company the end of October. When I received the keys, I asked the realtor about all the trash inside and outside the house, and broken light bulbs throughout the living room that are high-vaulted. He assured me all would be fixed. Nothing was fixed and I had to take all the bags and more bags of trash and broken trees /furniture myself. I found out on October 25th, 2022, that the stove/oven also does not work. Not only is it broken but it possesses a fire hazard. I filed a request online on October 25th to send maintenance out. I have reached out to the property manager or "owner" and she lied, she texted me that she had ordered a new stove and is sending me a temporary one for thanksgiving. I never received either stove, once I messaged her again she gave me another excuse. They finally brought me an old and broken stove from another house exactly a month later and promised me it was a new one. Surprise, the used stove does not fit which they brought on November 24th. Now, the old stove they brought, the "temporary" has been just sitting on my porch porch for weeks so that the *** can fine me. All while I still don't have a working stove. I messaged the same lady again, shocking, she read it and ignored me. This "owner" lady is a liar and does not care about anything. My lights in the high ceiling also do not work which was promised would be fixed so I have no living room lights, either. My lawyer said to give it a little bit longer but it has been nearly three months and there is no one to contact about any of this other than the scam artist lady that obviously doesn't care. I pay the rent on time, I paid their deposit, and I fill in the online form for requests. This is so unprofessional and appalling the little care they show. The worst part is, there is absolutely no one you can reach out to for help, aside from the same one lady that ignores any and all requests. What a huge regret to have moved into this property! April 3rd 2022 - first contact with property management due to broken fence laying.April 8th 2022 - Fence pushed up and temporarily secured by their companies handyman. April 8th to May 21st - constant back and forth communication with property management in regards to splitting cost to replace the fence.May 21st 2022 - Mentioned additional hazards to be corrected by property management. Due to snow frost from May 20th-21st, two trees from their property began to sit on my roof and shed. One branch split halfway and overhanging over my patio.May 21st to June 2nd 2022 - Back and forth with property management to take care of hazardous trees. ************ came out to trim trees on their property only; no where near the hazardous trees.June 2nd 2022 - ************ manager visited the property to look at the trees. He agreed that they were a problem and it should be taken care of.June 7th 2022 - Follow email sent to property management for an update on tree trimming and fence. -- No Response June 10th 2022 - Follow email sent to property management for an update on tree trimming and fence. Added tree company to email. Left voicemail to tree company manager for follow-up. -- No response yet.
