This reviewer lived in a property we managed and vacated over 2 years ago.
Notes below hope to answer the complaint:
Professional Cleaning completed by ******* sent on July 30, 2020, and billed on August 3rd - described as deep clean (before they moved in)
Transition maintenance was completed by Trusted Home Maintenance on July 30, 2020
A yard clean-up mowing and weeding was completed by **************** on 6/26/2020
A yard clean-up weeding and cleaning up to set proper expectations was completed by ***'s Landscaping on 7/31/2020
It was reported that there were items left in the garage and downstairs from previous tenants reported on 9/9/2020 and a vendor was assigned to haul them, however, ************************************** household advised they removed items and were credited $200 for this removal on 9/24/2020

The move-out:
Fox became aware that the tenants abandoned the property at some point before 9/6/2021 when a neighbor contacted Fox regarding a water intrusion issue flooding the yard and basement on 9/6/2021
When the Fox representative was unable to reach anyone from the household we entered the property to shut off the water and found it appeared that the tenants had moved out of the property.
At that time our representatives noted that the house looked abandoned, while many personal items were left behind. Additionally, the property had a strong smell of what could only be described as garbage and pet odor. Weeds on the property particularly the sideyard over 3 feet tall and there was a good deal of maintenance and work to restore the property to a condition the property could be rented.
Tenants were contacted through September to verify they would allow us to start showing the property as their lease expired in July 2022 and did eventually sign a lease break addendum to allow us the ability to continue work and work to find tenants as soon as possible.
$5377.15 in transition maintenance alone was required to restore the property and remove odor in the walls.
The maintenance chargeback of $298.25 was deemed appropriate based on the inability to document the associated smell and painting needed due to age but required multiple layers to remove odors trapped in the property.
$576.88 proration of pet-stained carpet (from $961.47 total based on 60% of carpet replacement cost - as carpeting was last installed 8/19/2017 and calculated on a 10-year depreciation schedule).
Loss of rent was unfortunately unavoidable in this situation and the surrounding circumstances.
Invoices paid by the owner to bring the property to a state suitable to rent during this time frame are attached. Additionally, the owner allowed Fox Property Management to continue an attempt to contact the tenants, via email, mail, and phone and settle this situation with the tenants directly, discuss options, and make payment arrangements. These efforts continued until March 2022.
