      I purchased a home flipped by this company on December 2022. We knew that they cut corners but never to extend of jeopardizing our health. We are a family of 4. Two adults and two children under 3yo. This company purchased our home for $285,000 and sold it to us for $460,000. We are not bitter for their profits on this volatile market. We are just upset that they put our lives in danger and profit from it. Below I will list a few issues that we have encountered since the closing. 1- New roof. We split the cost at closing 2- rebuilt the chimney, we paid in full after closing, 3- replaced 12 windows that were not even attached to the frame after 1 fell on me while installing window treatments. 4- we discovered that the sellers painted over black mold all over the basement. We discovered it after our 1yo son stated with respiratory issues. It was clearly intentional , as they painted over it with primer and then the finishing paint. 5-Furnace started malfunctioning and the central AC as well. We replaced the entire system. 6- in the process of remediating the black mold, we discovered life electrical wires in the walls. 7-we have electrical malfunctions all over the house. Flickering and breakers tripping. 8- bathrooms started leaking to the finished basement 9-basement bathroom shower doesn’t work, it needs a full shower installation and replace the water heater 10- possible sewer issue, as we are experiencing sewer smells in the basement. This company should be fined and put out of business for unethical way of handling business. Putting buyers life at risk to maximize their profits. Hiring contractors that do poor work and purchase the most affordable materials possible.

      We are sorry to hear about your experience with the property after it was sold to you.

      As a business, we strive for and continue to maintain ethical work and are opposed to cutting corners. Please note that in between a purchase price and a sale price is not only remodeling costs, but holding costs, closing costs and financing costs as well.

      Home was vacant, listed on the Multiple Listing Service and purchased using a licensed realtor.  At the visible signs of moisture, mold-remediation was done before proceeding with any work on the property.

      Home was NOT a brand new construction, with home pricing and appraisal to match. It is impossible to guarantee any preexisting structures that did not present itself during remodeling or home inspections. 

      Every scope of work item was subcontracted to reputable and licensed home improvement contractors.

      Brand new windows were installed to improve energy efficiency, an upgrade done from single pane to double pane thermal windows.

      Inspection upon purchase showed that the pre-existing septic tank was old and to that effect, a brand new septic tank was installed.

      Roof was also inspected and determined to be in good condition before remodeling; however, we graciously agreed to a concession.

      HVAC (Furnace) was in good working condition and serviced accordingly.

      Kitchen was redone to include quality high-end cabinetry, quartz counter-top stones and modern appliances.

      Bathrooms updated with shower glass, new vanities, and plumbing fixtures.

      Hardwood flooring refinished and porcelain tiles installed in all bathrooms.

      New water heater was installed.

      Electrical panel was upgraded.

      New driveway installed, and

      Extensive landscaping done among other items in the scope of work.

      You did a home inspection and had your concerns addressed to close the sale.

      You opted for a concession to cover your plumbing, electrical and chimney concerns. We approved a $14,711 credit at closing, including another $5,000 price concession. Making it a total of $19,711 that you made at closing.
