      My real estate agent hired Sherwood Inspection for conducting general inspections on the property I purchased in April 2024. There were multiple issues with the report as listed below: - Not flagging that water heater was 20 years old and needs to be replaced. It got broken down after I closed and I have to replace it for $2,000. - Not responding back or providing clear guidance on water stains, mold, mildue and moisture in basement. I requested written response/confirmation that those are old water problems and there’s no current activity. Did not get a response back from the inspection company. Agent verbally confirmed that they confirmed they’re old not current. Basement flooded last week and I have to pay for $12,000 of repairs after closing. - Incorrect information such as missing a well treatment system although it was there per seller’s disclosures, broken rain cap although it’s in good shape, electrical cables touching tree branches which is not the case. I am requesting either a full or partial refund of my additional expenses that caused by this inaccurate and insufficient inspection report.

      Hi, I called Sherwood inspection services, LLC and requested a structural engineer to inspect my property. I requested a structural inspection to inspect an old fire damage in the basement that affected part of the carrying beam and subfloor, I wanted to make sure the damage was repaired properly and according to the state constructions standards. The inspector (David Sherwood) came along with another person on Friday July 14th to inspect the affected area in my basement, two days before the inspection I made sure that the area they are going to inspect and clear and accessible and yet they stated the following limitations in the report: "Limitations: Stored items in the basement limited access and inspection of the basement area. Assess further once belongings have been removed. • Limitations: The basement is partially finished which limits inspection of the foundation and structural framing." I paid for full structural inspection ($864.50), but they inspected only the small area affected by the fire damage where I told them to look, and I pointed to them the two placed where there is insufficient barring support which they mentioned in their report. Four days later they sent me the report and as I am reading it, I noticed lack of basic information and details, for example they didn't mention the location in the basement where the damage occurred or the size of the area affected by the damage, nor the tools used to test the strength of the carrying beam and subfloors, nor they referenced the state of ** construction standards and regulations regarding fire damage or barring support. I called Sherwood Inspection Services three times and told them to add more details to the report, but I still have not received any response from them, the only thing they tell me each time I call them is that David Sherwood is busy. I would like them to update my report now, tell me why they charged me a full price to inspect such a small area and why I didn't receive support from them when I asked for it. This is the second time I used their services, and I don't recommend them to anyone.
