      0 if allowed... Was on boards/teams in the beginning.. know Wanda P***** is a fraud doeswhat she wants...Mike and Sal will come kiss *** make you feel like they care,, never hear from again. until you call.. they make you feel like your issue not a big deal.. holes cut into walls. "we will call cops on you" pathetic ... and flooding. ya we''ll get to it. send more pics than we saw in person... 6 years later. ongoing flooding not fixed. send more pics? after all the reports? Jeff rose pathetic lawn mower boy put in failed drain i told them was not the issue? yet these fools will play each of you. stretch out the issue as long as possible. not fix any issue. board kiss asses.. hoped i was wrong.. but the fake increase in commons prove it. these guys all the same....

      Good morning ********  The Board of Directors had a new drainage system installed outside your home in November 2023, this is a month after we started managing your community. We met at your home on January 12, 2024 to follow up with you water in your basement. During our inspection, no water was visible but I have issued another work order to have the basement inspected. You might need a sump pump but I will have the basement company make the correct recommendation to best correct you issue. As discussed on our phone call yesterday, we will be on site inspecting the outside of your building. I will be following back up with you today. Respectfully, Mike F**********

      CM Property Management is our condos managing company. I joined the Board of the ********* Condo Association one year ago. I became secretary after attending last year's annual budget meeting and read minutes generated by the company. There were only four of us in the audience who were not in favor of the budget but when voting took place, only "for" was asked for. No "no" were recorded. Company generated Minutes noted the budget passed unanimously. In 2023 the leaders added to fees rather than attaching an assessment, This year's increase brings monthly fees to $432 a month. We have no amenities here. A group worked hard to encourage a quorum of people to attend the meeting. A packet of forms was sent out by CM Property with paper ballots and they were going to offer electronic voting. I argued the inequity of it, so it was left at paper ballots. No proxxy forms were included and we were told there was a new law making them moot. Not. A quorum of people attended the meeting and asked questions. In the end, paper ballots of those present, the proxxy forms that we provided, and the register of voters who had signed in on a paper prepared by CM Property were being counted by the Manager, Darrell Burne. As secretary, it is my duty to record all tallies and report them in the minutes. They handed me the "no" votes which I counted. When I asked for the "Yes" votes, the owner, Mike F*********** stated, that the yeses had won because "anyone who did not attend was an automatic yes vote." (I tape record meetings this was caught on tape), but I was. not allowed to see the other ballots or sign in sheet. When I called to review them at the office, I was told that they would have to "white out the names on the ballots in order to preserve privacy." I reminded them that was ballot tampering and that I had already counted 30 of them. They have steadily raised our fees. This company makes up laws, rather than adhering to actual ones. Buyer beware.

      Good morning ***** Thank you for your comments. The 2024 budget vote was not voted down by the majority of the home owners at your community. 30 home owners voted down the budget and 60 home owners approved the budget. The major reason for the increase to the common fees was for the sewer pump replacement that is vital to your community. As explained at length in the Annual Meeting, the $100K line item that the community approved will be removed in 2025. ALL proxies and ballots were reviewed, counted and approved by my office and the Board, My office made the votes available to you and a few of the home owners who came to my office. Per the new state statue, my office removed the names of the owners who were in majority to approve the budget. Per the state statue, anyone who does not vote down the budget is considered a yes vote. I explained this to you and all the owners who attended the meeting. I am sorry that you feel this way but I do not make up laws but only follow them through the state and with guidance with your Association's Board and attorney. I have to hold onto all votes for one year, that is another law I must follow. Please feel free to call my office anytime ************* ** ***** ** ** *********************  The Board and CM Property Management work very hard to stay proactive rather than reactive. The sewer pumps, electrical panel replacement are a large expense but needed. As discussed at the Annual Meeting, one pump is no longer working and we cannot get any parts.
