Charlie "built" a heavy stone retaining wall for us that, due to his dishonest practices and incompetence, fell apart within a year. Charlie had promised that his construction would include a curtain behind the stones to distribute the retaining load of the fill, But one day I noticed that his build wasn't using any curtain. He said he'd changed his mind and decided it wasn't needed (saving himself $$$ that wasn't passed on to us). We had to bring in other contractors to look at the failing wall - all of whom showed us where Charlie had stacked his stones at bad angles that resulted in them slipping out. Fortunately the new contractors were able to rebuild the wall correctly. BTW, Charlie had initially promised us that he would provide a guarantee in writing but in the end he refused to guarantee his work.

What a change of pace to have a professional on time and does what they say they will do. We asked Charlie and his team to complete a rather large project and they came through in flying colors. I know we weren’t the easiest being picky but Charlie was extremely patient and helped us through the entire process. We had a retaining wall put in on the side of the house so that we could level off the front and they made it look effortless. After that they helped us with the landscape design to beautify our new front of the house. It came out great and Charlie’s input was very helpful with plant types and the design positioning. My wife and I couldn’t be happier. Thank you Sullivan and Son to you and your team and we will look forward to seeing you sometime in the future for our next project.

Charlie and the entire team of Sullivan & Son Land Management have got to be THE most professional, honest, hardworking group of guys that we have done business with. We had a vision in mind, and Charlie created this vision far beyond our expectations. Charlie is so experienced and suggested doing things to enhance our yard. We listened to everything Charlie had to say and went with every suggestion. Our yard is now our sanctuary! We do a lot of outdoor entertaining and all of our friends and colleagues have commented on Charlie and his team’s workmanship. I have recommended Charlie to many of these people. We are now looking forward to the second phase of our yard upgrade by adding intricate masonry work. Sullivan & Son has been maintaining our property for over four years, and the attention to detail, and work they perform is AMAZING! Last fall we replaced all our plants / shrubs, and also had Sullivan & Son install a large privacy screen with 20’ Green Giants, which came out great!

Sullivan & Son Land Management recently wrapped up a large masonry project in our back yard this last fall, and it absolutely turned out amazing! Charlie was a pleasure dealing with and guided us through every step of the way. I highly recommend them.

In violation of our privacy, Charlie S******* is still using unauthorized video images of our property on his business website ******************** Charlie S******* - You do not have our permission to use the hazardous mess that you created at our home, to promote yourself. Continued use of our images is a violation of our rights. You promised last year to take our unauthorized images down off your site but you lied. We demand that you take them down now. SUMMARY: My wife and I solicited bids from ********* ****** *********** to clear some trees, build a retaining wall and level our back yard. Charlie S******* was least expensive. We awarded him the job without checking his references or qualifications. Charlie trashed our yard. He left hazardous conditions all around our property. He destroyed lamps, trees, shrubs, landscaped beds. Garbage and debris and stumps. Charlie kept promising that he would make right all the things he was screwing up, but he never did. More harmful and expensive though, were Charlie's pure breaches of our contract: Bait-and-switch of materials. Unapproved shortcuts leading to major problems. Failing to deliver as our contract clearly stated. Nonstop lying and evading. Incompetence and half-assed effort. Most alarming of all was Charlie's fraudulent attempt (thankfully discovered and exposed) to extort 3X bogus charges with fabricated invoices and extreme price gouging. After months of trying to get Charlie to perform in good faith, referring him back to the contract terms, and providing documents and photos and transcripts of his lies and false numbers, we hired an attorney. Charlie continued his lying, evading, giving and breaking his word, and ever-changing his position with our attorney as well. We determined that the cost of suing Charlie to recover our money for all the work he'd botched and the hazards he created, would be greater than the cost of just hiring other contractors to fix all the aspects Charlie screwed up.
