            We bought a house in there subdivision on ***** **** ******* ******* ** ******** ***  My neighbors and I have had nothing but problems with Joe. He charges you a lot of money, and uses cheap materials, and Labor. He sets you up to go over your allotted allowance, and the allowances aren't even close compared to the $1M price tag. Everything is an extra to Joe. The town told me he has been fined for non compliance, and lies on his building permits, which when they knocked on my door right after I moved in cost me more in tax's. He stands by nothing, you have to fight him to do what was promised, and stand by his guarantees. Its been months since we closed, and we are still waiting on our punch list to be completed, because he will schmooze you and put his arm around you and say trust me. Do not close or sign anything until everything is done to your satisfaction. If I only knew then what I know now. Everything is now in my attorneys hands. He took the fun out of this project for my wife and I and caused us a lot of stress. I cant wait for the day when this piece of ____ is out of my life!!!
