      Delmarva Buildings hit an electric line at my home, resulting in over $6000 of damage. They refuse to cover expenses related to this, and as such, we are facing having our power disconnected from our home until we can come up with over $6000 in a lump sum. This will cause us to become homeless. This line was very clearly marked, and their contractor admitted seeing the line and drilling over it anyway. This is also against the law in Delaware. What they did do, I believe in anticipation of us going after then for repairs, was make up a surprise bill after we signed the final paperwork asking us for more money, as if they did not cost us enough.

      I want to thank you for allowing us to build your building, and i hope you will enjoy it for many years to come.

      When we dug the hole for the footer, where the marked line was, we hand dug all the way down. When we cleaned out the whole we ended up damaging the line, and it needed a repair. Total cost was $1200. We offered to pay 50% of that. 

      According to contract we are not responsible for this. It is very clearly stated.

      I think the electric company is saying you have to reroute the line, and that is probably another cost to that, but this has nothing to do with Delmarva Buildings. This rerouting is something you probably would have to do no matter our relationship. 

      I will suggest that we offer you a solution of another credit of $1,000. The reason for that is to solve this matter and help you with the extra expenses you feel that you have.

      Better Business Bureau: I have reviewed the response made by the business in reference to my complaint and have determined that this does not resolve my  issue.  For your reference, details of the offer I reviewed appear below. **In order for the bureau to continue to assist you, you MUST provide your view on the matter or your complaint will be closed as answered.I was home during the construction.  The hole was absolutely not hand dug, it was drilled using an auger on the skid steer, which caused damage to my line. Not only was I outside at the time and saw it happen, the operator stated that he saw the line but thought the electric line would be deeper. Electric lines are typically buried 24 in into the ground and he was drilling a 36-in or deeper hole. He also admitted because he was Amish, He "did not know much about electricity".   After revising the email chain of our responses to Delaware  Electric, the Public Service commission has stated in writing that the builder should be held responsible for this damage.   The total charge from DEC to repair was NOT $1200, but $6054.48.  I have attached a copy of that invoice.  When the representative went over my contract, he explained that I would be responsible if a private line that was marked or not would not be the responsibility of the builder, which is pretty standard. The line that was hit was a public line that had clearly been marked by Miss utility. Drilling near a mark line is illegal in the State of Delaware, And as mentioned above was caused by gross negligence of the operator of the skid steer.So far I have not asked for compensation for being without electricity, or the emotional distress of having the power company threaten to shut off my electricity for an extended period of time (which would make my family homeless)  because I could not pay the $6,000 invoice. What I am seeking is only  full compensation of the Invoice for the damage that was done to my property due to gross negligence.  Regards, Complaint ID: 21235641

      I understand your frustration over this, and that it was an extra expense to you that you had not figured for. 

      in our contract is clearly states the following:

      "Purchaser is responsible for braking, cutting or damaging of any wires, cables, septic tanks. pipes etc, in the course for drilling holes. Purchaser  agrees to an shall pay any extra costs incurred due to poor soil conditions and/ or  obstructions at the budling site"

      We do everything we can to avoid problems like this, and we instruct our crews to avoid this. Sometimes the marking of the lines is not a 100% accurate, and that can also cause a problem or challenge for the crew. 

      We have due to the challenges you have had wanted to help you out, and already paid $600, and offered to pay another $1000. Im looking at your account, you still owe us $1548 + late fees and collection costs. 

      Im willing to offer you a full credit of everything you owe, and i hope that can help you. We are then close to a split of the cost, something we dont have to do according to our contract.

      Delmarva Pole Buildings is attempting to bill us charges in the amount of $1495 which has since increased to $3058.00 because we refuse to pay them since there was negligence on their end that caused erosion around the pole barn which in turn we had to bring another contractor in to backfill which cost $1495. We told Delmarva due to this we would be deducting the additional cost we paid out of pocket ($1495) from their final bill. We expressed dissatisfaction with them and to them on a number of different items that transpired during their work, the cause of erosion was because they delivered damaged metal for the building twice which caused the building to sit without gutters and downspouts for 2 months which caused significant erosion around the building. We took pictures of the damage and sent them to Delmarva and never heard another word about it. We also filed complaints with them about the garage doors being installed improperly and didn’t work, this was never fixed, we never received a punch list from them nor did they have anyone come out to do a final inspection and we have never received an occupancy notice. They never responded to any of our asks or complaints to this day, almost 2 years later. Now they’ve sent us to collection and are now trying to say this is a material increase cost which we have documentation and proof that we already paid the material increases! We paid the final bill 12/21 and deducted what they owed for backfilling the damage to the property. We attempted to speak with the accounting manager numerous times to resolve this issue and only response we got was they’d get back to us which they never did. We also sent our complaints and justifications to the owner of the company and heard nothing. I DISPUTE THE VALIDITY of any amounts owed to this very criminal and unprofessional business. We now know multiple people that have had horrendous dealings with this company and went through similar experiences. Please help resolve, thank you!

      Delmarva Pole Buildings is attempting to charge a Materials Increase Charge after we expressed dissatisfaction with multiple episodes of property damage. We did give a poor review which was warranted. After the final billing 12/31/2022 we received a call today demanding we pay $500 for a materials increase ??? see attached invoice, they were not charging this amount until a bad review & complaint to the BBB. Our damages to property far exceeds the minimal $300 credit given now erased by a $500 up charge, now to top it off, with no invoicing they are charging a $25/late fee... our damages were far greater than $300. They cracked our brand new asphalted driveway in 2 places, they backed into two trees damaging both and drove over my neighbors lawn causing damage. ****** ********, Accounts Receivable admitted they have problems with their accounting department. I attempted to provide the Accounting Manager my dispute but was provided ******* ****** with a false email. I did copy Joseph Kramer, owner of the company with no response. I DISPUTE THE VALIDITY of any amounts owed to this unbelievably unprofessional business.

      Better Business Bureau:I have reviewed the response made by the business in reference to my complaint and have determined that this does not resolve my  issue.  For your reference, details of the offer I reviewed appear below.**In order for the bureau to continue to assist you, you MUST provide your view on the matter or your complaint will be closed as answered.The document Delmarva Buildings/Pole Barns forwarded DOES NOT contain my signature, it is fraudulent,  see attached signature on the attached original contract signed.  Attached find "What to Expect" item #6: "A Change Order is an amendment to your original contract.  It is a documented record of additional services or a change from the original agreement, whether it incurs a fee or not.  The Change Order will have a clear description of what is being added, subtracted or changed, i.e.: changing the color of your roof metal, and any costs and/or credits affiliated with the change.  The document will need to be signed off by the customer and Delmarva Buildings for it to be valid.  A conversation about a change or a email request that is not acknowledged by Delmarva Buildings and signed off by both Building Consultant or construction Coordinator as soon as possible to discusss the change and initiate the Change Order process.   I DID NOT CONSENT to this form of EXTORTION in lieu of my right to let others know of my experience with this company just so they look like they do a good job, FOR A REVIEW ??   I assure you, I HAVE NEVER SIGNED OR AGREED (see attached signature on contract) to say a company is great or accept an additional $500 fee???   If this is truly for an increased materials fee, why was it charged the day I reviewed my experience ?   This company has a D- rating with BBB, is not accredited for a reason, the business practices of this company are habitual and  MUST BE STOPPED.      If any business can forge a signature (which is ILLEGAL) all to demand positive feedback regardless of your experience with their company or they will send you a bill after you have paid in full, that is called EXTORTION.   The ONLY RESOLUTION to this matter that is acceptable, will be to REMOVAL of these attempts to charge me without my consent by fraudulent providing a signature which is NOT MINE.   The resolution is to remove these charges and a letter of PAID IN FULL be confirmed by the business.   My documents and proof of payment is sufficient for me to pursue this company legally.   I paid in good faith based upon the contract provided to me when I agreed to construct a Pole Building with this business, it is time they are held accountable to the legally binding contract we signed agreeing to.   This agreement DID NOT allow you to attempt to forge my signature without my CONSENT.       First of all, we would like to clarify that we do not engage in any business practices that involve extortion or forgery of signatures. We do 4-500 buildings a year, and we have a process of how things are done. 

      You where approached with a market increase expense before we started your building. That was $500. You wanted to avoid that and we offered a solution where you could give us a positive review instead of paying the increase. If you dont want to do that, you can pay the $500.

      Note: The signature on the contract seems to be a digital signature, and a regular signature on the change order. That might help understand the difference. Let us know if you still are of the opinion that you didnt sign this change order.

      On 9/16/22 signed the contract, and paid the deposit with Delmarva buildings for a 20x30 attached garage to be put on my property. Was told by the salesmen that from the date of the signed contract and them receiving the deposit that it would be 7-10 days until I received the engineer stamped drawings. (which is needed for me to even get the permit for the building). After the 7-10 day period passed I contacted the salesmen to see where they were at with the drawings, no response. A week later I sent the sales men another email asking about the drawings and he responded with he was waiting to hear back from the engineer. Now I am 4 months past from when they said I would have my drawings and I still have nothing. I have contacted the salesmen and their supervisor numerous times on trying to resolve this solution with no action on their end. I have filed with consumer affairs with the state of Delaware and the State of New Jersey. Delmarva buildings has not held up any end of their contract with me and at this point of time all I want from them to resolve this issue is to issued my down payment back in full.

      in regards to your project. In December the drawings where sent to engineer for process. But since you indicated that you didn't want to continue - we stopped that process. We can pick that up any time you want to continue. I can also offer you to start your building 3 weeks after we have your permit, if that will help in any way. 

      If you prefer to cancel you project, we can offer you that. Our cancelation policy opens for this, but will only refund you the down payment with the subtraction of expenses/work done to your project. The minimum cancelation fee is $1200. If you want to cancel you can reach out to your salesman, and we will process that and send you the applicable funds back.

And as far as me telling them I wanted to stop the project I have multiple emails of me trying to contact the salesmen for the project and couldn’t even get a response from them.       Delmarva was supposed to come and repair the rotted joists that have occurred right after they built the pole barn. They sent the tech guy on June 2022 to my house to inspect the wood and they have confirmed they were going to repair it. Since June 22nd, I haven't heard anything back from them.

      -I signed contract on May 23, 2022. -Per the contract, building was supposed to start 30-45 days after permit approval. ******, the sales guy, boasted about their fast turn-around and how confident he was with these numbers. Permit was approved July 26, 2022. Start date should have been August 25th, 2022 to the latest of September 9th, 2022. After building was started, contract states they will have it complete within a 4-8 week timeframe. Per the contract, the building was supposed to be fully complete September 22, 2022 - November 4th, 2022. -The date is December 12, 2022 and our building is not complete. Faith, the person working scheduling for our building, incorrectly marked our building as complete on December 7th, 2022. We had garage doors put on, however there are other things on the list that have yet to be completed. She keeps making the statement "it's technically complete". We still have a door that doesn't close all the way, window trim that is missing, and a window that was installed incorrectly causing it to not open at all. She states that because garage doors are technically last on the list, she views us as "complete", and thats why they are demanding payment. - We have paid 96% of the full cost, equaling a total of $31,606.09. They are demanding an immediate payment of $1,986.91. Contracts states this payment is not due until the building is complete. Complete would be when no other Delmarva Buildings staff or hired sub-contractors need to enter our property again. Beings as they still have a list of things to finish, the buildling is NOT complete. -They are a month and a half late to completion, and still have a list of things to get done. They have not attempted to help resolve. They have only given x,y,z excuses as to why they have not shown back up. -We would like our building to be fully complete, with window fixed, doors fixed, and window trim installed prior to end of day December 20th, 2022.

Your building has a couple of miner punch list items, and we are in the middle of solving them. In our contract its clearly stated that payments are du when the project is finished, and that punch list is something that gets taken care of soon as possible after the building is finished. If there is a punch list like yours, you can withhold 25% of the final payment. This is what the accounting apartment tried to inform you of.       Contract to construct an 14x32 garage extension. The work was done however the building has failed footer inspection twice and can not get a final inspection. I'd like Delmarva Pole Building Supply, Inc.to take what ever actions necessary to get the footer inspection passed so I can get my final inspection and COA Delmarva Pole Building Supply, Inc. is attempting to collect a final bill of $1,476.20 which I don't feel comfortable paying until the necessary inspections have passed.

      I have been told the same story for nearly 5 months now.  The inspection failure happened in mid March of 2022.  That same week I was told the engineer would submit a report to get the footers approved.  5 months later and multiple times I've been told the same thing.  I don't feel comfortable resolving this until the inspections have passed.

      Signed a contract to have a 30 x 30 building built on 11/19/2020. Here it is July 2022 and they are just finishing up and still no certificate of occupancy. I have a list of over 70 emails and phone call that were never answered by Delmarva Builders. They continually ignored us, did not show up to work on our building and took 1 year and 8 months to complete 1 small building.

      Hi ********, we appreciate your business and have reviewed your project.  While the project did take longer than expected - the project audit does show dozens of  communication via email and phone back and forth between yourself and the company, so we are unsure of what you are referring to with regards to the lack of communication . a CFO certificate was issued by the county in June.  We would be happy to schedule a time to speak - please let us know when this would suit for you.

      We finalized our order with Delmarva Builders for a pole barn by fall of 2021. The barn shell took until spring of 2022 to go up. An overhead garage door was installed but came missing a spring. The garage door is now closed and cannot be open without the springs and the Liftmaster motor attachment. The electric, which is being installed tomorrow, has been scheduled for weeks which we informed Delmarva about weeks ago. They need to open the overhead garage door to do the job. The overhead garage door presently is inoperable because the door work is not finished and it is not connected to the motor. We have called Delmarva repeatedly about the need to finish the garage door for the electric to be installed tomorrow Wed June 22. We have called the owners, customer service, the schedulers but none of the above has responded. They just do not respond. We explained the urgency for the garage door to be opened for the electric work to be done with zero response from Delmarva. Can you please help us to get Delmarva to send the door crew tomorrow to finish the unfinished work so the door will be opened.
