I hired Pro-Spect Inspection Services to inspect the property that I was considering purchasing in Dover, DE. I trusted them to inspect the property so that it was safe to move forward to closing. There was efflorescence on the entire perimeter of the unfinished basement that was a huge concern for me. The inspector, took moisture readings half way up the walls & determined there were signs of previous moisture, however, it wasn’t a current concern. He looked in the crawlspace but he did not enter it & took pictures that are in his report. I am extremely allergic to mold & asked him to do a mold test right then. I paid an additional $300.00 for the separate mold test. The mold test found 3 minor molds that were “not of the allergic type” per Pro-aspects report. My home was dangerous to live in. I would not have purchased this home if Pro-Spect did their due diligence. On September 30, 2021, I had Pro-Spect’s lead inspector come back. He determined no moisture. On October 2, 2021, I had a mold company evaluate my basement. Upon inspection they determined that my basement & crawlspace were loaded with visible mold and I was living in a contamination level 3. I hired Sussex Environmental October 6, 2021, to inspect and evaluate my home. Their report determined that there was visible mold inside & outside of the crawlspace, sewage bacterial presence in the crawlspace, efflorescence on the basement block, and elevated moisture readings throughout the upstairs of the house. They told me that I must hire a mold remediation company ASAP. October 8 2021, Paul Davis Co. evaluated my home and found the same. Work began October 20, 2021. There was visible mold in the basement, mold in laundry, bath, living room, return duct in the heater, etc. Reconstruction of walls happened next. This nightmare continues as of 7/22. I’ve spent 30k so far. Basement waterproofing has not been done. I am a victim of fraud, 60 yrs old w/ scarce income. Unfair & deceptive business practice!Initial Complaint

I am a victim of fraud on the recent purchase of my house in Lewes, Delaware. I purchased this listed "move in ready" and "well maintained" home on December 17, 2021. I had my inspection performed through Pro-Spect on November 11, 2021. I would not have purchased this "move in ready home" if my inspection was done properly and revealed the extent of the damage. My inspector did not do his due diligence. He missed major defects in the home that have since uncovered black mold throughout the entire property. The hot water heater had rust and mold on the surrounding walls and flooring (due to a past explosion). All of the sinks have severe rot on their base due to past leaks, and now contain mold under and through them. The washing machine hookup is completely corroded, and there is water damage behind it on the surrounding walls, and flooring. The bathtub has caulked(?) holes in it, which I am guessing will have mold underneath. There were AC units in the windows, that were tilted into the home. These units leaked into the home through the window sills, down the walls, and into the flooring, and subfloor. There is also rot present on the door frames which go to the subfloor as well. The mold in the home is so bad that when I spent a consecutive week in the home, I developed an upper respiratory infection. Possibly the biggest failure is that the crawlspace is not even done properly. The vapor barrier isn't secured, and the hanging insulation is a result of the water damage to the home which the inspector should have investigated further. The remediation for the water damages alone are $17K. Which I do not have. Once the mold is removed, I do not have the $50K to "put the house back together". I cannot even move into this home, and it has been almost 6 months now. I'm sure I'm missing other defects that were not noted. Please assist me with this matter. Thank you.
