AS a real estate professional I have hired RL Dawson & Co., LLC several times and have been happy with the work each time. He bends over backwards to make sure work is completed in a timely fashion as all real estate sales have deadlines to meet the settlement date.

Bill W. I have used this company to do my primary house, 3 rental properties that I own with my brother and also use him regularly as a referral to my clients in my residential real estate practice. Ron Dawson, the owner has a great staff of long term employees, including his right hand man Gabby who is his PM. I have never personally had a single issue with his work, his follow up or interaction with any of my clients which has to number in the 40+ range of people I have referred to him in my real estate transactions over the years.

We had a similar experience as Mike L. Before purchasing our home in 2022, the owners or their real estate agent contracted with RL Dawson and Company for crawl space remediation. We were able to get a copy of the estimate which clearly promised a "lifetime transferable workmanship warranty". We contacted Mr. Dawson to get the written warranty policy. We never got a response. We also contacted Mr. Dawson about options for a dehumidifier, since there wasn't a dehumidifier installed in the crawl space. He respond that he would get back to us with options and, but he never did. We recently had home energy audit completed through the Energize Delaware Program. The audit cited issues with the crawl space. Since RL Dawson had done the remediation, we texted Mr. Dawson saying we had "concerns" that we wanted to discuss. He called us back and was very belligerent and insulting. He followed up with 2 lengthy text messages in which he called my husband nasty names and accused us of trying to get a "free dehumidifier". We were shocked and appalled that a contractor would talk to a homeowner in this manner. It appears that Mr Dawson works exclusively with home builders and real estate agencies. We have reported him to the real estate agency that handled the sale for the owner. I would not recommend RL Dawson and Company.

Hello everyone, it’s Mike , I wanted to reach out to everyone and let you know what I experienced, with RL Dawson & CO, LLC.  They are located in Rehoboth Beach, DE.  I purchased my home back in April 2021.  The previous owner had use this contractor to do some work in the crawlspace, prior to me buying my home.   I was told that I would eventually have to add an additional sump pump.  I decided to use the same contractor, that was a big mistake.  I called RL Dawson’s & CO.  After the work was completed, I requested the warranty information on the sump pump. I was told several times that the warranty paperwork was mailed.  Which I have never received.  Also, I am still waiting on the final inspection.  Which never happened.  I called multiple time, still waiting for my final inspection and my warrant paperwork.  I addressed my concerns, with the owner Mr. Dawson,  he said he would call me back, to schedule the appt. to do the inspection as well as sending me the warranty paperwork, again I still haven’t received.  His voice mail is always full, he doesn’t response to text messages.  He is very unprofessional. If you are in need of a contractor, please be aware of this company lack of response and bad customer service.   I explained, that I would not give a good review.  He didn’t care!! I will not pay for bad customer service.
