I applied for an apartment October 11, 2023 & paid ALL necessary fees to apply. October 12, 2023 there were emails being sent between ****** and I throughout that morning. Just as her, I had a job to do & tried to schedule a mutual time for us to talk. Unfortunately ******’s manager was impatient & told her to cancel my application. When the last email was sent that afternoon around 2pm or so, I told them they could send my deposit/Reservation Fee back to my P.O. box & gave ****** the information. (if that wasn’t an option, I definitely wasn’t told) Anywho, weeks go by & I have yet to see my check for my Reservation Fee. I called November 15, 2023 and spoke to a Leasing agent whose name I cannot remember, she was a female & I told her what happened and she said since I dealt w/ ****** to give her a call back when she was done touring. I then call back a few days later November 20, 2023 & finally speak to ******. I asked her why hasn’t she replied to my email regarding the follow up for my check that I sent to her Nov 14, 2023, she didn’t reply. So I then asked her what was the status of my check she said she didn’t know, their main office/Corporate are the ones who write the checks. She said it could have been a delay because as she told me “last month was a holiday”. She was referring to Halloween… Here we are November 26,2023 and I still haven’t received my check. Per their contract in the lease application they have to send full refund “within 30 days” They are in breach of contract. They are trying to keep my money.Review from David S

Our first issue was that maintenance is very slow. When we first moved in they had us fill out a form of all the things in need of fixing. We did so but after many calls and visits to the office, nothing was done until 3 months later!!!!! This is even after they would specifically say they would come before today is done or by 4 pm tomorrow. Of course because of that I just fixed things on my own but there were still other issues like blind replacements and whatnot that we had to wait on. We also moved in to an apartment that reeked of marijuana. The office said they could do nothing about it but to report if we saw someone smoking. Months later we still get heavy waves of the smell. The next huge issue was the amenities. We moved in April with outside temperatures of 85+. The pools were closed though. The office kept saying it will open in a week over and over again with no success. The pools did not open until mid August!!!!! By the time pools were opened it was 115 outside and too hot to swim. Along with the pool being closed the gym was also closed for the same amount of time. As for management...when touring the apartment they seemed so nice and competent....but that was all a front. To be fair one of the office ladies that was good no longer worked there as soon as we moved in. But the office people were rarely nice and not usually willing to help. And the property manager was never around and impossible to reach. To top all that off when you are nice and polite with them asking for assistance or even dropping mail off that was delivered to the wrong address, you get met with what I can only compare to a sarcastic teenage girl that is truly just rude. Not enough room to explain but they are dishonest about rent.Review from Chiel S

The nerve and absolutely NO empathy and consideration for making exceptions. My father loves his apartment and location. Unfortunately he is elderly and has fall tendencies. He fell in his apartment and was hospitalized along with weeks of physical therapy. My father can no longer be by himself and must relocate to an assisted living environment. Atlantic Tradition is unwilling to waive moving penalties despite his condition and his not wanting to really leave. I have never met more an office staff who isn't willing to understand a simple situation and i find it offensive to charge penalties to unwell senior citizens with health issue. This place is unbelievable. Not only are they holding my money hostage but in the time that it was supposed to be returned to me not one single person has giving me accurate information. I applied and was denied which was totally fine because it happens they tell me my money they took from my card would be mailed back to me. They mailed my checked to an old Columbia address I had which just makes no sense because I have them all my work information about me working in ********* and Im applying in ********* however cool. Supposedly a month ago they put a stop payment on the check and re issued it but come to find out they reissued it 3 weeks later so now Im waiting an additional 4/6 weeks on my hard earned money. This place needs to close because this is truly ridiculous! What a scam! Trashy looking and dirty and on top of that you still have not returned my money or told me the truth about when it will be returned to me! Unacceptable on so many levels!Review from JKory J

The Atlantic ********** in ********** ** is being managed by a negligent staff, whom rarely apply rent checks on time. My rent has had a late fee applied to it 3 times now because staff were not available in the office to apply rent checks in a timely manner. Turn around and walk away from any project managed by Atlantic Pacific Companies. Reconsider the employment of your staff at this location, they have 0 professionalism or customer service knowledge. Or it is that they are a direct reflection of who they report to. I know I wont be in any properties owned by Atlantic Pacific ever again, and I will be sure to do my research. The only five star review I see here is a test review. If my check is dropped off on the 1st I expect it to be applied the 1st or 2nd at latest but 4 days later is a load of s*** and you all dont deserve to run this business. How can you play with my money and my credit essentially my life and have no care in the world?Atlantic & Pacific Companies Response

Thank you for your review. Rent is due on the 1st and late on the 4th. During rent time, the drop box in the office is checked numerous times daily with all payments being posted immediately per our company policy. We have researched your account, and the money orders in question were placed in our drop box late in the day on the 3rd or the 4th of the month. Only one month was accessed a late charge on the 4th due to both a money order and online payment actually received on the 4th. Paper payments dropped in the box at the very end of the day on the 3rd are posted on the morning of the next business day with no late charges accessed. If one roommate pays with a money order late on the 3rd our online system will not allow a partial online payment to be made until the money order is posted on the morning of the next business day. As our Assistant Manager has discussed with you several times the way to avoid this issue in the future is either make online payments or ensure the money order is dropped off on the 1st or 2nd of the month. If you have any questions or would like help setting up the second roommate with online payments, please contact our office at your earliest convenience.

The apartment can never keep management. Its a new company that takes over every month..The units are old and havent been updated in years. The updated apartments are just painted over, no inspections, or etc. Last but not least they have roaches and when a tenant complains they do nothing about it but threaten them with a 10-day notice.Review from daniel m

My daughter and her young family rent here. They have recently had ongoing issues with her refrigerator. In the 1st incident, she submitted the work order as required because there is no true EMERGENCY according to the office staff. The fridge had stopped cooling and all the food she bought literally the day before spoiled and needed to be thrown out. The fridge was fixed 2 days later supposedly.The 2nd incident just a few days ago caused of of her groceries to go bad again. My daughter is 24 with 2 boys and a newborn. My daughter was out of work due to maternity leave so her income had been drastically reduced while off.The refrigerator was repaired for the 2nd time, not replaced. She said she asked if her groceries would be replaced and offered receipts. She said the staff did not answer her and only said 'Let us know if it happens again'. This is such poor customer service from an apartment complex that charges $1800.00 plus for a 2 bedroom. My daughter she not taken a loss of $200.00 dollars plus in groceries because the Village of Hawks Creeks maintenance takes so long to repair a broken item.Also in the time, she has lived there my new car has been hit several times by flying golf *****. I have had two dents replaced and my son-in-law had to replace his window after it was shattered by a golf ball. Good luck in reporting to the office because they will not take liability.There are so many other complexes in the area to choose from. DO NOT RENT HERE if you want poor customer service, your car towed and golf ball damage done to your vehicle.Review from Vanessa C

I was a tenant of The ********************** Apartments in ************, **. I moved in on my birthday 6/15/2019 and I was a tenant for two years. The apartment that I was shown before signing a lease was not the apartment that I received on my moving in date. I was assured by the property manager ********************* that the apartment that I was getting would be exactly like the apartment that I was shown. The model apartment that I was shown had more kitchen space, and drawers for my eating utensils than the apartment that I moved in to. My first night in apartment ******************* up the entire night killing huge palmetto bugs that were crawling everywhere in the apartment. The kitchen didn't have any drawers for my utensils, nor did it have enough cabinets for my dishes, glasses, or pots and pans. My apartment had one closet in the bedroom so there was no place for cleaning products like mops, pails, brooms. The majority of my home items stayed packed in boxes for the two years that I was a resident because there was no space in the apartment. I battled roaches and palmetto bug daily, and the property manager sent pest control every week twice a week until I began to get sick from all of the insecticide and stopped them from sending pest control. The electrical sockets in the kitchen started to crackle and spark, maintenance came and fixed the electrical socket and that was the last time that I ever saw maintenance in my apartment. There was no follow up, in two years. The first year that I was a resident the rent was increased twenty five dollars, the next year I was told that the rent would be increased another twenty five dollars, I was not willing to pay the increase for such a shoddy apartment that was infested with bugs, so I moved. This place is horrible, they can't keep staff in the office. It's the kind of apartment complex that you move into when you've just gotten paroled from jail, or released from rehab.Review from Chris L.

If I could turn back the hands of time and sign a lease at another complex, I would do just that in a heartbeat. This was the worst experience I've ever had from the move-in to the move-out. Cleaniness, communication, and maintenance is clearly not a priority. Moving in, I was coming from out-of-state and basically did everything online before viewing the property. I traveled down to the complex and the apartment that was shown to me was not the one or similar to the one I was leasing. Then a day before my move-in date they informed me the apartment I was leasing wasn't going to be ready in time, changing my move-in date (twice) and would upgrade me to a 2-bdrm at the 1-bdrm rate. However, that fell through as well and was then told they could get me into a different unit. Needless to say on my move-in date, they didn't know where the unit was and when we arrived there were about 8 ladies still cleaning the unit and it smelled like the painters just left. My 2nd, the ** went out, which was August, in GA. It was a sweltering 90 degrees in loft apartment. It was weeks before the maintenance team finally came to fix the **, needless to say it's a year later, nearing the end of my lease and the ** is still out. I've had trouble reaching anyone in the office via phone and email. My emails go unanswered.I have been attempting to pay my last month's pro-rated rent as my lease is ending soon. Nothing was updated in the resident portal, as well as my 60-day notice to not renew my lease has not be acknowledged. I finally got someone on the phone and let her know the payment info wasn't updated in the system and I let her know I was no longer in the state. She stated she was updating it. I sent an email saying it wasn't updated and she told me to physically bring in the payment to the office. I replied and let her know that's not possible as I'm no longer in GA, asked her to advise how I can get payment to them w/out incurring any late fees. This apartment complex is horrible all the way around. The maintenance the cleanliness. The latest is that theres no one in the office no one is returning phone calls or emails for weeks. And then I get an email out of the blue that my rent is increasing $500 a month and $900 a month if we go month-to-month. Im still trying to get a hold of someone and no one has returned multiple calls multiple emails. Ive had to hire a lawyer to compose a letter stating that we are Not renewing our lease. Now the lease states that we have to give that notice within 60 days. We did not have ************************************************** the new rate increase so Im hoping this is not gonna be a problem.Theyre raising our rent $500 a month weve paid every month on time weve taken very good care of the apartment. Although they are advertising lower rates online for new people. Makes no sense at all. Horrible horrible management horrible horrible apartments.Atlantic & Pacific Companies Response
