      Disappointed, we hired this company to be our eyes at the time to know the overall shape of the apartment we were buying. Inspector missed to add to the report that one pf the cabinets had water marks and black mold. To our luck we were warned by neighbors to check on mold so we went ahead and pay for a mold inspector and yes mold in the air ducts, A/C and under the kitchen cabinets spread to the foundation. Leaving us in the middle of a contract with $50,000 down payment and out of inspection period so basically if we canceled the deal we have lost the down payment or just move forward and loose over $25,000 in repairs. We made aware the company and they said they definitely resolve the matter and thats why they have insurance. We did file the complaint and the resolution was that the inspector didn't do anything wrong. I was told that the inspector does not have to put that on the report so basically that the inspector can put what ever he thinks is good information and not liable for telling us every single detail that was wrong. Is really upsetting that inspector took pictures of a tiny scratch on the wall actually several wall noting that needs a touch of paint but failed to mention.. by the way there is water marks on the cabinets. That would of raise an alert to us and take action at the right time. Clearly we can see that the inspector forgot to add a note to the report because he took the picture but the picture was put together with the bathroom cabinets

      This matter was brought to our attention when it first occurred and our servicing manager had conversations with the client.  Waypoint Property Inspection was not hired to do a mold test on this property when we were doing their home inspection.  They hired a seperate company.  Based on the Standards of Practice for home inspections, it is a non invasive inspection.  In the review that was written, the client was warned by a neighbor that there may be mold present but again did not hire us to perform the mold assessment.  Based on the allegations we have subsequently forwarded this matter to our insurance company for handling.  They will do further investigation and handle the matter accordingly.

      After extensive research, we contracted with Waypoint, LLC on 3/1/23 for in excess of $1,000 to perform all applicable inspections on the largest investment of our lifetime (approximately a $750K retirement beachfront condo). However, they missed many items which have cost more than the inspections cost...Electricians, handymen, etc. We had everything quoted by professionals and asked that we be reimbursed. They sent someone out and then refused to provide any compensation whatsoever for their failure to provide comprehensive findings. Things missed include GFIs which are required per code, an outside patio light which not only does not work, but has a blank plate with cut wires underneath, a broken drawer, black mold under a wood mat in the shower (I have Lyme Disease and am highly allergic) and we later learned that the couch wreaks of mildew, they missed a fan which was not to codes, etc.

                  After a close evaluation of the claims that you have presented to our team, at this time I have to deny your claim. Because of the evidence I have in the report. I hate that this happens to you but we feel that we are not liable for your claims.

                  The evidence in the report is as follows;

      Page: 12,13
      Outside light was damaged
      Extension cord improperly used as hard permanent wiring at the interior.

      Page 21
      Washer made a very loud noise.

      Page 24
      Infra red camera showing the oven temperature at 350 degrees.

      Page 13
      GFCI should be installed in the bathroom with a picture of that bathroom.

      Good Day,

      I hope this email finds you well.

      The company responding with what they did find.  However, again, they missed several expensive issues such as an outside balcony light which they said wasn't working, but in fact it had a blank plate associated with it and cut wires underneath it.  Also, we had three, not two fans that were not to code and were plug-ins from the ceiling, and we had more GFIs that were needed than reported; and we had a mold test and there was a mass of mold and mildew in the master shower under the inside shower floor wood mat and a moldy sectional.  As such, I believe that my my initial request to be made whole (pay for these missed items) and to be refunded for all of the inspections in more than fair as we could easily have had the seller fix all of this with no headaches.

      We have attached a copy of the home inspection report.  A home inspection is a snapshot in time as well as a visual non invasive inspection.  It is also not a code enforcement inspection.  The items that **************** is discussing in this complaint are either items that were not visible through a non invasive inspection as well as not completing a code enforcement inspection.  We are not sure what the client is looking for from a home inspection but when this was explained.

      We are deeply unsatisfied with Waypoint Property Inspection's (Waypoint) response, as it fails to address our issues with their flawed inspection report. 

      As stated in Waypoint's response, " A home inspection is a snapshot of in time as well as a visual non invasive inspection."  The inspector's report clearly failed to note that there were two ceiling fans that needed rewiring and not just one.  If we had known this when we were negotiating the purchase price of the condo, we would have demanded that the seller fix the issue.  Consequently, we had to hire an electrician to rewire the second ceiling fan at a cost of $475.

      The report also referenced one missing GFCI in the hallway bathroom; however, there were two missing GFCIs in subject bathroom.  Again, we would have negotiated the purchase price down if we had known of the second missing GFCI.  Consequently, we had the second missing GFCI installed at a cost of $100.

      While the inspection report also missed other material items (e.g. mold in the master shower floor, missing weather strip in the master shower, etc.), these two missed deficiencies, totalling $575, were clearly visible and/or discernible to anyone inspecting the property. 

      Consequently, the proper action would be to make us financially whole for these two omitted items.

      I used this company to do a home inspection on a property we bought and nothing but problems when we moved in. I was not able to be at the homeinspection. The home had leaks the pool equipment was not working we had rodents I. The attack and other things they were not precessional at all
