They broke into our property, changed a lock without our permission and did damage to the property. They keep taping notices on the house. When I called them and told them not to enter again or come in the property, they hung up on me.Business Response

Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's complaint.
Cyprexx has investigated the Consumer's concerns and could not find any record of receiving a phone call from the Consumer. Cyprexx notified its client, the mortgage servicer, of the Consumer's concerns and asked if no-contact inspections could be performed if the client orders future inspections. The client agreed and requested that Cyprexx contact the Consumer to determine if she had any other concerns she wanted to make Cyprexx and the client aware of. When Cyprexx called the Consumer to inquire about any other concerns, she refused to discuss them with Cyprexx. Cyprexx documented the conversation with the Consumer and updated its records for no-contact inspections.

This company keeps leaving a notice taped to my front door. When asked could they just place it under the door mat or mailbox, the lady said no. I understand they are a 3rd party hired by the mortgage company but tapping things on my front door for anyone to see is not goodBusiness Response

I was working from home. It was about 10am on 12/10/24 when my security system alerted that their was a person in my yard. I watched as the person walked to the side of the house towards the garage. All was quite, there were no vehicles in the yard. He walked around to the front. By then I was now in my foyer I heard him rattling my door. He did nit ring the bell. I yelled, can I help you and simultaneously opened the dior against my better judgment. He replied I need your signature and then pointed to the notice he had taped to my front door. The noted read, this home has been deemed vacant abd will be reported to the mortgage company and that the would essentially "deactivate" (for a lack of a better word) my house by shutting off water and taking over. I immediately called the phone number and a woman started asking me questions. I told her I would call the police. I called the mortgage company who adamantly said they hired no such company. In fact they would never use a third party company for any reason at all. For the record, I am and have been very actively loving in my home for years. I am and have always been current on my bills. I believe these people are scammers and predators. I can't imagine what their true motives are. The fact that they stuck a notice saying my house is vacant without so much as ringing the bell is extremely suspicious. ??Business Response

On December 18, 2024, a Cyprexx representative spoke with the Consumer to discuss her concerns. The Consumer was notified that if the client orders inspections in the future, the inspection would be performed from the curbside as a no-contact inspection.

Cyprexx has no ownership interest in my property and has no right, either by statute or contract, to engage persons/entities & direct them to trespass on or invade my property/home. Cyprexx is registered as NV foreign limited liability company without a physical NV presence. (******************** EntitySearch/BusinessInformation)This is 2nd complaint filed with BBB re Cyprexx. 1st BBB complaint of May 2024 described: May *****, 2024, Cyprexx caused woman to trespass on my property and to falsely claim it vacant. Neighbors witnessed. Trespasser claimed she would return to landscape. I contacted Cyprexx by ***************** notifying them property was NOT vacant & demand Cyprexx cease acts. I filed police report May 27. May 28, Florida Cyprexx **** *******, told me Cyprexx acted at behest of Rushmore (aka Mr. ******************* ******* told me Cyprexx would stop. I still phoned/emailed Cyprexx many times to confirm my property not vacant & ensure Cyprexx ceased trespasses.Still, Cyprexx engaged ****** to invade my home on 9/7. Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's concerns.
On September 6, 2024, a Cyprexx vendor arrived at the property referenced in the Consumers complaint (Property) to perform property preservation services ordered by Cyprexx's client. Upon arrival at the Property, a neighbor advised the Cyprexx vendor that the property was occupied and the Cyprexx vendor left the Property without performing any services or entering the house.
On September 9, 2024, Cyprexx received a voicemail from the Consumer advising that the Property was occupied and that no services should be completed at the Property because of an agreement she has with Cyprexxs client (Consumers Voicemail).
On September 10, 2024, Cyprexx notified its client about the Consumer's Voicemail. The client informed Cyprexx not to perform any services relating to the Property other than no contact inspections.

Dear Better Business Bureau,
Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's response.
Cyprexx has investigated the Consumer's concerns and has not found any evidence that Cyprexx or Cyprexxs vendor did anything improper.Cyprexx's client ordered Cyprexx to perform property preservation services ("Services") at the Property. Cyprexx coordinated with a local vendor to complete the Services. On September 7, 2024, the vendor arrived at the Property to perform the Services but, upon learning that the Property was occupied, did not complete any work at the Property.
On or about September 10, 2024, Cyprexx informed its client that the Consumer left Cyprexx a voicemail stating that no services should occur at the Property due to her settlement agreement with the mortgage company. Cyprexx's client informed Cyprexx that it placed all Services for this Property on hold except "no-contact/drive-by" Services.

Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's concerns.
Cyprexx coordinates property preservation services,including property inspections, for mortgage companies and banks.
On or about August 30, 2024, Cyprexx received a call from one of the Consumers advising that the property at issue in this matter was occupied and being maintained. The Consumer also stated she had spoken with her mortgage company about the same. Cyprexx documented the call in its record system and stopped services at the property. The Consumer did not mention any damage to the property.
On or about September 4, 2024, Cyprexx's client notified Cyprexx that the Consumers alleged their property was damaged and personal belongings were removed.
Cyprexx has made multiple attempts to contact the Consumers and left the Consumers voice mail messages but Consumers have not called Cyprexx back. The Consumers are welcome to contact Cyprexx directly by emailing ********************************* if they would like to discuss their concerns further.

A notice was taped on the door of a house I am in the process of selling, from Cyprexx Services. The notice said that it was determined to be vacant and this info will be reported to the mortgage company. The house is up for sale with a sign out front. These people said the locks would be changed if I didnt call them back. I wonder if this company is real. And worry about burglary. I think they go around neighborhoods looking into windows to see if homes are vacant. I think they should be looked in to. I have contacted my lawyer about this.Business Response

Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's concerns.
Cyprexx coordinates the performance of property preservation services, including, but not limited to, property inspections, when its clients, mortgage companies and banks, request them.
Cyprexx investigated the Consumers allegations and could not locate any client inspection requests for the property address she provided in her Complaint. Cyprexx suspects an independent property inspector, who performs inspections for other companies in addition to Cyprexx, mistakenly placed a Cyprexx inspection notice instead of the correct companys inspection notice at the Consumer's property.
Cyprexx recommends that the Consumer contact her mortgage company to discuss her concerns about the notice she found at the property. The Consumer is also welcome to contact Cyprexx by emailing ******************************** if she has any questions or would like to discuss further.

A company Cyprexx Services left a notice on my property that it was vacant which it is not vacant. I live here along with my two tenants in the back. They said that they were going to call my mortgage company and deem it vacant and start doing winterizing and other stuff to my property. I live here. Im not sure what they are thinking. A mortgage company hired Cyprexx to perform property preservation services at the Property.
On July 1, 2024, at approximately 6:21 PM EDT, Cyprexx was notified of the Consumer's call via its after-hours message service. Upon receiving the message, Cyprexx canceled the services its client requested.
A Cyprexx representative made multiple attempts to call the Consumer back, but unfortunately, no one answered. On July 2, 5, and 8, the representative left a voicemail requesting that the Consumer return the call to discuss his concerns.
Cyprexx remains willing to speak with the Consumer and requests that he call Cyprexx if he would like to discuss his concerns further.

On May 22, 2024, a woman from Cyprexx (or agent for Cyprexx) came to my home, parked in my driveway despite "No Trespassing Signs" along the perimeter of my property (and on the garage) pursuant to Nevada statutes which allow for prosecution of trespassers. This woman got out of her car & started physically trespassing on my property. I had just left for the Memorial Day weekend holiday, so my neighbor caught this woman in the act of trespassing. This woman then claimed to my neighbor that my home was vacant. My neighbor clearly told her that the house was NOT vacant, and that he had just seen me there the week before. Despite this information, the woman posted a "notice" on my door stating the property was vacant and demanding I call Cyprexx within 3 calendar days, otherwise Cyprexx would come onto my property and home for the alleged purposes of "securing" the property and taking photos - If carried out, this would constitute the crime of "home invasion" per NV statutes. My neighbor reached me on my travels the evening of May 23 and provided me with a copy of the notice. I called Cyprexx on Friday May 24. Conveniently, the notice does NOT indicate that call hours listed are in Eastern time. Conveniently & maliciously, only an answering service was available during the Memorial Day holiday; the service gave me a Cypress email ********************************************* and I immediately emailed stating my property was not vacant. I have received no acknowledgement so I have to cut short my holiday to come home and protect it from invasion/burglary. I suspect Cyprexx is hired by Nationstar/****************, a notorious home equity grabber. Via prior litigation, I know agents like Cyprexx have financial incentive to invade homes and falsely claim home vacancies. Usually, agents like Cypress often don't do a criminal background check on those they send to residences, which can result in even worse crimes than trespass. I want compensation for my holiday trip cut short & trespass damage.Business Response

On or about May 21, 2024, a mortgage company hired Cyprexx to inspect the Property.
On or about May 23, 2024, a Cyprexx inspections vendor completed the inspection and placed a notice on the garage as ordered by the mortgage company.
On or about May 24, 2024, Cyprexx received an email from the Consumer advising that the Property is not vacant and that the Consumer did not want anyone on the Property. Cyprexx forwarded the Consumer's email to the client and notified the client that Cyprexx would flag its records as "No Contact" at this time.

On oct 14 cyprex was hired by *************** to winterize my home - I was away at my families home in my for the summer- upon my return on November 22 I found my door all unlocked and several items had been stolen from my property - I suspect cyprex employees as I googled cyprex and found this has happened to multiple people also- the house had all electronics and kitchen and bath and tools along with several craft items I have an itemized list of stuff I can prove was in the home and was stolen - at no time did I authorize eatery I to my home and no one contacted me via phone or writing that my home was deemed vacant - it had a car I. Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's concerns.
On or about November 22, 2023, the Consumer's son contacted Cyprexx, alleging that the family had returned from vacation and discovered missing items from the Property.
On or about November 27, 2023, a Cyprexx representative spoke with the Consumer regarding the alleged missing items and requested that the Consumer complete a complaint form and provide a list of the alleged missing items so Cyprexx could investigate the Consumer's allegations.
Cyprexx has not received the Consumer's complaint form or the itemized list of missing items.
Cyprexx has reviewed its records and the Consumer's allegations and has not found evidence that Cyprexx did anything improper relating to the Consumer's allegations.
Cyprexx remains willing to review the Consumer's complaint and any other information the Consumer has regarding his allegations to determine if Cyprexx did anything improper.

On April 14, 2024, I noticed a man slowly driving by my house taking photos. I have 2 children so I went outside to determine his reason for taking the photos. When I asked him, he became extremely aggressive. He began yelling at me; telling me that I know what this is about, that he is there once a week taking photos of my home, and that by me stopping him I am causing him to lose money and I am wasting his time. I tried explaining to him that I did NOT in fact know why he was there and would like to know why as I have kids and don't want people taking photos of them. He advised that he is taking photos for my mortgage company, Cyprexx and that he is not supposed to even stop to talk to me because his documentation says that I am an a****** He then went on to explain that I have clearly been out harassing him before which is why I'm labeled an a****** and I'm lucky he's talking to me because I'm such an a****** I politely thanked him for the information, advised him that I have never heard of Cyprexx as they are NOT my mortgage company and asked him to have a better attitude with people in the future. He then called me an *******, told me that I am a loser and need to pay my bills. He then drove off screaming insults out of his windows for my entire neighborhood to hear. Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's concerns and allowing it to respond.
A mortgage company hired Cyprexx to coordinate an inspection of the Property. The inspection involved taking photographs of the Property from the street or curb and did not require the Inspector to make contact with the Property or any Occupants of the Property.
On or about April 15, 2024, Cyprexx's inspection contractor went to the Property to complete the inspection from his car. The Inspector reports that unidentified persons approached the Inspector's vehicle as the Inspector attempted to perform the inspection from his car. The unidentified persons yelled at the Inspector and then tried to open the Inspector's car door. The Inspector requested that the unidentified persons back away from the car, and then the Inspector left the area.
Based on the Inspector's report, Cyprexx notified its client that the Property is occupied. Cyprexx recommends that the Consumer contact their mortgage company if they have any additional questions.

I am rejecting this response because: These are patent falsehoods. No one came out of the house yelling, no one approached the inspectors car and certainly no one tried to open his door. The inspector was the instigator from the start and repeatedly called me an a****** I will see if the video footage from that date is still available if needed to prove the truth of this matter.
