      Since our park in Colorado was sold last year (2021) and AOS became the managers, this place has gone to **** in a handbasket. Their practices have scared off a number of long-time summer residents and currently have our hands tied with their tactics. We are currently caught in a Catch-22 situation. We have been told that we CAN sell our summer homes, BUT they have to be REMOVED from the park unless they meet certain criteria yet we are in the dark about what the criteria is! WTF?! In addition, we have NO IDEA what the new rates will be for next summer all of this makes it nearly impossible to make an informed decision. The onsite manager is inhospitable and confrontational to the point where no one wants any discourse with her and, if necessary, won't talk with her without a witness because she lies and changes her story on a dime. The park is going downhill fast and to top it all there are NO AMENITIES HERE! The hot tub was taken out last summer. There is NO CELL SERVICE here. The camp WiFi is laughable (yet they charge guests $3.99 a day to use it.) The camp store has been completely empty since my arrival on May 9 and the office has been CLOSED for the past two weeks. This is horrendous! AOS should have a -5 rating!

      Dear Long Term Guest

      We know you are not happy. You tell us daily.
      We are sorry you are not pleased with our changes. We installed Wifi. There was none in the past.
      Our parks are run by a set of standard rules and regulations which the former owner did not have in place, We expect sites to be well kept. Our rules are in place to provide a safe and aesthetically pleasing environment. I know the long term seasonal guests do not like our changes, We are sorry, but a nice, clean, well run park is our priority,

      My site IS clean and well-kept. It was APPROVED by you upon my request at the end of last season. I am frustrated that my attemps to get ANSWERS are apparently ignored, hence the need to make the same requests repeatedly. We are being BLOCKED from selling our vacation homes without having them removed from the park.Communications from management are vague -- being told that new selling guidelines and rates for the 2023 season are "forthcoming." We were given inadequate notice to have the new agreements reviewed by a local attorney last year. Essentially, it was sign, pay or forfeit. The new management has ruined the sense of community here and many long-term folks here have left or are trying to sell due to health, financial or other reasons. Those seeking to sell this season have been thwarted in at least two cases in the past 30 days. There has been no compromise with management and I, for one, avoid any contact with the GM because of her combative and nasty attitude. I would also like to review the Webinar from last season, but cannot find the link to that. A few folks here did NOT see it because they were away. I would like to see it again, as well.

      This company is a joke! DO NOT give them business! Does not send proper notification, and contracts (even though their last email stated they would when they bought the campsite). Increased rent to double with no proper notification, and wants drastic measures done to the campsite with nothing in return and NO forwarning! THEY ARE HORRIBLE I wouldn't recommend my worst enemy to this company! They have destroyed a campsite within 3 months. I see I am not the only customer that is completely disgusted. I wish I could give this company zero stars.

      You were a seasonal guest, and we do not give seasonal guests contracts. We give them guest agreements.

      We price our parks at market rate and your park has been priced at market rate.

      We are sorry you were not happy with our guest agreement and our pricing. We price our parks to market rate. We also do not offer contracts and leases, but rather allow guests to be with us as guests.

      This company took over Shady Shores Campground and more than doubled the seasonal cost. This has been a family, blue collar, middle class, campground for more than 25 years- now most of the campers can't even afford to continue coming. This company didn't send out letters or emails (we found out about the change when a camper on our Facebook group posted about the change after finding the update on the shady shores website), most of the camp was/is still confused as to what was going on, no one from this company would return emails or calls. Disgusting and disgraceful company. I would give zero stars if I could.

      Striving and doing are two different things. You did not contact any of the campers before this drastic change- period. You are lying. I can provide screenshots of the campers finding out on our private group page, and their horrible reactions to not being told- and to add, more than doubling the cost for the 2022 season - please- you are vultures. Make your money, just don't fake that you do anything more than nothing for the people that you steamroll.

      The only reason they got 1 star is I need to write a review, we have never received any correspondence from this management company, this campground was at best even when the original owners had it a 5 star campground, but it's how and what the original owners did for their campers/seasonal that made it a 10 star campground, now absolutely NO one knows nothing!! It's absolutely horrible!!
