I applied for a apartment on 1/6/2023. On 1/30/23 I contacted the office manager to ask for an update on the application because I havent heard anything back on the status and was told that they do not have any apartments for rent. I asked why was there apartments on the site to apply to and she stated that they are just in the site to see pictures of the unit and she asked management to take them down but they are still up. It didnt make sense to me because they are allowing you to apply and pay the application fees. She also mentioned that they are backed up with applications back to the summer of 2022. I just want a refund.

This response was taken verbally by the BBB:

At this time we ask the consumer to send a complaint request for refund directly to ****************************** as we can not get emails with out a persons name as they would got to spam folder and we can not unblock this. IF the consumer was approved for an Apartment and we did not have any we would be glad to give refund but we would need to get request from the consumer.

I have made numerous attempts to contact the leasing office for the Crossings at ********************* which are owned and operated by Siesta Coast Capital. The leasing office has no staff on site and they do not answer the phone, return messages or answer emails. The public hallways in the ************** building are disgusting and pose a risk to health. There is human f**** on the floor of the hallway that spilled out of a bag of soiled diapers left in the public hallways by the residents of ********************. There is a growing insect infestation due to the trash and dirty diapers being left in the open and exacerbated by a non-functional door at the entrance to the building which allows wildlife and insects access to the interior of the building. I have made complaints in the past about these tenants leaving soiled diapers in the hallways and in response they have left soiled diapers on my doormat and in front of my apartment entrance. There has been no action taken by Siesta Coast Capital or the local management at the complex and no improvement in the living conditions. The maintenance staff employed by the property refuse to clean or care for the public areas of the property.

This tenant complaint is now well over 3 months aged.  The issue was reviewed and NOT confirmed, on 3 separate complaint occasions as reported by this tenant.  It was directly reviewed by our maintenance staff.  Our Maintenance staff have communicated with the tenant directly, and continue to monitor the hallway in this building.  There was only one incidence of the unit referenced leaving a garbage bag outside their door, temporarily until the went to the garbage dumpster to dispose of it.  That tenant was warned and there has been no repeat of the infraction.

Any such complaints are to be registered through the tenant portal, and go directly to our maintenance staff on site.  They are on-site daily and deal with maintenance requests on a timely (usually same day), basis.  This type of issue would not be handled by our leasing agent, and that is why it was immediately transferred to our maintenance office.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. However, I would like to note the below:

      1. The response indicates that the complaint is over three months old and was a one-time issue. This is not factual. It has been an on-going issue dating back over three months and has been reported multiple times. There have been numerous instances of trash and dirty diapers left in the public hallway. Had this been a one-time issue or resolved three months ago I would not have needed to contact BBB. The hallway in this building was filthy to the point of insect infestation for months and only after filing a complaint did someone from maintenance finally clean the hallway and fix the broken front door.

      2. While maintenance staff cleaned the public areas of the building no one contacted me.

      3. I followed the indicated procedure for submitting a maintenance request weeks before filing the BBB complaint and received no response.

I can confirm the hallways have been cleaned and there have been no further issues since that time. I appreciate your maintenance staff's efforts to help keep the building safe and clean.

      Sincerely,

      ***********************

My air conditioner went out in my apartment on Thursday. I went to the office on Friday and the property manager told me them will try to get there that day. They did not show. They came today and said they need someone to walk them through. They left a note and did not say when they will be back. I have spent 5 days without air.

Business Response /* (1000, 13, 2022/03/23) */ Just today received the first notice of this complaint which you mailed on 3/21/22. This property was sold and closed on 12/29/21. The buyer received all lease documents and all deposits as a function of the closing. Siesta Coast Capital, LLC is not a party to this complaint and should be removed from this contact. The complaint should be directed to the new owner of the property, as this tenant's request is their responsibility. Thank you!
