      I signed a contract to have RollShield LLC: ****************************************** to manufacture and installed hurricane shutters on my house located at the address above. Original contract signed July 10, 2023. Paid $9856.00 as partial payment. Was told shutters would be ready at the beginning of October, 2023. Installation did not start until November8, 2023. Installers said the job would take about 2-3 days. On November 9, 2023 installers informed us that 3 of the shutters were not measured correctly and would have to be remade. Installers did not return until December 4, 2023, with the correct shutters. On December 19, 2023 an electrical inspection was done, did not pass inspection. December 26, 2023 electrician returned to correct work. Final pay was made on January 3, 2024 in the amount of $10,140.00. On January 29, 2024 installers had to return again auto fix the electric roll down screen on the back patio. It was installed incorrectly. February 20, 2024 installers returned for correction work. April 2024 I contacted RollShield to let them know that we were not given keys to lock the shutters in place. Keys were received by mail (total of 5). Called to report that the keys we received did not work on our shutters and that the rod tip for the manual roll down shutters was the wrong size. They acknowledged this, but have not resolved the problem. In conclusion, communication was difficult with this company and appointments that were set, at least three times, were either no-shows or incorrect times.AS of this date, April 20, 2024 I have spent a total of $19, 996 for hurricane shutters that are at this point USELESS!

      In response to the customer's complaint, the "Desired Settlement" listed in the complaint states to "Finish the Job".  The job is complete and has been for months.  We understand the customers' frustrations, however, everything has been corrected and the final inspection passed with flying colors.  It is absurd for the customer to dispute the entire contract amount.

      Also, to clarify one thing, the keys to the accordions were not mailed, they were personally dropped off by one of our techs.  After finding that one of the ten keys was incorrect, our tech changed the lock so that all of the locks were keyed the same.

      We sincerely apologize for any inconvenience or frustrations caused.  The customer is welcome to contact us if there are any further concerns or questions.

          THE FIRST SET OF WRONG KEYS (6 IN TOTAL) WERE MAILED TO ME BY ROLL SHIELD EMPLOYEE.
          final inspection passed with flying colors
           THERE WAS NO FINAL INSPECTION.  THE ONLY INSPECTION WAS FOR THE              ELECTRICAL COMPONENT.  THAT INSPECTION FAILED AND TECHNICIAN WAS REQUIED TO COME OUT AGAIN TO CORRECT THE PROBLEM.  THE SECOND INSPECTION PASSED.
      It is absurd for the customer to dispute the entire contract amount.
      I do not appreciate ******************* calling me absurd.  I never asked for a refund of my money.  I wanted the job to be complete.  The original contract for this job was signed July 10, 2023.  It is disappointing to hear ******************* refer to a customer trying to get a contract completed as absurd.  In my opinion, it speaks to his lack of integrity.

         The job is finally complete and I would warn others to do a better job with their research into this company than I did before hiring Roll Shield.  I do not believe my job would have been completed without the help of the Better Business Bureau and would like to thank them.

      The project was started in December 2022 and the project is still incomplete. The company has been paid in full at that time. It is impossible to get anything done, the roof still leaks, the floors are uneven and the electrical inspection has failed. This company has failed to fulfill their responsibilities and is not held accountable, and I receive zero calls from them in regards to the issues.

      Although ************************ gave me his word he would give us an updated good review on the BBB he has not yet. We went above and beyond for ************************. The subcontractor left a slight pitch to his concrete that we offered to rectify, however, the homeowner asked us to redo his soffit work at no charge to which we agreed. We also offered a one time courtesy to attempt to seal his roof which was done by another party and done poorly. We spent a few thousand dollars flashing and sealing his roof. he still claims to have a leak issue that would require additional service to his existing roof and not just his sunroom roof. We are not willing to put forth any more money into this project for work we did not do. It is reprehensible that he has not updated his review to show how much above and beyond we went for him, as we always do.

      We paid a little over half of the agreed upon cost of installation of hurricane shutter for our house. Please a copy of the enclosed check. The check was cashed on ***** 13, 2023. The purpose of signing the contract in ***** is to have the hurricane shutter ready for the 2023 hurricane season. However, since the payment has made, it has been very difficult to get hold of someone from the Rollsheild who knows what the company's plan for the hurricane shutter installation is for our house. Every attempt made to speak to a supervisor has been futile. No one knows what is going on regarding the timeline for the completion of the project.

      On April 11, 2023 I signed a contract with Rollshield to install hurricane shutter which they did in August but the work they did NOT pass Pasco County inspection.. I have contacted ********* several times to get this issues resolved but it seems as if no one cares. I would like the issue of inspection to be completed or resolved ASAP to ensure safety of my family. Again, I left several messages with the company front office to pass on to the inspection department but there has not been any response. Finish the job.

      I am the owner and the ticket was submitted to the Electrician that failed the inspection on 8/16. I just spoke to the homeowner and the electrician has not gone back to the home.  I am sending another electrician out and coordinating a convenient day for the customer so that we can get the electric inspection passed.

      Rollshield has unfinished work we are waiting for them to complete in order to make final payment. Instead of getting the work done they instead harass us to pay and make threats of placing a lien on our house without completing the job. We need them to finish the work and repair the damage they caused in the process of installation so they can get paid and we can all move on. After reading the other complaints online and on this BBB website, it has become ******* clear that this is a consistent pattern of behavior they utilize against their customers. If this issue continues to be unresolved we will try to go to the news media next so they can look into why so many customers are expressing the same exact problems over and over.

      We paid a deposit with this company last summer (July) and told that we would have a roof by January. We started calling in March over and over without any returned calls. Finally sent the *** an email and found out they filed the permit incorrectly. Fast forward they did a half ***ss job putting roof over our patio in. We were assured we would not have any openings under the roof. Wrong, had to have them come back. Then they come and do 1/2 a job. Only caulked 1/2 of it and left the rest. Then it leaked. They came and they were to repair that. It leaked yet again today they did not make the repair. All the time they are asking for their final payment. No final inspection per them until payment in full. How do we even know it will pass???? We wanted their electrician to have 2 ceiling fans and specifically asked to have them come first so we would have no visible conduit. Fail yet again and we are left with ugly black conduit the best the electrician could do. Not acceptable. This company is happy to take your money and not deliver on their installation. I am tired of working or should we say trying to work with them. The salesperson should not have to be the one who makes them do anything. The office should be able to handle the installation and their issues. Their engineering fee of $400.00 is not specific to our installation it is a generic copy of what is done on every installation. Nothing specific to our home. What a rip off. Enough is enough. Just tired of it all. You can refund our money and remove your roof.

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. **** the owner came to visit us and discuss all the issues. The issues have been taken care of and they even helped us with a replacement slider which was not part of the scope of the work. They went beyond to assist us. I appreciate the work they have done. He discussed how they are making changes to rectify the past problems. We had follow up calls and they carried through with their promises. I would now use them again for work that might need to be done.

      *************************** came at the beginning of October to give us an estimate for patio covers to protect 2 large areas from rain and provide shade. The cover was to be "strong enough to walk on", and white solid cover on white framework to match our fence. When the construction manager, ***, came to take final measurements and do the design on the covers we had contracted and paid a deposit on, he told us that the salesman had ordered pergola structures rather than the full coverage tops we had ordered. Through many, many, many calls and emails to *****, *************************, and ******; no delivery of supplies; and no work begun, we decided they would be unable to satisfy their promises. We asked repeatedly for the return of our deposit of $15000.00. We were promised my ******, the Comptroller, that the check would be "cut on Friday", Feb 11th. It has been 4 Fridays, multiple calls, lies that it had been sent on the 13th, promises it would be resent, and we have not yet received our returned deposit.

      Contracted Rollshield LLC on April **************************** my patio. The sales person estimated 14 weeks from start to completion. The work was delayed for close to two years. We are almost done with the project. There are two hurricane fabric protection that need to be installed.Rollshield never initiated contact with me to appraise me of delays. When I called their office, the personnel was highly professional, but unable to move the job along.The contract #**** was signed 4-21-2021. 50% Deposit requested and paid on that date $15,834.00. They piece mill this job for this long. I have subsequently made two payments as work progressed $10,000.00 and $3000.00, leaving a balance of $2834.00. Outstanding work two fabric hurricane protection required by code.This contractor is demanding payment in full, before 1)Passing building Department inspection, 2)Without warrante papers for windows, doors and materials used on my sunroom 3)letter that all materials used on my house are paid for.Please help me, I do not believe this is permissible by law. I do not trust them to timely correct deficiencies if some are found.

I am trying to schedule the installation of his hurricane fabric shutters so that we can close out the permit.  I am hoping to speak to him so that I may personally apologize for the former manager of the patio department taking so long to wrap this up.  I do want to point out the the job looks AMAZING and we are thankful for his business and we look forward to installing the shutters and having the final inspection.

      On March 17, 2023 Ms.. ***** called me to say that the hurricane installers were scheduled to be at my premises on Monday March 21, 2023. 

      On March 21st Rollshield crew attempted to install the hurricane fabric protection, but the one for the large opening did not fit. I asked the installer to please arrange with his office to be back to conclude the installation asap. It is now 3-29-2023 and no one has contacted me to acknowledge the mishap, nor to re- schedule. I work from home and do not reply to unidentified calls. ***** know how to contact me.

      I agree that after all this pain and delays, the sunroom looks quite inviting and the workmanship meets my expectations. So, lets finish, inspect, provide warranty  documentation, get paid and part our ways amicably.

      Signed contract on Dec 2020 to add a sunroom to the backside of our house on the patio. Work was promised to finish within a few months. Contractor has been extremely slow. Work didnt start until 11/30/2021. Work has yet to be completed as of report date. In Oct 2022, contractor sent a bill stating they completed the work even though they havent completed the job and didnt pass electrical nor building permit inspections. Contractor started charging us interest. On multiple instances, homeowner contacted contractor via emails and phone calls that job hasnt been completed with detailed information and pictures. Contractor has stopped responding since Oct 2022. Contractor would schedule multiple timeslots to complete a job, and no one would show up and contractor would not update homeowners. Homeowner has paid contractor as agreed. $9k at start and plans to pay $9k upon completion of job per contract minus damages. Homeowner requested permit inspection in January ************************************************* the same month. Building and electrical inspections failed. Contractor has had a huge turnover in employees, and it was not uncommon to communicate with them and they were not aware on the status of the work. The majority of the stated issues are well documented with emails and pictures. Summary of issues: Sunroom failed building and electrical inspections in Jan 2023, water leaks from roof, different colored shingles installed, 3 windows installed with punctured holes and/or scratches, hurricane panels/fasteners never provided, drainpipes discharge damaging home foundation, never returned spare keys, 3 windows do not open/close easily because installed unlevelled, water damage to home during installation reaching electrical panel + termites, also damage to stucco during installation, and knowingly built sunroom on unlevelled ground and didn't give homeowner opportunity to repair.Detailed issues with pictures are attached.

      Thank you for getting back to me. I was giving Rollshield an opportunity to address the issues. I've asked them to complete the work once they have all the materials that they needed instead of spreading them out over a long period of time.

      Rollshield has come out on  05/02/23 to continue their work however they did not complete the job. As you can see, things are progressing very slowly.

      Progress:
      Window 5a and 5b were replaced, however there's a scratch larger than ~2-3inches on the window 5a.
      Sealed area indicated in picture #1, and Caulked area in picture #2, however area#1 continues to leak heavily.
      Addressed gutter issue reported in the inspector's report.
      They still haven't attempted to fix the other issues brought up by me in the report and inspector's concerns (including the electrical).

      We have requested a site visit with the home owner, project manager and the original installers. The roof is not leaking into the house, the windows above the roof are leaking into the home. Home owner was told those windows could be a problem at some point Windows were not installed with scratches or an existing hole, we installed a broken sash because it was broken in our shop, We replaced that sash without question, if there was another window that was broken we would have noticed it during install. The window in question was shot with a bb gun after install. The void under the slab was from an old downspout that was digging into the ground, home owner was also told of that issue during install which they filled in after install was done. We really need to meet with the homeowner to resolve any ongoing issues.

      I am rejecting this response because: I've agreed to a home visit and have communicated my availability to them multiple times, yet they haven't responded promptly. The report is highly detailed, and I've discussed it with the **** who acknowledged its clarity and assured me that the issues would be addressed. However, their efforts have been only partially effective.

      Rollshield is asserting in their response that the leak originates from a window. There are no windows in close proximity to the leak, which highlights their lack of knowledge in addressing the problem. The leak has worsened, leading to the emergence of mold and rust due to Rollshield's negligence. I've attached a video of the leak from the sunroom during heavy rain on 07/24 (more media available upon request).

      The windows were installed with scratches and a hole, and a photo was taken on the day of installation. No windows were damaged by a BB gun. I have emails and photographic evidence that were immediately sent to Rollshield on the day of installation, documenting the said damage.

      The downspout installed by Rollshield remains too close to the sunroom concrete slab.

      Rollshield has also failed to pass county inspections.

      Moreover, they haven't provided a comprehensive plan with a schedule and an action plan for addressing the reported issues. I kindly request that they submit this plan to me via BBB.

      I am rejecting this response because: Attached is the comprehensive report titled "Sunroom_Report_v2023021600.pdf," detailing all the issues. If ********** needs clarification from the report, please feel free to let me know. I want to emphasize the importance of completing all the issues outlined in the "Uncompleted work" section and address the issues outlined in the "Issues Caused by Contractor" sections in the report.

      I want to emphasize the urgency of a specific issue that needs immediate attention: The leaks in Area#1 have persisted despite multiple attempts at fixing them, and I'm concerned about potential damage to our property and our neighbors'including the risk of mold and rust. Despite 3-4 attempted fixes involving chalk, sealant, and tape, the problem persists. I want them to:
      install flashing at the glass room's roof and the adjacent roof, as well as the adjacent sliding area, as requested by the inspector.
      perform a leak test after installing the flashing to ensure the issue is completely resolved
      warrant that there will be no leaks in Area#1 for at least a year once repaired
      repair any damages resulting from the unattended leaks
      For any upcoming repairs to the sunroom, I request a detailed plan outlining the proposed solution before any work begins. Following the completion of the repairs, a comprehensive report, supported by progress pictures, would be invaluable for documentation purposes.

      The property can be available for access by the contractor between December 20th and December 26th, and subsequently from January 3rd onwards. They need to confirm with me at least two weeks in advance. There may be availability Dec 1-7 as well, but pending confirmation.

      I appreciate your prompt attention and support for these matters and look forward to a swift resolution. Once this critical matter is addressed, we can proceed to discuss the other issues.

      I am rejecting this response because:

      Rollshield has not addressed the persistent roof leak and other issues documented in the report.
      Despite assurances, the roof has been leaking since the sunroom installation in 2021. I insist on Rollshield addressing the issue, installing flashing, and repairing any damages caused by the ongoing leak. Progress photos of the work are required.
      Rollshield's crew acknowledged the need for flashing to resolve the leak, but it hasn't been installed.
      The persistent leak occurs where the sunroom meets the darker shingles installed by Rollshield (refer to the report for images).
      Despite 3-4 leak tests, repairs have only involved caulk/adhesive tape.
      Rollshield failed county inspection on 01/18/2023
      On 01/09/2024, Rollshield requested a county inspection, which failed again for the second time with the inspector's comment: "FBC ****** / FBC R903.2 - Approved flashing is required: - at wall and roof intersections, - where there is a change in roof slope or direction, - around roof openings and penetrations. FBC ***** - Work not ready for inspection. 1. Customer states roof is still leaking from junction of new room roof and existing roof and existing structure walls. 2. Customer states windows are out of level and not operating properly. 3. Inspector was able to verify flashing from wall of host structure to new sunroom roof at West and North sides but no flashing is visible and can be confirmed at East side at host structure and neighboring roof. 4. Customer states roof has been leaking into the room since 2021 causing other wood damage as well."

      Several year ago, we purchased windows and doors (4 sliding) for approx. $37,000. The purchase was to include screen doors for the sliding glass doors. Having a screened-in patio we said that we did not need the screens at that time, but they were included in the price. The patio screening deteriorated and the patio screening was removed. At that time we began calling RollShield and after 6 months of constant calling they came and installed ONE screen door. We are continuing to call in an attempt to obtain screens for the other 2 doors (we did purchase one door in the interum for $1,000) and the person at RollShield promised action. Nothing (including call backs) have happened. Something else to consider 4 of the 20 windows have issues; mostly what appears to be fog between the pains. The windows are guaranteed, but they want over $600+ labor to replace the windows.

      In 2018 we contracted with them for Shutters all around our condo. They did not complete the job well after a year and they damaged the condo building which we were responsible to repair out of pocket. They left exposed live electrical wire on the building which we had to higher someone to repair. Every year or so they continue to threaten us with legal action if we don't pay the balance. Just received another demand. I have spoken with the salesman who set up our contract, the scheduler and expediter, accounts receivable and the owner himself who keeps saying they will pass the message to the owner. The owner himself said he would review all the data we sent several times including pictures and receipts for damage and he would get back to us the next day that was 2 or 3 years ago. They should not be allowed to continue to harass and threaten people for jobs they have not completed or damaged. For over 4 years now I have promptly responded to them by phone and mail with receipts and photos showing them what we had to pay out to repair the damage. It seems to be an annual practice to harass us and we are exhausted by them. I am spending time that I don't have because they have not dealt with this in any meaningful way. If they want to take us to court we would welcome it as we can substantiate the damage they caused. The owner admitted to us that he had gotten so busy in 2018-2020 that he let employees handle things that were not trained appropriately and that the business was getting away from him. He promised to review the documents that I forwarded him that night (3rd time I sent the package at my time and cost) and get back to us the next day. We never heard from him again. I then started getting calls from the women in his office. I explained to them the situation they said they would speak to the owner and would not be contacting us any further. Now we received yet another letter threatening our credit and having to pay their attorney fees.

      Unfortunately, my attempts to contact the customer have not resulted with her calling me back.  Our records prove to be not only be different from the owners but the job was installed professionally and passed both the electrical and building final. The Electrician from the electrical company is the owner and has been full time with RollShield for over 17 years.  He has installed the electric for many thousands of shutters.  The owner did not have to have the electric cut into the block.  There were no issues with the electric as it was done to code and done in the same manner as most condo jobs.  Most buildings will not allow us to cut into the building and if we did there would be additional costs and it would be stated as such on the contract.  We refuse to service a job where the customer is in breach of contract for non payment as ************** was and still is. The job was "Substantially Completed" in less than 12 weeks.

      7/26/18 Contract was signed, 10/212018 her shutters were manufactured, 10/31/2018 her shutters were installed and the electric was also done on 10/31/2018. Per the contract the Balance was due this day.  Per our policy we typically and with rare exception do not call inspections in when a customer is in breach of contract. 11/1/2018 we called to get paid and could not.  

      The term "Substantially Completed" is the legal term that defines when we are entitled to be paid in addition to our contract. This means the product is installed and can be used for its intended purpose.  This collection matter is now with our attorney.  The principal balance owed will not be negotiated or discounted.  In good faith I will discount the penalty and interest which exceeds $4,000 to $0 if this is resolved and paid within 10 days.  After the 10 days the matter will be out of my hands. I would be happy to speak to ************** in an effort to resolve this matter.

      I am rejecting this response because:

      We spoke to the owner several years ago provided a second packet of photos receipts and other correspondence supporting our position. At that time the owner told us that it had gotten into hands of employees because he was so busy because he had so much work and that he would review the packet and get back to us the next day. As I said, this was several years ago, and we never heard from him again. About a year went by and one of his employees again called attempting to collect the debt. Every single time this company has called me. I have responded immediately and explained that the owner was going to let us know after reviewing the packet what he thought, if anything was still owed.  as for the owner doing the electric on our shutters, he never once set foot in our condo. The owner was not the electrician. It was an outside electrician that they brought in. When I called that electrician to come back because of the problem, he said he was not contracted to come back . We ended up hiring our own electric and ********* to repair of the building as our association demanded its immediate remediation. Our position at this point in time is that we should no longer be harassed for money. He felt he was due years ago and never bothered to complete the job or communications with us. A few years ago we were willing and open to these conversations from our position that ship has sailed. We paid the electrician to reroute the wire appropriately. Once that was complete, we called and got a final inspection to close out the permits. We had to do this, because roller shield was being unresponsive to our request to finish the job. At some point in this process, a woman from roll of shield called us and said that she wanted final payment because our permit was going to expire and we wouldnt get our inspections. I informed her that time that we hired someone to complete the job and that we called for an inspection to close out the permit. And that roller shield had not done anything to finish the job as I said, we have dates, receipts, photographs, and all supporting documentation, as well as ledgers of the calls who we spoke to and what date and time. If he wants to take us to court, he can do that.  Our attorney certainly stands ready to have this conversation in a quart room. We will not however, continue to respond to roller shield once a year for their annual appeal for money. Period once a year seems to be a pattern the only time I hear from him is to annually, threaten us with legal action. I reached out to the Better Business Bureau so that they would stop harassing. Because we know other people that have had a similar situation with this company our next step will be to begin gathering other customers together in the same situation should we end up in court.  This is something our attorney advised us to do when all this first happened.  It seems now would be the appropriate time.
