We hired **** to do a home inspection on a house we were buying. We live in another state and couldn't attend the inspection. When we arrived at our house after closing, my husband went on the roof to clean the gutters. He noticed serious damage to the roof. ****'s inspection report looked very thorough, and he did not mention any serious issues with the roof. He marked everything acceptable except some fasteners that needed to be resealed. My husband and my father both noticed the roof problems immediately. We had three roofers look at it and all told us we needed a new roof; a patch job wouldn't be sufficient. When we contacted **** with detailed explanations of the roof problems, he told us he had 30 pictures of our roof and saw no damage. He then called our realtor (not us) to tell her the damage was caused by hurricane ***. This only further shows his lack of either thoroughness or accountability as it is very evident by rusted vents, excessive water damage and rot from leaking, and cuts and creases in the metal edges that this was a long-term problem. He only sent 4 pictures that weren't focused on the areas of the roof where we saw the damage. One of them taken from a distance, did show the significant cuts and creases along the edge. We pointed that out to him and sent him our close-up pictures of that area (which he acknowledged receiving). But we did not receive the pictures he said he has nor did he send us the information about his 'inspection guarantee'. We sent follow-up emails without a response. He finally sent an email laying out all of the issues of the house annotated in his inspection but did not address the roof issue. He then told us that all further communications were to be addressed to our relator or broker of record. Our relator tried unsuccessfully to contact him. We proved with his own picture from the inspection that he's wrong and missed this major problem. And he is refusing to take any responsibility or act in a professional manner.
