  I am filing this complaint after exhausting all efforts to resolve this issue with the owner of Ace Property Services. The issue is that the company owner, *****************************, did an estimate of the number of roofing tiles that were needed to re-roof my first story roof on June 2, 2022 and signed a contract for the work on June 7, 2022. After his company completed this portion of my roof, there are 256 Roofing tiles leftover that the company did not use. The company installed approximately 850 tiles. I explained to *************** that the original estimate of how many tiles would be needed was in error and that I would like a credit for the leftover tiles. He stated that he always estimate more tiles than are needed and I told him that I understand and agree with that practice, however I told him that the number of unused tiles was excessive and unreasonable. He adamantly disagreed and said that it was my problem! In addition to this unprofessional response, I also disagree with ***************' business practice of holding the customer liable for his company's error in "grossly " overestimating the amount of materials required for a job. Normal industry practices dictate a reserve of 10% extra materials for completion of a job. Ace Property Services over estimated the reserve and now holds me financially responsible for their miscalculation. The required independent inspector came by prior to the ************* final inspection, this inspector also confirmed that it was unreasonable to have this many (256) tiles leftover after a roof was completed. He also stated that was about one third of the tiles needed to complete the entire roof. He also noted that he had never seen that many tiles leftover after a roof was completed. After careful research with sellers of this exact roofing tile the current price is $4.00 per tile.Please alert future customers of the poor business and customer service practices of this company.

  We understand you are looking for credit on the additional tiles left at your home.  We are not under any contractural obligation to credit you any excess materials.  However, since Mr VT ******** recommended you to our company, and he was a great customer with us for many years, we will credit you in form of a check the quantity of tiles we will pick up from your home at the price we purchased the tiles for, $1.57 a tile.  We will encourage you to keep a few tiles with you in case of severe inclement weather arises , or any foot traffic on the roof top break or damage the tiles, this we will leave at your discretion.  Kindly, contact the office at  ************ and notify us of the next few possible dates you will be available to meet with us at your home. We look forward to hearing from you.
