      We rented a home from rent a Fl home paid about ***** month security month rent 700 pet deposit moved in August 8 2023 they were a lot of issues with the home emailed the company explained all the problems through email text through the company portal and even in person about the condition of the home nothing was done doors didn't lock toilet didn't flush some burners were not working and it was given to us all greasy and dirty refrigerator didn't dispense water or ice they never connected the hose for it garage door wasn't working correctly front door was never painted and the front door lock was not safe we complained they sent a guy who fixed kitchen light put in 5 outlet never the electrical outlets were all stripped tiles were broken new kitchen cabinets and counter were all damaged this guy never came back a second time to finish the job we have emails pictures etc gave them a 60 day notice we bought a house moved out july ********************************************************************** ******* they charged me 200 for power washing driveway and 275 stating urine odor didn't state were nit regardless we had dogs that used to go outside everyday to pee or whatever never inside what this company has treated my family and I wrong they should have gave me all my money back which is ******* also you call them and they don't return your calls.

      Thank you for your time in reviewing our answer to the complaint submitted by Mr. ******************************* for charges imposed to the security deposit.  ********************** and his family moved into the property in August 9, 2023, with payments received in the amount of $4653 representing $150 lease prep fee, $1,895 security deposit, a $700 pet deposit, and $1,908 for the first months rent. 
      Prior to their move-in, the property underwent several updates, including fresh interior and garage painting, new kitchen and bathroom cabinets with granite countertops, and professional cleaning. Other enhancements, such as new ceiling fans, a microwave, and pressure washing, were also completed.
      We have attached a zip file with the  move-in and move out condition report, along with the signed "Guidelines for Vacating" addendum, for your review. Additionally, the following link provides access to the move-in photos:

      The lease term was from August 9, 2023, to August 8, 2024. Upon receiving the notice to vacate from the tenant, we sent them via email their move out guidelines along with their signed "Guidelines for Vacating".  Even though the Tenant gave notice to vacate by July 10, 2024, they would be obligated to pay the full term of lease agreement. The charges imposed on the security deposit were $200 Pressure Washing Drive way and Back Patio pursuant to pg. 8 of lease and Move Out Guidelines as well as $275 Cleaning and Deodorizing Home as there was a strong urine smell.  Total $475  Kindly refer to the move out inspection details - inspector notes read Upon entering the house, there is a strong urine odor that is being masked with a perfume.  Feedback was also received by the Realtor and prospects that viewed the property the home smelled like pet/urine.  Despite not fully adhering to these guidelines, the above mentioned charges were only deducted. Additional charges for lawn maintenance and debris removal could have been imposed but were not. These charges are deemed proper and in order. 

      Regarding other issues raised; toilet not flushing properly, after replacing toilet flush valve tube and flapper the septic tank was cleaned out / faulty electrical outlets were replaced through out / Stove repair work order ticket was opened however, access was not arranged due to tenants availability. ****** later informed they no longer wanted the repair schedule as they were moving. Ice maker pursuant to lease, if supplied, is listed as a convenience item however the issue was the line needed to be hooked up to the refrigerator.   While these items may have caused the tenants some frustrations they were addressed.

      There was no urine smell they're lying to keep the money they took away from the money they owed they pay for all that was not initially done with our money debri nowhere now whomever lived there before left a big piece of glass by the garbage can specifically a glass table top and when we moved in the grass was not short either they also never stated that nothing was powered washed either I've been wanting g to submit copies of pictures taken the first days that I moved in with all the stuff found and your system does not allow me to please ad use if I can even come in person to drop copies of the pictures taken as well as I'm sure they never provided all the lists of stuff that was damage and found in bad condition that I advised them of the first week of living the property. I also worked from the house and after the giy when to supposedly  fixed stuff the first time he never finished the work and never came back now the same person that submitted the report with all this lies is aware that when they tried to scheduled another visit for repair I never said I didn't wanted it because we were moving she seem to forgot that I advised her that I was going in and out of the state because of a family member with cancer that I was taken care of  so looks like everyone there loves to lie to get stuff turned around to their advantage I wonder if the owner of the company as well as the property knows what's going on  they never cleaned the septic tank ask them for proof  they took the deposit to cut the grass for the next tenant

      Hello,

      Thank you for once again for the opportunity to respond to ****** *********** complaint. As stated in our initial response, the inspector noted in the Move Out Evaluation Report that there was a strong urine odor in the house, which was being masked by a perfume. Feedback from the Realtor and prospective tenants also confirmed pet/urine smell. Ive attached a text message from a realtor dated 7/18 stating, "7420 Floral smells like a public restroom."

      Also attached is a copy of the lease; Please refer to page 4 highlighted section for PETS, the tenants had 2 dogs in the home 1 Frenchie Bull dog and 1 Pug.  Due to these reports, a charge of $275 was imposed on the tenants security deposit for cleaning and deodorizing.

      Regarding the septic tank, it was cleaned by ******* Septic Tanks. I've attached the invoice dated 2/9/24 for your review.

      Please note that the tenant was not charged for any debris removal they left behind from the front lawn, as evidenced in the first two photos taken during the Move Out Evaluation on 7/11. Nor was the tenant charged for continuing lawn care until his lease expired August 8, 2024.

      Additionally, the $200 charge for pressure washing is valid, as the tenant failed to meet the requirement outlined and highlighted on page 8 of the lease and Move Out Guidelines, which was part of the lease addendum. The tenant signed these guidelines when the lease was executed and received them again via email upon giving notice to vacate.

      I put in a maintenance request 3 days ago stating that the ** unit does not work. They had a company come in to look at the ** and quickly determined that it needs a new motor. Then RentaFlHome told me that they are waiting to hear from the homeowner, but they still have not heard from the homeowner and it is now day 3 without air conditioning. It has been 85 degrees in this house for 3 days and I work from home so I cannot afford to not be on my computer working. The humidity in the house does not help my asthma any. Not to mention that mold and mildew is a concern since it has been so hot inside the home. RENTAFLHOME stated they would continue to contact the homeowner but since has left us in the dark while the ** remains broken. How many days need to go by before they decide to fix what is broken? Why is there no protocol in the event the homeowner is unreachable? What if this was a serious emergency? Since they cant get a hold of the landlord they just do nothing? What is I have an asthma attack due to the humidity?It appears to me that this is a very serious issue and definitely no way to conduct business.

      The tenant created a work order on 10/10/23, the **** Tech was dispatched on the 10/11/23.  The blower motor failed and was covered under warranty.  The Owner was informed immediately ********************* to hear back from her and for parts to arrive.  The blower motor was received and installed on the 18th of October.  To try to alleviate the tenants during the wait time of parts we asked **** tech to install portable AC one in each bed room.   While we understand it's inconvenient to have an AC down in we followed protocol and took care of the issue as soon as parts were received and tried to accommodate with the portal AC units.

      I am rejecting this response because:

      The HV** tech never installed any portable ** units in any bedroom.  It was more than inconvenient to have the ** down as it was 85 degrees in this house and I have trouble breathing with my asthma.  All the fans in the world couldn't help me.  With no ** unit provided, I fell a suitable response would be to credit $550 for the rent for the month due to the horrible living conditions.

      Upon further review of this matter, I would like to inform you that the tenant is correct in indicating that the portable units were not provided. However, instead, the HV** Technician installed a loaner blower motor to ensure the entire house would ************************ until the part arrived. I have a copy of his email along with the invoice for your review and records but I am unable to attach the documents above.

      Additionally, when the tenant reached out to our office requesting a rent credit, it was presented to the Owner, and a credit in the amount of $500 was issued on 11/21/23. I trust that after reviewing this information, you will be able to determine that this matter should be considered satisfied. ( I'm unable to attach the rent ledger for your review and records)  Please provide an email and I will be happy to send the documents over.

      While it is unfortunate that the ** went down for a brief time, RAFH followed protocol we are always here to assist the tenants.
