      I paid a deposit of $318 and change in September '23 for a vacation property reservation from 2/16-2/22, this past week. I booked through VRBO and the transaction said the balance due would show up as a charge either by VRBO or the property owner in December. There was no charge processed and no correspondence from either VRBO or the property owner on how to pay the balance. I tried to go on VRBO to pay it but there was no option to do so. At this point I was expecting to pay the balance upon check in since nobody had contact me. The owner canceled my reservation within 24 hours, again no notification, I only found out because I logged back into to VRBO to check on any payment information. I called to try to resolve this and the woman wouldn't even speak to me saying all correspondence has to be over email. I want my money refunded as I did nothing wrong and canceling without notification 24 hours before check in is completely unreasonable.

      The Bad definitely outweighed the good.... We rented **** ****** ***** from June 8-13, 2023. Pros: Large 9 bedroom home. Good number of beds. Large Dining tables. Nicely decorated. Beautiful view from the patio. Nice pool and spa. Close to the clubhouse and entrance. Cons: Dirty carpet upstairs, missing blinds (therefore no privacy at night), broken cheap patio furniture that was not sufficient for the number of people in a 9 bedroom home, mixed matched & worn/torn unconnected sectional couch set that separates every time you sit on it, flimsy dining room chairs that almost flipped back when you sit on them, broken floor tile filled in with putty of another color, a refrigerator close to the living room area because the one in the kitchen is broken, sparse utensils and pots- had to buy a can opener, fire alarm sitting on the bar downstairs, a broken broom (asked for replacement- never received one), slow draining sink upstairs (asked for Draino but never got it), sliding glass door that you have to force open/close and only opens halfway and top it off with a broken a/c! It was 83 degrees downstairs (the whole 5 days) and 93 degrees upstairs (the last 2 days). Maintenance sent 2 a/c techs but none could fix it. It was a broken motherboard. Then when I asked for compensation, I was sent pictures of dirty towels and sheets claiming $815 "damages" in essence telling me that we are even. Dirty sheets and towels, that can/are supposed to be washed, after a very large family stayed there for almost a week - half of the time in the heat- sweating!!! This is how they treated this group of customers ?? We demand compensation for the 2 horrible days of heat.

      We rented **** ****** *** ********* ******* in Storey Lake. They advertised on multiple websites as “NEW TOWNHOUSE” we were expecting this to be a new townhouse because it didn’t say listing or reminder behind it. We got there after 19th of traveling and the house was filthy. Showers filthy, hair in kitchen and sinks, dirty pillow cases, smashed red substance in carpet in multiple areas. The worst part wasn’t even the filth, it was the horrendous smell. It was so potent it burned all 4 of our nostrils. We arrived at 7pm on a Saturday and the company was closed so I had to call the emergency contact. At 9pm they finally called me back and said someone will be there after 10pm to clean. We have two children and after traveling 19 hours we could not wait for the sheets to be cleaned and the house clean again. We had all the doors open to help with the smell but it did not. We went to a hotel because they couldn’t hold up their end of the bargain to provide a clean *NEW* townhouse. Went back 9am Saturday after it was cleaned and there was still red sticky stuff in carpet, now there are cleaning towels int eh house and the smell was covered with an obscene amount of perfume. I requested our money back as we had to find another hotel to stay in because they falsely advertised this new townhouse. I have sent them pictures of before and after the clean along with multiple emails and they told me to have my lawyer contact them. They said they didn’t give us permission to get a refund and they don’t refund for wear and tear. Wear and tear is understanding, FILTH is not along with the deceptive descriptions on multiple websites that I also sent them pictures too. They don’t have a phone number other then reservations to even get a hold of someone for a conversation. We are out all the groceries we ordered for the house along with paying for double the housing. I’m only requesting what I initially paid for and the first night hotel.

      The "business" cancelled a reservation they had. Their explanation was the property was sold and they had no control at all over the property, meaning they contracted with us to rent a property they couldn't manage. This should be illegal--they didn't genuinely apologize. They tried to substitute the rental with a property that had bad reviews and was slowly falling to pieces based on those reviews. Upon further checking, we realized this management company does not respond to complaints timely and we were not comfortable taking the subpar rental they tried to force on us. We are currently awaiting reimbursement of any cash paid--the real complaint is that they rent properties they don't have the ability to rent and in their own words, have "no control" over. This is not how a property management company should operate. We had to spend more cash with far fewer options given our vacation is during a popular time and many options are no longer available. Other complaints state the same--that they change properties on you. There's no way to find an address on their website and no way to get hold of someone who has any authority.

      Exec Villas Florida cancelled my reservation through ************* and continued to make a reservation directly. They wouldn't give me my money back. I can only assume this was to avoid commission charges and negative reviews showing on ****. I am taking this up with ****. We were locked out of our rental villa on 2 occasions. We had to pay $250 on 1 occasion for a hotel overnight due to to not being able to contact them on the number they provided. On one occasion Executive Villa's agent broke into the property through the rear patio window to gain access. The Owner, Mr ***** refuses to accept that the issue is anything other than problem with my phone, but I sent video evidence to show that I contacted the company through the phone number provided. In addition we currently have over $420 held by them, for which I cannot get a response on reimbursement. The owner, Andy ***** is brash, unapologetic, and refuses to take responsibility for any of the issues raised with him. This is consistent with other reviews on this and other platforms. I'm taking this up with the Attorney General's office in Florida and pursuing a separate lawsuit. Advice would be appreciated regarding how to expedite this economically and efficiently. Unfortunately this company's strategy seems to fall under the radar when making a reservation, since they hide behind *********************, etc and many holiday makers don't realise what they're likely to encounter until it's too late. There seems no way to rate them directly on the booking search engines. I have also written a letter to the property owners to alert them to the level of service they are receiving from their management agents ( Exec Villas), but it seems they have moved to a different agent already. This would explain why they cancel so many reservations - because property owners quickly cancel their contracts with Executive Villas.

      I made a reservation. They changed the location without my knowledge after full payment had been made. $1981.81 I canceled the reservation Sept 16 I have received no refund I have called every week They will not refund by credit card and will not let me speak to a manager and won't return my calls. I want a full refund.

      On March 23-30th we rented a Townhome managed by Executive Villas Florida (owner Andy) in Kissimmee Fl. We had nothing but issue after issue. Washer never worked. Broken items, clogged drains broken furniture. Horribly uncomfortable and dirty beds. There is so much to say about this experience but the bottom line is the owner is a crook and has horrible business skills. If I were the owner of this property I would immediately pull this account. We were all visiting from far away for our Sons wedding and this experience took up so much of our precious family time. It is sad that good hard working people are fleeced by dishonest business like this. I am sad to see so many similar issues and wished I had looked more online for reviews rather then the ones on Airbnb. Airbnb (which we have always both to advertise units and rent) was not helpful in the slightest and it seems that they all just do what they can to cover the butts instead of honoring the customer and helping make sure they are having a positive experience. I miss the days of exceptional customer service. This company seems to have a lot of balls in the air just bouncing from issue to issue without changing their behavior and I would love to see them out of business to help protect future renters. Andy (owner of EVF) is beyond rude and was callous about the issues we experienced. We have asked for a full refund and will continue to until this issue is resolved.

      I booked a vacation through Executive Villas in May of 2021. Our vacation is starting 2/25/22 Last week i was informed that our rental has been moved to another house because our original one had been sold. They re-booked us with a house that didn't have the right beds, no private pool, etc. all things the original house we booked had. I tried to message them but they offered no help. I am now in the process of canceling my reservation and they refuse to refund my money to my original payment method which was a card. They claim they can only refund via mailed check which I won't receive for 20 days to 1 month. I need the money refunded to my card now so I can book with another company. We are supposed to leave in 27 days and now I have no rental and no money back. I have called them, they said I couldn't speak with a manager and that they only communicated via email. I have emailed them and the response I get never answers my questions and seems like a robot.

      I recently purchased a vacation home and decided to keep the Property Management Company (ExecVillas) that was already managing the home. We had urine smells left in the home, blood on sheets, dirty linen, mold in bathrooms, crumbs on the floors and counters, dirty dishes put in the cabinets, ants on the floor and in carpet. Items stolen and broken in the home. I was not notified, I had to tell them. There was water dripping from our ceiling and as the home owner not notified. Someone on their maintenance team took out air filters and did not replace them. Could have caused major issues. Pool not cleaned for 10 days. The manager does not care about the customers or the owners. Some of the issues, especially with COVID could have cause health problems which I will be reporting to the Health Dept. The last cleaning was not done properly and he is not taking any responsibility. I am sure he will still charge me. I had plenty of renters complain to me about ExecVillas.
