      I rented a property through this company for two consecutive one-year leases. The company conducted an inspection through a third-party company prior to move-in that identified a number of damages and cleanliness issues from the prior resident. The company did not fix those issues prior to my move in, leaving me to clean the prior resident's mess. The home was definitely not in "move-in ready condition". Upon move-out, All County Emerald Coast's broker, Jake Dixon, conducted the inspection himself. He charged us for: -Vague damages in the hallway (an area that had well-documented damages from the move-in inspection.) -High grass in the backyard, even though the inspection was dated as being nearly three weeks after I moved out.) -Cleaning fee, even though the move-out checklist they provided was followed completely and the home was returned to the property management company in a FAR better condition than it was received. The company sent these charges, on the last possible day they could, on an itemized claim against my security deposit, totaling $650 ($300 for cleaning, $200 for repairs, $150 to cut the grass). They also sent it with an already reduced check, prior to any objections on my part. I sent a detailed objection letter with my own pictures within the 15-days required by Florida law, and the company confirmed they received it. I requested any proof (pictures, details on damages, etc.) to validate their claims. I have yet to get anything from them on that. It has been nearly 70 days since the objection letter was delivered, I have contacted the company both telephonically and through email 7 times to find out whether they will amend the charges or keep them. Each time I reach out I am told by one of the employees, Adriana Vera, that she will check with Jake Dixon about updates. I don't doubt she is doing that, as I have also emailed Jake Dixon directly, and have been completely ignored. I have never had a worse experience in 10 years as a renter.

      My sincere apologies for not getting back to you in a timely manner. After reviewing your complaint and looking through the move-in inspection, I would like to fully reimburse you for the amount claimed on your security deposit. Again, I apologize for this mistake and lack of communication. This is not how we usually do business, and we absolutely do not want to be unfair to anyone.

      My Property Manager Alana **** is using hate & racism to break the law ive I've never been late on my rent I've always paid on time and I really think that she has a personal problem with the Black people and I don't deserve this type of treatment I don't have any arrear balances I called the landlord whose name is actually Michael ******* his number is actually XXX-XXX-XXXX he stated he knew nothing about this he did not order this type of unprofessional stuff to go on and so I am reporting this because Alana is not abiding by all county guidelines she is very close to breaking the law if she has an already and I tried to call her and text her personal number but as you can see I sent you a screenshot of what she actually said so if you guys could help because just because I'm black doesn't mean that I should be treated this way and just because she has a personal vendetta against people of color that does not give you the right to go and type up a bogus claim stating that the landlord said this when they did not say anything like that and I also wanna let you guys know that I've been renting this place for three years for some reason when my lease was up I was thrown on a month-to-month lease without my knowledge I never signed anything stating that I wanted to change my lease to a month to month type deal this was something Alana took it upon herself to do which again is breaking the law I was actually told that you know I haven't signed a lease since 2020 so I don't understand why you would or they would take it upon themselves to sign me up for something that I didn't agree to and I know this was Alanna's unprofessional tactics yet again . If anything i should of been renewed for a year but she does not want people of color living in such prestigious places .

      Business Response /* (1000, 5, 2022/05/20) */ These allegations are 100% baseless, false and defamatory. First of all, Alanna is an outstanding individual with impeccable character. In no way is she racist/discriminatory. We are bound by the REALTOR(r) Code of Ethics and do not take accusations of this magnitude lightly. Secondly, we do not put people on month-to-month tenancy "without their knowledge or consent." Every one of our leases state that if no notice to move out is given by the tenant or the company, then the lease will continue on a month-to month basis. This is outlined clearly in the lease and also has been explained to the tenant multiple times. Thirdly, we do not charge "bogus" late fees. This tenant has been late on multiple occasions (which we obviously have proof of). We have gone above and beyond customer service with this tenant and had already deleted/waived several of those legitimate late charges, as well as letting the tenant stay until their desired move out date. We move to have these outlandish claims revoked. We would also like to note that we have a slander clause in our lease as well that would allow us to take legal action against the tenant for false claims and slander if we so desire.
