I have now had the opportunity to review the entire account history, and I would like to take this opportunity to first apologize for the confusion you have experienced associated with payment processing issues that transpired with the account.

It appears that you were utilizing the Bill *** service from your bank. Our representatives tried to explain to you that when utilizing Bill ***, your bank actually issues mailed check payments. This is problematic,as those checks are mailed, and there are delays in that process. Your bank may take the funds from your account when they process and send the bank check, but it does not mean that Carico International, the recipient, has received and processed your payment.

This is an explanation below from a Mortgage Servicer website that explains this very same scenario.

Setting up recurring payments is a great way to ensure that you dont miss a payment. However,    when you set them up through your bank, its not always clear when your payment will be      processed.
When you go to your financial institutions website and set up a payment to be made on a specific day, your funds are cleared by your bank on that day. But that doesnt mean that money will make it to your mortgage servicer when you need it to. The date sent isnt the date received.
In fact, you cant be sure when your money will ultimately arrive, and neither can your mortgage servicer. Even worse, your mortgage servicer cant track a payment made through bank bill pay,so it has no ability to confirm when or even if the payment will arrive.
If your mortgage payment doesnt reach your servicer until after the end of the grace ****** the 16th of the month for Rocket Mortgage clients it will be considered a late payment. As a result, youll end up getting charged a late fee for a payment that you were on top of, but your bank wasnt.


Your account payments were late on a couple of occasions for this very reason. In one instance, because the payment had not arrived on time,you stopped payment on it with your bank. You then followed up and sent a check. The Finance Representatives attempted to explain to you that we can internally set up your automatic payments on your account, or you can visit our payment site and make payments as well. In fact, it appears that you made an on-line payment on December 28th on our pay site, and another on February 19th. Unfortunately, you missed your January **** payment,so your account is past due for the remaining balance on the account, $134.20.

Please keep in mind, the calls made by our Representatives are courtesy calls to assist you in making your payments in a timely manner to avoid late payments or damaging your credit by being delinquent. Unfortunately,the scenario I illustrated previously appears to have caused most of the confusion.In fact, as a courtesy we adjusted off a late fee from your account due to the frustration with the bank.

I am willing to go ahead and adjust another late fee for you due to the confusion, which will make your remaining balance, $ ******. If you would, please call one of our Representatives to make that payment on your next due date of March 05, ****, and they can then credit your account for the $20.00 late fee.
